Our team is supported by a strong and reliable source of local contractors who undertake maintenance and repairs and provide a 24 hour emergency service where necessary. Amongst its portfolio, CJ Delemere manage the renowned and prestigious Collins mansion blocks on behalf of the freeholders of trusts established to oversee the estate. Our objective is to provide a comprehensive range of services covering all aspects of block management. We passionately believe that an effective and efficient approach to service delivery improves the desirability and potential value of your property asset. We deal with all aspects of block finance, including the collection of service charges and ground rents and establish realistic budgets with clients to meet specific needs and service level arrangements. However, this is only a fraction of what CJ Delemere can offer. We are experienced in the management of major works programmes, specialist service contracts and the planning of all maintenance requirements for your block, whether it be for small houses to large mansion blocks or modern, purpose-built flats. CJ Delemere are corporate members of the Association of Residential Managing Agents (ARMA) and are affiliated through its team, to the Institute of Residential Property Management (IRPM). All staff receive regular training and support to ensure they maintain a professional approach to property management and are rewarded for providing excellent service delivery. Our general management fee includes the administration, contract set up and insurance for your property, and to ensure the smooth running of services. We strive to improve the level of service provided for our clients, including electronic document storage, retrieval and distribution and continual development of our website to improve information and on-line details. Our clients range from directors of small street properties and medium size blocks to freehold trusts overseeing large mansion blocks. 7 13 Our approach to your property added value When CJ Delemere start to manage your block, a complete audit of existing arrangements is undertaken, including a detailed property inspection and health check. Any urgent matters are dealt with and we then focus on the finances, budgeting for future maintenance and undertaking a comprehensive re-assessment of service agreements, insurance arrangements and compliancy requirements. We will provide you with an honest appraisal, together with our agreed actions covering immediate priorities and a first year programme to get things underway. We can also help with a longer term maintenance and service plan if you require. From taking a call, to liaising with specialist contractors, organising meetings, distributing letters and notices, efficient communication enables the smooth running of all services. We issue regular updates to clients and individual leaseholders, including a bi-annual newsletter with generic and specific information relating to each block. However, our team pride themselves in having excellent communication skills and we organise regular leaseholder surgeries and participate in annual general meetings.
