4 Back to Basics - Definitions What is a Conservatory? What is a Porch? What is an Inner Room?
5 What is a Conservatory? Conservatory means a building attached to a dwelling with a door and any other building elements dividing it thermally from that dwelling and having translucent glazing (including frames) forming not less than either: a) 75% of its roof area and 50% of its external wall area; or b) 95% of its roof area and 35% of its external wall area.
6 What is a Porch? Porch means a building attached to and providing a covered entrance to a dwelling.
7 What is an Inner Room? Inner room means a room, other than a kitchen in a dwelling, which does not have a direct access to an exit, or direct access to an enclosed circulation area having an exit.
8 Does Roof Replacement Require a Building Warrant? The floor area is less than 8sqm, The building is no closer to the boundary than 1m The building will now be used solely as a PORCH. A Building Warrant is not required only if you can answer yes to the above questions.
9 Which Regulations Will Apply? 1. Conversion 2. Structure 3. Fire 4. Environment 5. Safety 6. Energy
10 Conversion Applies where:- Changes in the occupation or use of an exempt building (in terms of schedule 1) to a building which is not so exempt. Changes in the occupation or use of a building ancillary to a dwelling to increase the area of human occupation.
11 Structure What is Required? Appraisal required to show adequacy of existing conservatory, particularly if the original building was exempt. What Supporting Information is required? SER certification or calculations
12 Fire Main Issues to Consider:- If located within 1m of the boundary - (increased fire resistance of fire wall) Is it, or will it create an inner room?
