SAN DIEGO HOUSING FEDERATION 17th Annual Conference October 17, 2008 GREEN BEYOND THE MYTH: ENERGY EFFICIENCY IN GREEN BUILDINGS presented by Beth Brummitt, CEM, CEA, LEED AP

What does it take? Goal What level of Green? Luck Site, built-in features Aka Planning Commitment Experienc ed team Inhouse champion Resources CTCAC Funding Utility incentives

Levels of Green Energy Efficiency: % better than T24 Regulated energy uses Un-Regulated energy uses Include some green features Eg: Site issues, Materials choices, Water efficiency Recognized Green Program LEED-NC, LEED-for-Homes, Green Communities, Green Point Rating

What else is push / pulling this movement? TCAC Points and commitments Local Requirements, eg: San Francisco, Los Angeles, Santa Barbara, San Jose, Local Expedite programs, eg: San Diego Utility Incentives Increase Incentives, eg: Sustainable Communities Green Communities Grants CUAC Renters (well, maybe not yet )

What are Energy Models? Analysis tools to predict the performance of various aspects of the energy systems of a building Whole Building Performance is Interactive Glazing: Location Specs Air Distribution HVAC Sizing Daylighting Performance Lighting Performance

Eg: Efficiency Options to get to 15% 2-story 4-plex, Poway, CA (CZ 10) Feature Approximate Efficiency Roof insulation R30 R38 1% Cool Roof 3% Wall insulation R13 R19 2% Glazing: Lower SHGC and U- factor 5%

Eg: Efficiency Options to get to 15% 2-story 4-plex, Poway, CA (CZ 10) Feature Approximate Efficiency HVAC Efficiency 13 SEER 14 SEER/12 EER HVAC Efficiency 13 SEER 15 SEER/12 EER 4% 5% Water Heating EF 0.58 to % Water Heating - Tankless 12%

Eg: Efficiency Options to get to 15% 2-story 4-plex, Poway, CA (CZ 10) Feature Approximate Efficiency HERS: Observe EER 4% HERS: Observe TXV 2% HERS: Test Tight Ducts 7% HERS: QII: Insulation Inspection 5%

Eg: Efficiency Options..to get to 15% or 50% Feature Approximate Efficiency Roof insulation R30 R38 1% Cool Roof 3% Wall insulation R13 R19 2% Glazing: Lower SHGC and U-factor 5% HVAC Efficiency 13 SEER 14 SEER/12 EER 4% HVAC Efficiency 13 SEER 15 SEER/12 EER 5% Water Heating EF 0.58 to % Water Heating - Tankless 12% HERS: Observe EER, TXV 6% HERS: Test Tight Ducts 7% HERS: QII: Insulation Inspection 5%

PV Incentives >= 15% T24 Efficiency: Qualifies for New Solar Home Program (NSHP) buydown >= 20% T24 Efficiency and LEED: Qualifies for Sustainable Communities Program. Potential PV system owned by SDG&E, but counts for LEED For LEED-NC: points higher efficiency smaller PV system for points less area and less money

Case Study: Fairways at San Antonio (San Jose, CA, Affirmed Housing Group) 5 Buildings, each 3 stories, 86 units, with common areas and site lighting Considered not installing AC, but hot weather came! Considered trading off glazing efficiency for water heating 15% more efficient lighting for common areas

Case Study: Fairways at San Antonio (San Jose, CA, Affirmed Housing Group) Owner Incentives: $150/unit = $12,900 Result: Average 25% better than T24-05 Walls R13/R19, Attic R30, R-22 under raised concrete floor Glazing: mostly dual, vinyl frame HVAC equipment: mixed types, ~10% efficiency increases Water heating: 40 gal gas, EF 0.63, kitchen pipe insulation

Case Study: Ten Fifty B (San Diego, CA, Affirmed Housing Group) High-Rise Residential, 23 stories, 229 units, over retail and parking garage For LEED-NC, must achieve 2 efficiency points, includes all site energy use PV considered

Case Study: Ten Fifty B (cont.) 18% efficiency: standard glazing and insulation, high efficiency mechanical (WSHP), standard boilers 24% efficiency: better glazing, more insulation, boilers 94% SDG&E incentives: $125,000 to $150,000 For LEED: include parking garage and exterior lighting

Case Study: Ten Fifty B (cont.) For LEED: PV size can be smaller with higher efficiency Glazing: Visible Light Transmittance and area helped qualify for additional LEED credits

Case Study: Pravada Apartments (La Mesa, CA, Fairfield Development) Overall: 6 buildings, 527 units, 3 and 4 stories, over parking, next to trolley CALSTRS interested in LEED, began after design was complete

Case Study: Pravada Apartments (cont.) Long cycle: 2001 T24 energy code baseline SDG&E Sustainable Communities Program: lease roof space for PV system Overall cost increase: about 1%, but LEED-NC Silver (hoping for Gold)

Problem: CLIMATE CHANGE! Photo credit : Union of Concerned Scientists

City of San Diego: Annual Tons of Greenhouse Gas Emissions Meet CA 80% Reduction Goal? 15,150,000 13,000,000 11,660,000 11,000,000 6,750,000 2,332,

CA Efficiency Goals: Net Zero Residential by 2020
