1 Access Statement for Swallow Barn Introduction We aim to cater for the needs of all visitors coming to Swallow Barn. The following is a summary of our provision and we have tried to provide as much information as possible, however if you have any other queries then please do call. We look forward to welcoming you. Pre-Arrival You can contact us via phone or (see below for details). We have a comprehensive website detailing all available services. We are situated in the village of Hartpury which has it s own Post Office and village shop. The nearest bus stop is a five-minute walk away. The nearest town, Gloucester, is 6 miles away. The nearest train station is Gloucester, which is seven miles away. A local taxi service is available (see below for details). Arrival & Car Parking Facilities On arrival take the turning just after Swallow barn Car parking for three cars is on the right hand side and there is plenty of room for more if necessary. The surface is level and formed from small stone chips. The parking is 30m away from the front door of the property. Guests are welcome to unload in front of the property just 10 metres from the front door. There is one step, 100mm high, on the footpath approaching the front door, but no steps if accessing from the from the car parking. Access from both ways is on a gravel path. The property has external lighting by both the front and back doors

2 Main Entrance & Reception The front door has no step but a threshold of approx 80mm high into the property. The door is 825mm wide. The property is always locked and a key is in a combination locked safe by the front door. code is 1685 Inside the front entrance is the hall area with access to the stairs, living room kitchen and downstairs lavatory and under stairs cupboard. All doors 750mm Lighting is good with recessed spotlights The floor covering throughout is laminated wood effect. The stairs are divided by a half landing with pine bannister Kitchen The floor is slate effect flooring Fully fitted kitchen with electric oven and hob, extractor fan, dishwasher, fridge freezer draw ironing board and sink with separate waste. Kitchen is fully equipped this includes cafetieres, good quality knives and a microwave oven A door leads to a small lobby and the back door. This is where the oil fired boiler is located with a carbon monoxide detector, fire blanket and extinguisher Lighting is good from recessed spotlights and under cabinet lighting Free floor space is 2 metre 1.5 metres approximately. There is a small breakfast bar with two stools WC Free floor space is 1.0 by 1.2 metres approximately. The basin is set at a height of approx. 85cm. The toilet has right hand transfer space of approx. 60cm. The toilet is 460mm high. There is a mirror Lights are switched from by the door Under stairs Cupboard This is small with a single light and used to store coats, stair gate and other baby equipment, cleaning equipment, spare light bulbs etc.

3 Dining Room/living room There is one large table that is extendable with 7 chairs all without arms The floor covering throughout is laminated wood effect. The living room area has three settee s with arms and can be moved to accommodate. There is a television and DVD player and a cd player The wood burner is set in a brick fireplace with a slate hearth. Wood is provided Bookshelves either side of the fireplace have a lot of books and games for visitors to use as well as useful local information A low table is in front of the fire with a rug underneath There is a recessed set of glass shelves Lighting is good with spots, and picture lights Laundry A washing machine is located in the kitchen Outdoor Facilities Garden is enclosed by wall and secure fencing. Guests are welcome to exercise pets on the paddock behind the main house. Garden furniture is available for use. A barbeque is available for use Conference & Meeting Rooms, Banqueting, Clubs, Entertainment Not available Bedrooms There are three bedrooms on the first floor accessed by the stairs previously described. Door widths are all 750mm.

4 Bedroom - Main There is plenty of access space on either side of the bed There is 1.45 by 3.3 metres free space from furniture and doors. Furniture is not moveable The bed is king-size and low to allow easy access One easy chair, a wardrobe, a chest of drawers and two bedside tables are provided in the room. There is an en-suite bath and shower room (see below for details). A fitted short pile carpet is on the floor. Bedroom - Bunk beds There is 1.4 by 3 metres free space from furniture and doors. Furniture, except bed, is movable upon request. The bunkbeds are full size. the top bunk is accessed via a detachable ladder One easy chair, a chest of drawers and clothes rail are are provided in the room. A fitted short pile carpet is on the floor. Bedroom There is 2 metres by 3 metres free space from furniture and doors. Furniture is movable upon request. two beds one standard single and one standard double with 60 cm space either side. Both beds are low to allow easy access 3 bedside draw units and a clothes rail are provided in the room A fitted short pile carpet is on the floor. Bathrooms Door widths are all 750mm and open inwards. Main Bathroom Free floor space is 1.5 by 1.5 metres approximately. The bath edge is 570mm high. The bath has a shower over. The basin is set at a height of 85cm. The toilet has left hand transfer space of approx. 60cm. The toilet is 460mm high. There is a double switch and extractor switch on the landing for light fittings. Waterproof flooring. the mirror has integral lighting There is a small bathroom cabinet wall mounted.
