Promote quality design so that infill does not negatively impact surrounding development. Recognize the scarcity of good industrial land and promote the wisest economic use of those limited resources to generate needed jobs and create wealth for our community. 9 CONCLUSIONS TO ASSIST ITH RECOMMENDATION Positive Aspects of Proposal Negative Aspects of Proposal The request would expand industrial zoning in the county, increasing opportunity for developing such uses. The request will revitalize an underutilized industrial site, as recommended in the alkertown Area Plan. The request is located on a local street with no public maintenance and no access to transit or sewer. The request is will not drastically increase traffic along Dillon Farm Road. STAFF RECOMMENDATION: Approval NOTE: These are staff comments only; the City-County Planning Board makes final recommendations, and final action is taken by the appropriate Elected Body, which may approve, deny, continue or request modification to any request. 15 October 6, 2021 On October 6 th, we went to the 6 surrounding houses for property located at 3420 Dillon Farm Road to speak to the neighbors about the proposed rezoning request and to give them our letter if they have any questions or concerns. e spoke to 5 out of the 6 neighbors we went to, and we addressed all the questions they had. Two of the neighbors, directly behind the property, had concerns about the septic system and chemical disposal into the ground would affect their wells, and we assured them that we do not dump chemicals and the septic system issue would be fixed if it had not already by closing date. Everyone seemed satisfied and happy for the change, and they said they would call us if they thought of any further questions or concerns they had.
