The premises are situated in a waterfront position on Commercial Wharf, which lies beneath Commercial Road. Commercial Road links the Barbican area to Plymouth Hoe via Madeira Road. The premises comprise the third unit from the southern end of a row of commercial premises which are occupied by various businesses to include a café, workshop and stores. The mezzanine floor has fitted railings and glass panels and is served by an internal staircase. The unit is secured by timber double doors and internal bi-fold doors. An arched window at mezzanine level provides views over Plymouth Sound. Use of the immediate forecourt may be available under a separate agreement. 3 TENURE The premises are available by way of a new lease. Offers are invited in excess of 4,500 per annum, exclusive. Brief details of the proposed lease terms are outlined as follows: 1. A term of 5 years, excluded from sections of the Landlord and Tenant Act 1954, with a rent review at the end of the third year. 2. Rent to be payable quarterly in advance, exclusive of rates and other occupational outgoings. 4. The tenant to be responsible for all internal repairs. 5. Insurance costs to be recovered by the landlord. 6. Assignment to be permitted, subject to landlord s consent. Subletting will not be permitted. 6. No structural alterations to the building will be permitted without landlord s consent. 7. The tenant shall pay the landlord's professional expenses in preparing and executing the lease.

4 Please note, the Council does not undertake to accept the highest or any tender and will not accept a tender from any person under the age of 18 years. PLANNING The boat house currently has planning consent for use as an art gallery, however other potential commercial business uses will be considered, subject to planning and other statutory consents, as required in connection with the proposal. Prospective tenants are strongly advised to satisfy themselves that their proposed use for the premises is acceptable in terms of planning and are fully responsible for obtaining any necessary consent. The Council encourages a mix of uses at Commercial Wharf and is supportive of uses that complement the businesses currently in occupation of the boathouses. New business ventures will require the submission of a business plan. SERVICES Mains electricity and water is available and connected. BUSINESS RATES The current Business Rates assessment, effective from 1 June 2014, is 4,950. Rates payable are circa 2,440. Please note, this assessment includes an outdoor seating area, which may be available (under a separate agreement) upon request.
