1 CONCEPTUAL SITE DEVELOPMENT PLAN LETTER OF DESIGN INTENT February 5, 2016 Ms. Anastasia Urban Development Services Manager Community Development 2255 West Berry Avenue Littleton, Colorado, RE: Marriott Residence Inn Conceptual Site Development Package Ms. Urban: Propel Development is pleased to submit this Conceptual Site Development Package. We are submitting for the purpose of receiving conceptual site development plan approval and comment from your team. The project will be located on approximately 2.4 acres at the southwest corner of W. County Line Rd. and Erickson Blvd. The exact project location is noted in Exhibit A attached hereto. Company Background: Experience: The Propel Companies is composed of three entities, Propel Development, Propel Construction and Propel Management. Each entity has a strategic role in the overall goal of building a portfolio of quality hotels with flags that are well respected. The Propel Companies will serve as the ownership group, general contractor and hotel operator of this hotel. The Propel Companies currently own, operate and manage multiple Marriott select service hotels. Each hotel is designed and developed according to site specifics as well as other geographical requirements. A few of our upcoming projects include a Marriott TownePlace Suites in the RidgeGate Commons Development of Lone Tree, a Marriott SpringHill Suites in Tempe, AZ and an Element by Westin hotel in San Antonio, TX. Projects currently under construction include the Courtyard by Marriott located across the street from this proposed project and a Springhill Suites in San Antonio, TX. We also have five other Marriott hotels in Texas that are operational. Design: This proposed project will consist of a four-level, 116-key Residence Inn by Marriott. Amenities will include a fitness room, indoor pool, outdoor patio area, and sport court. The exterior façade materials will be according to Marriott s design standards, which include stucco, stone and cementitious Hardy siding. The façade colors will be customized. The hotel is designed with an extended stay concept Soledad, Ste 400 San Antonio, TX Office: Fax: Page 1 of 2

2 Architect: Current Site Status: rooms are significantly larger, contain kitchenettes and the hotel offers a complimentary breakfast and evening guest reception. Open Studios Architecture is the architectural design firm, DBR Engineering is the MEP engineer, Lehmann Engineering will be responsible for the structural design and Horizon Design is the landscape architect. The civil engineer will be Merrick & Company based in Denver. We have used this same design team on previous Marriott projects, including the Courtyard in Littleton. The site is currently in rough-grade condition. A majority of the access drive connecting Erickson Blvd. to W. County Line Rd is complete as well as the install of the master site utilities. Site & Bldg. Features: Key site and building features are as follows. All other building and site information is noted within the submitted plan set. i) Gross footage of the building is approximately 77,715 Sq. ft. ii) Zoning is B-2 iii) FAR (Floor Area Ratio) is 0.74:1 iv) Lot size is approximately 2.4 Acres v) Building height is approximately 60-ft.
