2 Contents This guide shows you how to submit a new Buy to Let (BTL) application on Introducer Internet, and takes you step by step through each of the screens you need to complete. The scenario covers a joint BTL application, where the applicants are existing Santander customers looking to purchase a BTL property. 4 Access Introducer Internet from the homepage To access Introducer Internet visit santanderforintermediaries.co.uk and click on Introducer Internet or Log on

5 Logging on to Introducer Internet When the welcome screens opens click on logon If you re registered with us but haven t yet used Introducer Internet you ll need to click on register first

8 Introducer Internet homepage Here s how to track your progress through from application to submission and a summary of some of the tools Progress key Saving your progress Current section Incomplete section Section complete Each time you move to a different section within the application form the information you ve just entered is automatically saved. All applications are saved in the Applications in Progress section from My applications in the main menu Common functions and tools A red box means the question is mandatory Click this icon to view help text For this type of box you can input the number or use the up/down arrows Bold text indicates this information cannot be changed These buttons perform the relevant action For this type of box simply click on the arrow and select an option from the list To enter a date simply type DD/MM/YYYY or click on the calendar icon to select the date When entering an address type in the postcode and click the search icon to search. Alternatively click the pen to manually enter the address

12 New application > Agreement in principle (AIP) > Application type In this section you can choose to start a new Residential or Buy to Let AIP Select the appropriate options and click Continue In this example we are choosing a Buy to Let Investment Property

13 New application > Agreement in principle (AIP) > Policy check The policy check section asks a series of high level policy questions to check your application meets our basic criteria Carefully answer the high level policy questions, for more information click the help text icons

15 New application > Agreement in principle (AIP) > Application Details The application details section is dynamic based on the application types and customer profile This section must be completed carefully as the answers are used to build the rest of the application. Once you click Submit you can not change the answers, if you make a mistake you will need to start again with a new application

16 New Application> Personal > Applicant details In this section you can provide your applicant s personal details Where your client s current lender is Santander, enter the mortgage account as shown on their mortgage statement. This question is mandatory. For joint applications financial dependents should only be entered under one of the applicants.

18 New Application> Personal > Applicant details Enter the details for the second applicant Where your client s current lender is Santander, enter the mortgage account as shown on their mortgage statement. This question is mandatory

20 New Application> Personal > Address details In this section you can provide your applicant s address details Enter postcode then click the search icon Alternatively click the pen icon to manually enter the address.

21 New Application> Personal > Address details In this section you can provide your applicant s address details Select the correct address and click Use selected address.

22 New Application> Personal > Address details In this section you can provide your applicant s address details Input the length of time each applicant has lived at the address, and click submit. We need at least 3 years address history..

23 New Application> Personal > Address details In this section you can provide your applicant s address details To add another address simply repeat the process with a new postcode.

24 New Application > Financial > Employment details In this section you can provide your applicant s employment details As you begin to type options will appear, choose the closest match

25 New Application > Financial > Income details In this section you can provide your applicant s employment details Click on the pen icon to enter your clients income

26 New Application > Financial > Income details In this section you can provide your applicant s employment details Enter the amount and press the disk icon to save

27 New Application > Financial > Income details In this section you can provide your applicant s employment details Repeat the process for other income the applicant may have. In this example the applicant receives a car allowance and Child Benefit

28 New Application > Financial > Financial Declaration In this section confirm the applicant s financial declaration If you answer yes to any of these questions you will be asked to provide more information

39 New Application > Financial > Commitments In this section you can provide details of your applicant s financial commitments All credit commitments will be factored into our affordability calculation regardless of whether or not they are being cleared on or before completion. Add your client s credit commitments by clicking on the add commitment button

40 New Application > Financial > Commitments In this section you can provide details of your applicant s financial commitments Add details of the credit commitment and click submit

41 New Application > Financial > Commitments In this section you can provide details of your applicant s financial commitments Repeat the process to add all of the applicant s credit commitments

42 New Application > Financial > Budget Planner In this section you complete your applicant s budget planner Complete your client s budget, for net income please take this from their payslip/accounts

43 New Application > Loan Required > Loan details In this section you can provide details of the loan your applicant s require Ensure you enter the annual rental income and not monthly Select type of product. If you are choosing a base rate tracker, select standard variable rate. None of our current products have a traditional cashback element

46 New Application > Loan Required > Loan breakdown In this section you can provide details of the loan your applicant s require The enter the amount and press the disk icon to save Once the loan breakdown has been completed you ll need to provide details on the loan part for the mortgage

48 New Application > Loan Required > Loan breakdown In this section you can provide details of the loan your applicants require Mortgages can be split into a maximum of 5 loan parts

49 New Application > Present housing > Existing/previous loan details In this section you can provide your applicant s present housing situation Introducer Internet already knows the answers to these questions because of how the Application details section was completed at the start of the AIP We do not need a copy of the Retained property form for BTL applications

50 New Application > Present housing > Other housing details In this section simply select your applicant s current residential status

51 New Application > Present housing > Existing/previous loan details In this section you can provide your applicant s present housing situation These questions are prepopulated based on how applicant 1 has answered them

52 New Application > Present housing > Other housing details In this section select your applicant s current residential status

53 New Application > Declaration and submit > Confirmation Confirm your applicants have consented to the customer declaration and then submit the application

54 Waiting for a decision Once you ve submitted the AIP it ll take about 60 seconds to give you a decision

55 AIP decision Our decision will be displayed on this screen AA B1 You can print a copy of the AIP certificate for your clients by clicking on the button

56 AIP decision > AIP certificate You can get an AIP certificate for your clients AA B1 Click open and the document will then load

57 AIP decision > AIP certificate You can get an AIP certificate for your clients AA B1

58 AIP decision Progress to full mortgage application AA B1 If you re ready to progress to the full mortgage application click on the continue to FMA button. A warning message will appear to check you are ok with converting the AIP to an FMA

59 Full Mortgage Application > Personal Details > Applicant Details In this screen you can complete the remaining applicant details Items in bold cannot be changed.

78 Full Mortgage Application > Property to be Purchased > Solicitor details Within this screen complete the solicitors details for the address being purchased Incorrect solicitor details is one of the most common reasons for delays in processing applications, please take care providing the details. You can use the solicitor panel search on the homepage of our website

79 Full Mortgage Application > Loan Required > Loan details Within this screen confirm if the loan or purchase price has changed since the AIP amend if required If your clients choose a fixed rate product of 5 years or greater make sure you select a 5 year fix on the next screen
