3 003 of 008 KNIGHT FRANK AUSTRALIA (KFA) OH&S / Risk Management 1.0 The Knight Frank Australia (KFA) Contractor Health and Safety Guidelines As stated in the current Knight Frank Occupational Health & Safety Policy Statement, Knight Frank Australia is committed to providing a safe working environment for its employees and service providers. 2.0 Introduction Knight Frank Australia ( KFA ) has an Integrated Management System based on ISO , ISO and AS4801: 2001and is committed to providing a safe working environment for all those who provide services to KFA Managed Properties. These Contractor Health and Safety Guidelines outline the minimum requirements for all contractors and sub-contractors working at KFA Managed Properties. All contractors are expected to work in a manner which is professional and does not pose risks to themselves or others Additionally, all contractors must comply at all times with all relevant health & safety legislation, regulations, codes of practice and industry standards. All contractors MUST ensure any sub-contractors they engage adhere to the requirements of these Contractor Health and Safety Guidelines. 3.0 Contractor Health and Safety Management Knight Frank is committed to maintaining a safe working environment on their managed properties. All contractors work MUST be undertaken in accordance with the relevant OH&S legislation, and the requirements of the KFA Integrated Management System Contractors, sub-contractors and their employees are responsible for ensuring: Adherence to all OH&S legislative requirements, their own company policy and procedures as well as the KFA Integrated Management System requirements Employees are given adequate training, supervision and are provided with adequately maintained equipment. Any injuries/ incidents are reported immediately in to the Knight Frank Contact All contractor employees and any sub-contractors have and maintain appropriate qualifications.

4 004 of Contractor Safety Guidelines 4.1 Contractor Risk Assessment Contractors are required to identify all health and safety hazards associated with their work. They are also responsible for taking all reasonable steps to eliminate health and safety risks. Prior to commencing work contractors MUST complete a Risk Assessment (inclusive Safe Work Method Statements, Job Safety Analysis and Permits where required) This Risk Assessment MUST be submitted to the Knight Frank Contact BEFORE work commences. Where a Risk Assessment indicates an exposure exists which could be beyond the control of the contractor, Knight Frank must be notified in writing before work commences. For Major Contracts, contractors MUST submit Safety Management Plan to the Knight Frank Contact Person. 5.0 Site - Safety Instructions to Contractors Contractors shall be appointed as a principal contractor where required by the applicable OH&S legislation. All Contractors and Sub-Contractors must be appropriately qualified and licensed. Contractors are responsible for inducting their sub-contractors onto the site. All Contractors must provide evidence of current public liability and workers compensation insurance to minimum amounts specified in the contract/management agreement. Contractors must ensure their employees and sub-contractors adhere to the requirements of the KFA Integrated Management System and these Contractor Health and Safety Guidelines and Site Induction at all times. Contractors must report any incidents to the KFA contact immediately as well as their employer and any regulatory bodies where required by local legislation. 5.1 Accident and Incident Reporting Contractors or Sub-Contractors who are involved in an accident or incident MUST report the incident immediately to the Knight Frank Contact, their employer and any other parties as required by state legislation or the contract/management agreement and complete the relevant documentation. 5.2 Confined Spaces Contractors engaged in works in areas labelled as confined spaces MUST prepare a Risk Assessment, which identifies all potential risks associated with working in Confined Spaces. This Risk Assessment and a Confined Space Permit must be submitted to the Knight Frank Contact before the commencement of work.

5 005 of Contractor Vehicles Contractors bringing work vehicles onto Knight Frank managed sites are to observe all work site speed limits where imposed, and will not block any access or egress points to and from the premises. All parking signage is to be adhered to where posted and, where required, vehicle site permits must be obtained from the Knight Frank Contact and displayed in the windscreen of the contractor vehicle. 5.4 Dangerous Goods and Hazardous Substances Where contractors are required to use, handle and/or store dangerous goods on site, a Risk Assessment and relevant current Material Safety Data Sheets (MSDS s) must be sent to the Knight Frank Contact before commencement of work. Any Dangerous Goods/Hazardous Substances used or stored by the contractor onsite MUST be handled in accordance with the relevant legislative requirements Contractors are responsible for ensuring that their employees have been provided with the appropriate equipment and training for the storage and handling of dangerous goods. 5.5 Drugs and Alcohol Alcohol and non-prescription drugs are not permitted to be brought onto, or consumed, on any Knight Frank Managed Property. Any person under the influence of, or in the possession of these substances will be requested to leave the site immediately. Smoking is not permitted on site. 5.6 Electrical Safety Prior to the commencement of any electrical work, the Contractor must complete a Risk Assessment for the work to be undertaken and submit to the Knight Frank Contact. This Risk Assessment must identify all risks associated with the relevant works. All Contractor electrical equipment must be tested, tagged in accordance with state legislation and portable RCD s used 5.7 Emergency Procedures PRIOR to commencing work on Knight Frank managed premises, the contractor is to inform the Knight Frank Contact of their presence on-site and must have completed a Knight Frank Contractor Induction for the site which includes information on the property s Emergency Procedures. In the case of an emergency evacuation drill all contractors must take immediate action and follow the all instructions given by the site Fire Wardens. 5.8 Fire Protection Fire protection requirements must be considered prior to the commencement of work. A Hot Work Permit is required for any activity likely to produce a source of ignition (refer Hot Work paragraph). The

6 006 of 008 Contractor must take all reasonable steps and conduct work in a manner so as to prevent the proliferation of fire. 5.9 Hot Work Hot work is defined as any work involving open flames producing heat and/or sparks. This includes, but is not limited to: Brazing; Grinding; Welding; Cutting; Thawing pipe; Soldering; Torching; The Contractor must complete a Risk Assessment before the commencement of Hot Work and this Risk Assessment must identify all risks associated with these relevant works 5.10 First Aid Facilities Prior to the commencement of work, the contractor is to ensure that provisions are available for prompt treatment in the event of an injury Housekeeping Contractors are to maintain a high standard of housekeeping on the site. It is the contractors responsibility to maintain their materials, tools and other equipment in an orderly manner on-site. All debris and waste resulting from contractor or sub-contractor activity on site is to be removed by the responsible contractor. All materials and debris must be lowered and not dropped from elevated locations and platforms. All materials, tools and waste are to be located so as to reduce risks to health and safety prior to leaving the site daily. Working areas, stairways, passages and safety exits must be kept clear of obstructions at all times. If required, working areas are to be barricaded off and appropriate warning notices erected Ladders Where contractor undertakes work requiring the use of ladders, only suitable ladders must be used and a Risk Assessment must be submitted to the Knight Frank Contact before the commencement of works and work is to be carried out in accordance with the relevant legislation at all times Manual Handling Contractors must include any Manual Handling tasks in their Risk Assessments

7 007 of Personal Protective Equipment The Contractor is responsible for the provision of personal protective equipment, which is appropriate for the work being undertaken, and which is appropriately maintained. The contractor is responsible for ensuring that personal protective equipment and clothing provided to employees is used where required. The contractor must provide suitable storage facilities for personal protective equipment and clothing Plant Safety Where Contractors are working on items of plant, they must provide to the Knight Frank Contact, a Risk Assessment for this work. This Risk Assessment must identify all risks associated with the item of plant and relevant control measures Plant Isolation Contractors must ensure that the isolation/tag out system is applied to the setting up, servicing and repair of all machinery capable of being activated by energy sources including but not limited to: Electrical; Pneumatic; Hydraulic; Mechanical; Chemical; Where items of plant have been identified as unsafe, requiring repairs or maintenance, the contractor must identify and tag this item of plant as Out of Service or Do Not Use and notify the Knight Frank Contact Power Leads The Contractor must ensure all extension leads and leads to electrical appliances are tested and tagged in accordance with state legislation and in good working order. Leads must be located and protected to prevent damage from vehicular traffic, hot equipment, falling objects, water etc Public Safety Contractors must ensure that ALL aspects of public safety are taken into account for the duration of the works including: Prevention of unauthorised access to the work areas; Nature and extent of site fencing, where applicable; External loading/unloading arrangements; Hoarding and gantries;

8 008 of 008 Work performed on footpaths; Internal pedestrian access; Overhead craning of loads; and Separation of work zones from completed operational areas. The contractor must take precautions to protect the safety and welfare of the public. The contractor must erect appropriate barriers or screens to protect the public from any hazards generated and prevent any exposure Work Area Security Contractors must ensure their work areas are to be appropriately secured and signed at all times so as to prevent any unauthorised access Work at Heights and Roof Access Prior to the commencement of any Work at Heights (> 2metres or less if prescribed in State Legislation) or work which requires Roof Access, the contractor must complete a Risk Assessment for the work to be undertaken and submit to the Knight Frank Contact. This Risk Assessment must identify all risks associated with the relevant works. Contractors must ensure all equipment used is appropriate for the works and adequately maintained Work Permits In addition to the Risk Assessment for the work to be undertaken, Contractors must also complete Work Permits for the following types of work. Hot work Working in confined spaces Access to roof areas
