1 AACTUS HOUSING GROUP LIMIT BNFITS AN JOB TAILS Position: mployer: Location: evelopment Manager (Please Quote Ref AHG-315 on the application form) Adactus Housing Group Limited Turner House, 56 King Street, Leigh mployees may be required to visit other sites on a regular basis Salary: 42,331-52,164 per annum (Salary scale 44-54) Hours: Status: Holidays: Pension: Childcare vouchers: Sick Pay: Car Allowance: ither: 9.00 am pm (flexitime) Mon - Fri 35 hours per week Or: 8.00 am pm 4 days per week 36 hours per week Permanent subject to probationary period 24 working days per annum (5 day working week) plus bank holidays, plus 3 concessionary days holiday during the Christmas period, plus additional days after 2 years continuous service to a maximum of 5 days The Group belongs to the Social Housing Pension Scheme to which the successful candidate would be enrolled. This is an mployer and mployee contribution scheme. 2 AACTUS HOUSING GROUP JOB SCRIPTION Job Title: epartment: Located at: Hours of work: Responsible to: Responsible for: evelopment Manager evelopment Adactus Head Office - Turner House, 56 King Street, Leigh, WN7 4LJ 9.00 am pm (flexitime) 35 hours per week Or: 8.00 am pm (4 days compressed hours) 36 hours per week Operations irector of evelopment Project Manager, evelopment Officer, Property Sales Coordinator OVRALL AIM OF TH JOB To lead a team creating new development opportunities and ensuring delivery of a programme of new build and refurbishment projects across the North West. MAIN TASKS OR ACTIVITIS OF TH JOB: 1. evelop strategic relationship with local authority partners in order to maximise development opportunities 2. evelop strategic relationships with other developers, land consultants, architects and agents to maximise development opportunities. 3. Create new business opportunities 4. Lead a team with responsibility for delivery of development programme within designated local authority areas ensuring timescales, budgets and design brief are met. 5. Identify suitable land for acquisition 6. Management of the new build sales team to ensure sales and marketing strategy is achieved and corporate targets for disposals are met. 7. Brief, procure and manage external consultant teams of architects, engineers, cost consultants and employers agents 8. Review consultant s proposals to ensure compliance with Adactus and funding agency design, financial and contract criteria 9. Carry out financial appraisals 10. Prepare board reports and obtain appropriate approvals 11. In conjunction with consultant teams, manage the procurement of contractors in accordance with Adactus requirements

3 12. ffective project management of schemes on site to ensure compliance with CM Regulations; relevant H&S legislation; planning and building regulations 13. ffective project management to ensure delivery and financial targets are achieved 14. Key contact to liaise with the Homes and Communities Agency (HCA) in respect of grant funding submissions, use of the HCA IMS system to progress projects. 15. Inspect building work during construction/refurbishment. nsure that all relevant paperwork is made available prior to handover. Accept completed work from contractors on behalf of Adactus and advise all other interested parties of their responsibilities in respect of occupation, insurance and grant claims. 16. Supervise and advise the Project Manager, evelopment Officer and Clerk of works 17. Represent Adactus where necessary at meetings with local authorities, local communities and other organisations (this may be outside normal working hours). 18. Liaise with internal departments to ensure that their requirements are incorporated and they are kept up to date on scheme progress 19. nsure that all action taken is in accordance with the HCA s Capital Funding Guide, the esign and Quality Standards and the Group s Internal evelopment Procedure Guide. 20. Keep abreast of best practice and relevant new initiatives in the affordable housing sector and house building industry. 21. Follow all Group policies and procedures in accordance with the role and attend Mandatory training when requested to ensure compliance with Group policies and procedures. 22. nsure you work in accordance with the quality Act 2010 and the quality & iversity Policy at all times. 23. Carry out any other duties which may be, from time to time, requested by the Chief xecutive, eputy Chief xecutive or irectors commensurate with the position.
