1 Notice of 2014 Annual Ridge Harbor Annual POA Meeting and election Date: January 25 th, 2014 at 10 am Place: Spicewood Community Center The POA membership is being asked to vote on two subjects: 1) The improvement to the amenity area 2) Filling 3 positions on the POA Board The Amenity Improvement The Board is asking membership approval to proceed on the new amenity proposal. This includes dismantling the old pool and constructing the new pool at the current pool location along with a pavilion. See enclosed materials for renderings and a basic question and answer format. The Board proposes to pay $ out of existing POA capital funds and to finance the balance for 15 years. We plan to make the note payments out of existing dues so there will be no special assessment for this project. Additional information and Q&A is included below Vote for or against.

3 Q&A For Ridge Harbor Amenity Area Q: What is the size of the pool and pavilion? A: The length is 75 feet and the back width is 29 feet. The width next to the Pavilion is approximately 36 feet. Q: How does this size compare to our current pool? A: The existing pool has a surface area of 749 square feet. The proposed pool has a surface area of 2213 s.f. Q: How big is the pavilion area? A: 1163 s.f. (approx. 37 x 32) Q: What s in the pavilion? A: It is a covered open air pavilion and includes two bathrooms, a work area with a sink, a grill area, and a storage room. Q: What about maintenance costs? A: Unknown at this point but we are spending $400 per month for maintaining an inefficient pool today plus costs to repair outdated equipment and are told we will need to replace the old pumps and filters in the near future. Q: What happens to the existing pool? A: It will be demolished - to compare the location of the old pool to the new pool, take a look at the 2 dimensional layout link below... it's kind of hard to see but is lightly drawn on the layout. Q: Will there be increased parking? A: Yes, there will be 8 additional parking spaces on the other side of the existing parking area Q: How much is it going to cost? A: The current estimate is $450,000 to $500,000 (including dismantling the old pool). Q: Will there be a POA assessment? A: Your board is recommending we retire the debt service on this project through our annual revenue dues, so no assessment. Q: What else needs to be done? A: A lot Now that we have the concept, we are defining the scope of each phase of the project, identifying and interviewing potential contractors, and receiving quotations. We will then evaluate those bids and lay out a time line for construction. If approved at our annual POA meeting in January, our goal is to begin construction as soon as possible in order to be swimming as early as possible sometime during the summer season.

4 Filling Three Open Positions on the Ridge Harbor Board There are three candidates to fill these positions. A short bio on each candidate is below. Bob Richards Current Board member We moved to Ridge Harbor in 2008 looking for a country lifestyle along with the conveniences of access to past friends and acquaintances from our previous 19 years of being in Austin. It s been a great move as we love the area and the people we have met here. I am now retired (2003) after a 32 year career with 3M Company in jobs that required occasional relocations around the country and several different responsibilities including sales and sales management, product management and marketing, strategic planning, operating committee position, new product development management, customer and product support and 6 sigma programs. Cindy and I enjoy traveling and spending time with kids and grandkids and are very thankful for the opportunity to enjoy a busy lifestyle in Spicewood. Paul O. Kronbergs Current Board member I am a married 76 year old retired Air Force Officer and we have lived in Spicewood in the Ridge Harbor subdivision since In the Air Force, I served as a navigator, commander, and staff officer. My last assignment was at the Pentagon at Headquarters US Air Force. I retired from the Air Force in 1979 after 20 years of service as a Lieutenant Colonel.

5 We moved back to Texas and I went to work for a friend in the automobile business as his Comptroller. After two years in the car business, I went back to school to get my MBA at what is now Texas A&M Commerce. In 1983 we moved to Austin, Texas, and have lived in the Austin area ever since. In addition to working as a Comptroller I have also served as a General Manager, President, and Treasurer. I started my third career in 1993 with the City of Austin Electric Utility Department working for an old Air Force friend. Eventually, I ended up as the second in command of the City of Austin Fleet Services Department. I worked for the City until I turned 65. Since retirement, Nancy and I have been staying busy doing volunteer work and traveling all over the country and the world. Our three children are all University of Texas EX s and they are grown and have children of their own. Our youngest son served in the Air Force for 14 years and is now an airline pilot. Our middle child, also a boy, is a retired Air Force Officer and now works for the Air Force as a civil service employee. Our oldest child is a girl and a nurse that works for the State of Texas Health Department. Linda Eicher New Board Position My husband, John and I moved to Ridge Harbor 3 years ago. We are both originally from Texas but his job took us to Des Moines, Iowa where we lived for 37 years. We both graduated from Texas State University. I have a B.S. in Home Economics and taught school for 4 years before moving to Iowa. I retired from Wells Fargo in December of 2009 after working there for 33 years. Most of my career with Wells was in the IT department working with Quality Assurance and testing new products. We always loved the Austin area and wanted to retire close by without living in Austin proper. I have family in Copperas Cove, he has family in Austin and Houston so we are well within easy driving distance of each of our families. We have one son who lives in Austin. He spends a lot of time with us and especially loves Mule Shoe Bend Park and being so close to the lake. He recently received his Texas Teaching Certificate. He taught school in Saint Louis before moving to Austin. John and I joined the Spicewood Lions Club soon after moving here. I have been an officer of the club for 2 years and currently serve as one of the Directors at Large. I am also secretary of Spicewood Long Term Recovery committee. We still meet quarterly and have some fire related business to finish. The committee is gradually transitioning from fire recovery to a community proactivity committee. Our plan is to help Spicewood be better prepared for any future emergency. My hobbies include Stained Glass and Fused Glass projects. I love to sew and make jewelry. I have taken up bird watching thanks to Barbara Tweed who introduced me to the Highland Lakes Bird Watching Society. Since retiring I have been able to spend time doing family ancestry research and have found some very interesting information about several family member. Along those lines I am a contributor to Find A Grave.com. It s a website that has grave and headstone information that covers the United States and other countries. If a person wants a picture of a relative s head stone they send a request to members living near by. We find the grave site and take pictures for them. These old cemeteries are very interesting to visit.
