3 How to spot damage to your building s façade Modern buildings often feature aluminium cladding. Thanks to new innovations in cleaning products it is now possible to repair and recondition this and other popular cladding materials. As these have often been neglected there is a need for restoring these surfaces to their original condition. All buildings facades weather and age when exposed to natural and man- made pollutants. However, different elevations will influence the rate of deterioration. North elevations of a building will be affected by higher rates of algae and organic matter due to particular levels of sunlight and moisture, while south & east elevations will be most affected by UV damage, oxidisation, chalking and coating failure. Architects typically advise building occupiers to spend 1-3% of the building cost on façade maintenance; however in the UK often issues such as oxidation of aluminium façade or organic matter are ignored until the end of a lease. Polyester powder coated Unfinished (or natural) aluminium was often used on government buildings in the 1950 s and 1960 s and is predominantly dull silver. This durable material was chosen for its performance and architectural qualities. Anodised finishes are usually of a smooth machined finish or with a slight grain to it. Typically finished in silver, bronze, gold or black, they were used heavily in the 1960 s and 1970 s. Since then, improvements in engineering and design have expanded the anodising process, and anodised aluminium cladding is now being used on many highend commercial buildings. The 1980 s and the past 15 years have seen rapid growth in the use of polyester powder coated aluminium. The coating can be finished in a range of colours, designed to an individual specification or produced in any metallic or flat colour (but mainly primary colours). The surface can appear smooth but close up or under a bright light it has small dimples. So if you are restoring a cladding panel you must be sure to work the product well into the facade. Window cleaning causes dirty water to cascade down the façade underneath the window. This is extremely unsightly and very difficult to remove. Used heavily from the 1970 s these are relatively low grade products with a short life expectancy of roughly years. This will be affected by the elevation and exposure to UV damage, with the south and east elevations most at risk of chalking and failure of the plastisol coated surface. The cladding has an unusual profile with a leather style finish seen on the surface. Cleaning Tip When cleaning a plastisol coating cladding sheet, be sure that what you re dealing with is dirt and not UV damage with heavy chalking. Steam cleaning will not restore or remove the chalkiness. Steam cleaning or steam cleaning combined with a cladding cleaning agent will simply highlight the chalking further. If you are faced with a damaged façade, a specialist process is required to remove the oxidation, neutralise the surface and restore the cladding back its original colour. 6 Stainless Steel deteriorates through corrosion Used heavily from the early 1990 s, stainless steel is in fact a very soft porous coating. When stainless steel ages its surface can begin to look very dull and patches of light rust can develop on the surface. Some high grade stainless steel finishes will have a lacquered coating which prevents this, but most stainless steel cladding doesn t.
