I rise I rise I rise~maya Angelou Domestic Violence Is prevalent in our community and effect s us all. Its difficult to see someone hurt by someone who should love them.. August 15, 2014 Domestic Violence can occur to anyone. It could be your friend, a family member, a co-worker. Domestic Violence does not discriminate against age, gender, or economic status. Facts about Domestic Violence according to the National Coalition Again Domestic Violence: One in every four women will experience domestic violence in her lifetime. An estimated 1.3 million women are victims of physical assault by an intimate partner each year. 85% of domestic violence victims are women. Historically, females have been most often victimized by someone they knew. Females who are years of age are at the greatest risk of nonfatal intimate partner violence. Most cases of domestic violence are never reported to the police Almost one-third of female homicide victims that are reported in police records are killed by an intimate partner. Domestic violence is one of the most chronically underreported crimes. Only approximately one-quarter of all physical assaults, one-fifth of all rapes, and one-half of all stalking s perpetuated against females by intimate partners are reported to the police I find that to be unfortunate.

4 To some, our neighborhood remains the G. One young mother wants G Parkway back in a major way. After a meeting with the City and other stakeholders, SHRA agreed to hire and pay for additional security to set up a checkpoint at the gates and check the ID s of all attempting to enter Phoenix Park or Morrison Creek. One young Mom drove through the checkpoint, refusing to stop, probably putting others in danger by not stopping. When approached by management she stated, This will always be the G and nothing yall do will change that. She further stated that she can make one phone call and have this place sprayed.i m guessing with bullets. Why a Mommy would expose her children to the possibility of gangs or violence? There is no reasoning with that mentality, so to deal with those who share her mentality, you will see a dedicated police presence in this neighborhood for a while. Security will be working closely with PD and Management to restore safety in our neighborhood!

5 Reasons for foreclosure by the HOA Enforcement Remedies The Association may bring an action at law against any and all Owners personally obligated to pay a delinquent Assessment, jointly and severally, or may foreclose the Lien against any Lot by judicial foreclosure or, subject to all Applicable Laws, by non- judicial default proceedings pursuant to the private power of sale under this Declaration, or may pursue any and all such remedies, simultaneously or otherwise, as the Board shall deem appropriate, until such time as the Association shall conclude any such remedy. The Association may also pursue, simultaneously or separately, and at the election of the Board, such administrative remedies for the nonpayment of Assessments, including without limitation suspension of voting privileges and rights to use the Common Facilities attributable to any Lot for which Assessments or related charges are delinquent, as are available to the Association pursuant to the provisions of the Governing Documents Attorneys' Fees and Costs If the Association shall undertake any action whatsoever for the collection of any delinquent Assessment, including without limitation the sending of collection notices, the retention of an attorney to assist in the collection of any such delinquent Assessment, the initiation of any action at law therefor, the recordation of any Lien or the initiation of any proceedings to foreclose any such Lien, whether by private power of sale or judicial enforcement, and regardless of whether any judicial action is instituted or final judgment obtained, the Association may recover from the delinquent Owners any and all costs incurred by the Association with respect thereto, including without limitation reasonable attorneys' fees, title or trustee's fees, administrative, mailing or recording costs, and any and all reasonable court costs or costs incurred in any efforts to proceed by private power of sale, or any combination thereof.

6 Important information for both Owners and Residents Wildwood, Brookfield, and Morrison Creek Estates are the Homeowners Associations: 1. Provide gate cards, laundry room info, mailbox assistance 2. Address concerns about the exterior of the buildings, roofs, and common areas 3. Have Managers onsite daily who are responsible for enforcement of the Rules and Regulations 4. Do not have keys to the doors of the units. 5. Residents should never contact the post office for a mailbox key. Both HOA s: 1. Roll trash out on Monday night at 6:00 p.m. and rolled in by Wednesday at noon. 2. Residents must not play in streets, common areas, and alleys discuss availability of area parks. 3. In HOA s Owners are responsible for you, the tenants, your invites, and all noncompliant activities that take place the units. 4. No dogs over 1 foot tall and 25 pounds in weight. 5. Please do not attempt to change the mailbox lock yourself, this will result in a fine. 6. No satellites attached to roofs. Phoenix Park/JSCO are landlords: 1. Collects rents 2. Issues garage door keys 3. Handles complaints concerning the inside of the unit 4. Issues warning notices directly to tenants

7 Statistics show that your home/property is three times LESS likely to be broken into when monitored by a home security system. Most homes burglaries take place during the daytime and many residents are not aware of this. Helping keep you and your family safe in the community is very important to us.

8 The installation of satellite dishes must be on tripods on the rear of the unit. Cables must run along the underside of the trim pieces and care must be taken to prevent water intrusion. Do not drill through the exterior siding of the buildings to get to the 2nd floor; if service is wanted on the second floor, owner is to assign a licensed contractor to run wires through the house up to the second floor. Damage to the siding resulting from poor installation may become the responsibility of the home owner who may in turn hold the cable or satellite company liable. Should this occur, the problem provider may possibly be denied the ability to perform future installations in the association? Work should be: Neat in appearance Appropriate colored cables should be used to bend closely with the units exterior paint color. Owner or resident should be asked to review the final work. The Association has been having an ongoing issue with residents dumping unwanted furniture and other items in the common area. Please be advised that the association is not responsible for disposing of your tenants unwanted items. Your tenant illegally dumping within the homeowners association will result in the association disposing of the items and the cost of the dump fees being posted to the subject unit s owner s account. 9 Permits are required for all residents and visitors in Wildwood HOA at all times $5.00 per permit $3.00 for visitor permit (1 pass maximum) $25.00 for a replacement visitor permit $50.00 for a replacement resident permit Items needed to obtain parking permit: Lease or proof of screening Valid government issued I.D (state, driver license, military, etc.) Proof of vehicle registration We have guest parking spaces set aside for your friends and family when they visit. Since these spaces are limited, we need to make sure guest parking is used by visitors only. To help with this. Everyone parked in a guest space must have a guest parking permit. WILDWOOD GUEST PARKING NOTICE Our guest parking rules: Visitors Dear residents, may park for up to 24 hours in any 7 day period. Residents are not permitted to park in guest spaces. Since parking is a valuable but limited amenity, our rules are designed to give everyone a fair opportunity to benefit. We have guest parking set Note: We can provide special permits if we decide an exception is warranted, so please contact us if aside for your friends and family, when they visit. 13 All Morrison Creek Owner and Residents Please be sure to keep all window coverings neat and attractive. Please refer to the governing documents below: I. Architecture A. Each owner shall have complete discretion as to the choice of furniture, furnishing the interior decoration, but windows can be covered by only drapes, attractive blinds or shades that ate of neutral color facing the street. B. Windows cannot be covered by sheets, blankets, rugs, foil, cardboard or other similar materials. Screens are required on all windows. Please be sure properly dispose of unwanted furniture, your unwanted items do not belong in the common area Morrison Creek Estates Homeowners Association is not responsible for disposing of your items, please refer to the governing documents below: I. Cleanliness Please help us keep our complex clean. No rubbish, trash. Garbage or other waste material is permitted within or without any unit, or in the common areas. Except in sanitary containers within the units, with the sole exception of garbage contained within City garbage cans maintained solely with the approved, assigned locations within the common areas. Garbage cans are to be rolled out on the night before trash pic-up day no earlier than 6:00p.m. Cans are to be rolled back in no later than 10:00 a.m. the day following trash pick-up. Cans that are left out will be removed completely from the complex. The owner will have to contact the City Of Sacramento to order replacement cans. Owners should ensure garbage is placed in the green waste cans or recycle items are placed in the blue recycle cans to avoid being fined by the City Of Sacramento.
