3 Our Standard Construction Drawings Welcome to our guide Achieving new build Regulations in the most cost effective manner is a challenge to housebuilders, and this guide is designed to help. Our 80 Standard Construction Drawings make it easy to save money for housebuilders, and to save time for architects and assessors. Using our drawings will give you outstanding Y-values for your SAP Assessment, which should reduce the amount of materials required in your build. Using these drawings should save money for any brick-andblock construction - can you afford not to? What are the issues for new build? For the first time in 2013, Building Regulations began to measure heat loss through junctions, and measured this by Y-values (also known as psi values). Many builders, architects and SAP assessors aren t familiar with psi values, let alone have a solution to minimise them; yet not planning for them will be costly. The assessment procedure for Building Regulations (known as SAP) assumes, by default, substantial amounts of heat are lost through junctions and around windows, unless the architect, SAP assessor and builder work together to find a solution. A typical property built to 2006 standards will be assumed, in SAP, to lose one third of its heat through junctions and around window openings. Our new build solution The 80 new build Standard Construction Drawings in this booklet will optimise the Y-value and U-value of your build. Better Y-values enable you to reduce other energy saving measures in the build and still pass SAP, possibly removing renewables or using less insulation. Each junction has minimal thermal bridging and therefore very low psi values. Architects using our junctions in their house designs have helped housebuilders to comply with 2013 Building Regulations with savings of up to 3,500 per build.

Three basic steps will help you gain the benefits of the drawings in SAP. Turn the page to see a more detailed series of steps. An architect has to include them as the construction details in a set of new build or extension plans. A SAP assessor will need to use the Y-values for each junction in their SAP Assessment calculations. The builder will need to purchase the products listed in the details, build as specified, and sign the drawings within the construction pack for compliance. 6 Why Y-values are important Y-values measure the heat loss from junctions within buildings Ski jackets provide an excellent example: You may be as warm in a thick jacket with the zip open, as you would be in a thin jacket with the zip closed. Thermal bridging allows heat to escape through the path of least resistance. Our drawings reduce the need to have thickly insulated walls, as they use a thermally modelled solution. Heat loss in buildings Within buildings the heat loss through junctions is known as 'thermal bridging' In a poorly insulated building, heat loss through thermal bridging is not significant In highly insulated walls (with low U-values ), the heat loss through junctions, where several components are assembled together, can be very significant if they are not well designed m 2 40 m 2 How much could I save? SAP 2012 Getting the right Y-values in the SAP Assessment for your new-build should be a key priority. If you don t make any plans for this, the SAP assessor will use Default Y-values With Default values, the SAP software assumes your junctions will lose as much heat as having a 3m 2 hole in your wall. This means you will need to specify much thicker insulation to compensate. Some approved details are available in the market which have slightly better Y-values. By using the Travis Perkins modelled junctions you can massively reduce your Y-values and save up to 40 per square metre in build costs. 7 What you can do to influence SAP What is SAP? The Standard Assessment Procedure (SAP) is a method used by the UK Government to measure the overall energy efficiency of a property. The SAP rating is based on the energy costs associated with space heating, water heating, ventilation and lighting. The SAP rating is expressed on a scale of 1 to 100, the higher the number the lower the running costs. 11 Case study 1 UK National Housebuilder: Saved up to 3,500 per new build Size: National Housebuilder Type of build: Affordable housing for private sale Objective: Reduce cavity thickness from 125mm to 100mm and remove renewables Savings: 3,500 per plot / 4.11 per sq ft. How we did it Accomplishments Our National Accounts team and SBS technical team worked collaboratively with the housebuilder. The housebuilder replaced their existing construction details with the Travis Perkins Standard Construction Drawings, at no cost The housebuilder chose details with a 100mm cavity, thereby reducing build costs and increasing the volume of the living space. The SBS technical team ran SAP calculations for the amended buildings to prove the effectiveness of the revised design and ensured that all house types passed Building Regulations The SAP calculations results were so strong - as a consequence of the market-leading Y-values - that the housebuilder could remove a solar thermal system from their plans and still pass SAP, removing the cost of a solar thermal system in each build. Overall, build costs reduced by 3,500 per property / 4.11 per sq foot. Each of the 80 new build drawings from SBS has been thermally modelled, and the resultant psi values provides a significantly higher than average improvement towards SAP. Each of the drawings is fully specified using traditional building methods and techniques with products which can be sourced through Travis Perkins branches. About the solution SBS has developed a series of 80 architectural drawings which are compliant with 2013 Building Regulations for masonry build. The drawings can be adapted to any housebuilders existing masonry plans to help them maximise building performance and minimise cost. The drawings have been approved by LABC and BRE.

12 Case study 2 Independent architect: Saved up to 1,300 per plot Size: Independent architect Type of build: Three terraced houses for private sale, On Gas Grid Objective: Optimum cost and minimal time spent on design Savings: 1,300 per plot How we did it Accomplishments SBS technical team worked collaboratively with the architect. The architect used the complete package of the Travis Perkins Standard Construction Drawings for all of the terraced houses, at no cost. The architect chose Option 4 from our Menu to combine our details with a Gas boiler, an Air Tightness test result of 5.0, and Solar Photovoltaic panels on the roof. The SBS technical team advised the u-values needed to be used in the SAP and checked the calculations for architect. Travis Perkins were able to supply a full take-off of the products required for the build, including a Solar Photovoltaic system design. Compared to a similar project the architect had previously completed, our drawings enabled the architect to reduce his cavity by 50mm, half the number of PV panels, and still achieve SAP. Overall, build costs reduced by 1,300 per property. SBS has developed a series of 80 architectural drawings which are compliant with 2013 Building Regulations for masonry build.
