3 What is House Exchange? House Exchange is a website that has been designed to bring people together from all over the country who are looking to swap their home. Simply visit: and complete your details online. You must be a Cross Keys Homes tenant in order to do this. Once you have registered, your details will be approved and your property will appear on our database. You will then have access to the whole database including property owned by other registered social landlords. Your log-in details will be sent by post which will enable you to use the site to: Search for a specific property Search for those who want your property Do a three way search Search for a match both ways Please be aware that we will not be able to upload your details if you are in rent arrears. This does not include amounts owed to us by Housing Benefit. How do I register? You can register quickly and easily on: This is a free service.

4 Think first Remember any information entered on the website will be available only to other registered users. If you do not want people to contact you direct please ensure you fill in the alternative contact details when registering. What size property can I have? Normally, when we offer properties through House Exchange we will only offer you the size of the property that you need to house everyone who lives with you on a permanent basis. Some landlords will let you have up to one spare bedroom when you move through House Exchange. How do I find someone to exchange with? There are four searches available to help you find a match: 1 Search for a specific property 2 Search for those who want your property 3 Three way search 4 Search for a match What is a three way exchange? A three way exchange is useful when you have found someone to swap with but they don t want to move into your property. If you can find someone to complete the loop this is known as a three way exchange. Important things to consider Before you agree to move you should check the condition of the new property, as you will need to accept it in its current condition. You should also check the type of tenancy agreement you will be taking on as your rights may be different, for instance, you may lose your right to buy. No internet access If you do not have access to the internet you could try your local library, ask a family member or friend, visit our tenants resources centre at head office, or use the computer available at your local neighbourhood office.

5 What happens next? When you have found an exchange make sure you contact us for a form to complete. Once you have informed us in writing we will confirm within 42 days if the exchange can proceed. You cannot move without Cross Keys Homes consent. Be realistic about the time it will take you to move. Your property will be inspected and you must repair any damage before the exchange takes place. Your rent account must also be up-to-date. The landlord of the other property will do the same and reports will then be exchanged. If approved you will be contacted to confirm a moving-in date. Cross Keys Homes will refuse permission for you to carry out an exchange if: The property is unsuitable for you or the person you wish to exchange with ie too big or too small Your home is in a poor state of repair You are in rent arrears There are any breaches of tenancy Once permission has been received You should: Agree a date to move with the other party Arrange your removal Allow access for gas and safety checks Arrange an appointment at your neighbourhood office with the person you are exchanging with to sign your new tenancy Putting things right We hope everything will go smoothly with your new move, however if you are unhappy with the way your exchange is being handled, please ensure you contact us. If you are still not satisfied you should follow our complaints procedure. A leaflet explaining this procedure is available from any of our neighbourhood offices or community hubs. Please be aware that if you do not use your log-in details for a three month period your registration will be cancelled.
