1 MAY/JUNE 2012 Global News According to a Gartner study, the Eurocrisis has slowed the migration of users to the cloud despite expectations that tight IT budgets would drive corporations to adopt the cloud. Gartner states four reasons for the slow response: diverse privacy regulations, complex cross-country business processes, EU policy and diverse country regulations. National News Rackspace has lowered its cloud storage pricing by one-third from $0.15/GB/month to $0.10/GB/month. Sidera has installed a dedicated fiber ring, connecting DLR s Chicago, Piscataway, NYC and Ashburn. The State of South Carolina has passed tax breaks which would offer an exemption on data center operators for sales tax on electricity if invested $50 million + and creates 25 jobs. The State of Washington has joined other states in exempting sales tax on servers, electrical gear and some services. A minimum of 20,000 SF and 35 jobs are the threshold for the incentives. The State of Virginia has enacted laws this month to extend tax breaks to data center tenants. One law extends the tax breaks for new high tech equipment, another exempts investors from paying 100% of the capital gains tax for three years. Chris Crosby and Compass Data Centers have launched a modular data center program, offering pre-fabricated critical power modules in site built hardened shells. The 10,000 SF, 1.25MW pods have 2N electrical and N+1 mechanical redundancy. They are rumored to have a couple of build-to-suit s in the works. Industry News Equinix acquires German interconnect service provider, Ancotel for an undisclosed price. The acquisition expands their network connections in Europe from 700 to 900 companies. Former DLR exec Chris Crosby has launched his new company, Compass Datacenters. The company will use its Truly Modular architecture to deliver Tier III certified, LEED Gold data centers in any market a customer requires. CyrusOne in the Q1 added 18 customers to their client list; bring a total customer base of 444 companies. QTS has added 1MW of solar production to their Richmond and Atlanta data center, providing supplemental power. Estimated payback for the $10 million investment is three years. They will be joining DuPont Fabros, who has a 2.17MW of solar power for its NJ1 data center Amazon experienced a significant outage in its Virginia data center due to a cable fault that shutdown two substations feeding the site, followed by a fan failure on one of the generators which caused it to shut down. Various services were lost for an hour and twenty six minutes. Google is officially announcing the $300 million facility outside Cedar Rapids, Iowa on a 1000 acre campus. The facility could support Google s Fiber to Home project that is being beta tested in Kansas. The projects goal is to deliver faster internet that is 100 times faster than broadband and 20,000 times faster than dial up.

2 Northeast Conneticut Cervalis is in the market to lease or build a 150,000 sq. ft. data center in Norwalk, CT Leg Mason s data center sublease in Norwalk has a lease pending. New York / New Jersey Metro Industry City Complex in Brooklyn, NY is upgrading their infrastructure to provide Tier 3 capabilities who will consider the property. Xand just purchased Access Northeast, a privately held colocation company that has three facilities in New York, Connecticut, and Massachusetts and they have over 1,000 customers. Wilson Associates has planned a 56,000 SF speculative data center in Carlstadt, NJ. A major telecommunication company has just put 27,766 SF of data center space at 120 W. Passaic Street, Rochelle Park, NJ. C&W is the agent on the space. Cervalis is in the market to lease to build a 150,000 SF DC building in Norwalk, CT SunGard has upgraded their Enterprise Cloud Service. NY Internet is experiencing healthy demand at their NYC Facility. Leg Mason Data Centers Sublease in Norwalk, CT has a lease out. DuPont Fabros, Piscataway facility has experienced very good growth over the past several months and has leased over five megawatts. First Communications has selected zcolo to provide colocation and interconnection services. The expansion will take place in zcolo s 60 Hudson St building. The NYSE Euronext has opened its Mahwah data center to third-party colocation parties who serve the financial services industry. KnowledgeCentrix has selected IO s New Jersey facility for its colocation needs. Telx has begun construction of a 215,000 SF facility in their Clifton location which will offer about 100,000 SF of raised floor. The facility was originally announced in November of 2011, will be directly connected to the 60 Hudson and th Ave sites in NYC. Aframe has selected zcolo s 60 Hudson St data center for cloud storage and production. FiberMedia has expanded their footprint in a 15,000 SF raised floor facility in Secaucus, NJ. Another wholesale provider has entered the NYC metro market, purchasing a 232,000 SF campus in Orangeburg NY. The facility being developed by Fifteenfortyseven Critical Systems Realty will have 91,000 SF of raised floor with up to 24MW available. Industry City Complex in Brooklyn, NY is upgrading their infrastructure to provide Tier 3 capabilities who will consider the property. Xand just purchased Access Northeast, a privately held colocation company that has three facilities in New York, Connecticut, and Massachusetts and they have over 1,000 customers. Fiber Media has seen strong activity at their Secaucus, NJ and Pleasantville, NY locations.

3 Mid-Atlantic Maryland AiNET has announced a brownfield redevelopment of a facility to house up to 260,000 SF of raised floor in Glen Burnie, MD. The first phase is 10,000 SF is slate to open in July of This joins their two existing sites in Laurel and Beltsville. ByteGrid is expanding its Silver Springs facility to 91,000 SF with 3.6MW of critical load. Northern Virginia DLR has commenced construction on a greenfield, two-story 214,000 SF data center on their Ashburn campus (Building G). The 10-pod of 1.125MW each facility will be available in Q Proziox, who provides cloud services to its customers, has selected Peak 10 for data center services in their Richmond facility. QTS just had a grand opening in their Richmond data center. The facility is 1.3 million SF with the ability to building another 1.3 million SF and has 2 substations delivering 110MW with the ability to double to 220 MW, with metered power at $0.06 kwh. Telx, CyrusOne are looking to expand in the Northern Virginia, Ashburn market. An abundance of available wholesale space has seen price pressure, resulting in some larger KW transactions as low as $100 per KW. Dupont Fabros leased four pods to Rackspace in ACC6-Phase II and four MW pods in ACC6 Phase I. Four pods remain in Ashburn. Yahoo is moving out of VA3, giving DFT 5.9MW of availability at 100 watts per square foot. Sabey, as previously announced, is still waiting for a lead tenant to begin construction of their 500,000 SF/60MW facility. Raging Wire is planning the ribbon cutting of its 60,000 SF raised floor facility for the last week of July. A rumored 500KW lease with Dreamhost will open the building. Northern Virginia deals in the market include: LinkedIn for 3MW (also national search), Go Daddy for 1-2MW (also a national search), PWC and CSC looking for KW each.. CSC is currently in the Culpepper Verizon facility. DLR is rumored to be close to a deal with TNS in their Ashburn site. Midwest Chicago Argus has expanded its footprint in Brazil, Argentina, Colombia, Peru and Ecuador to expand its colocation service and managed IT solutions. Argus Healthcare is moving into CoreLink s Chicago datacenter due to their HIPAA compliance. Digital Realty Trust has closed on the Franklin Park data center as was earlier reported in MarketBytes. Central Dupage Hospital has leased a pod in DuPont Fabros suburban Elk Grove Village site. Japan based Aioi Nissay Dowa Insurance company has selected CoreLink for colocation services. United Conveyor has opted to take space with CoreLink for hosting and managed services. DLR spent $22.3 million for a twenty two acre park with three existing buildings. The first building will offer six pods, each with the 1.125MW halls to be delivered Q3-13. The campus could eventually have 45MW of total power to the park.

4 Pittsburgh DCK Worldwide is moving its in-house data center to Ascent Data s facility. Little Rock Windstream has opened a 30,000 SF, 2N power distribution facility in Little Rock. Other Windstream facilities are located in Boston, Charlotte, Philadelphia and Phoenix. Kansas City Arsalon is expanding by 100% to a total of 50,000 SF and 3.0MW in its Lenexa data center. Omaha Level 3 has opened its Omaha Tier III data center. The capacity was not disclosed. Minneapolis/St. Paul Cologix has acquired The Minnesota Gateway operating on 20,000 SF of raised floor in th St South in Minneapolis. This move is in line with their continued push to upgrade their offerings in the US to match their footprint in Canada. New confidential 70,000 SF data center requirement whom has working with a developer to find a site for a BTS. twtelcom has expanded by 23,000 SF of floor in Minnetonka. This brings their total footprint to 100,000 SF. Two legacy facilities, 11,000 SF in Brooklyn Center and 14,000 SF in Arden Hills, have returned to the market. Both facilities are sub-tier II but convertible to Tier II or III with investment. HyberData announced plans to break group on a 40,000 SF speculate muilti-tenant data center in Chaska, MN Mortenson Development controls a pad-ready site in Chaska near UnitedHealth Groups new 250,000 SF enterprise data center. The State of Minnesota has been actively promoting the state's new economic development legislation for data center development. St. Louis A legacy Verizon data center located at 9869 Meeks Blvd in St. Louis has been placed on the market. The 2-story, 103,275 SF building has 53,775 SF available. Outfitted in 2001 by MCI. DLR has completed its 210 N Tucker data center. Located in downtown St. Louis, the 18-story site offers 300,000 SF and 16MW of critical load. They have completed a long-term lease with Netelligent, an IT service provider. Detroit Carter Validus has purchased a 53,000 SF data center leased by Level3 and Sienna Heights University Association for $7.25 million. The facility is located in Southfield. South Atlanta T5 has leased wholesale datacenter space to insurance provider, Unum. The size of commitment was not disclosed. O1 Communications and Telesphere Solutions both selected Colo Atl in Atlanta for colocation and interconnection services. Colo Atl is located in 55 Marietta Street in the Atlanta CBD. O1 Communications has selected Colo Atl for colocation and interconnection services. Colo Atl's services will connect O1 and its customers to service providers and potential customers. Telesphere is a nationwide managed communications provider. The company provides hosted VoIP, Internet connectivity, Web collaboration, messaging and video conferencing services. T5 Data Centers announced that Unum will lease wholesale data center space in T5@Atlanta, T5 s purpose-built wholesale data center located in Alpharetta. The new data center is part of Unum s implementation of a data center strategy to add redundancy and modernize its facilities and systems to better serve its internal and external customers. Unum has leased a pod in T5 s Alpharetta data center.

5 Miami Equinix will build a third International Business Exchange in Boca Raton. Miami has the 6th highest internet capacity in the world, serving both domestic and international routes, especially South America. The site will have 31,300 SF of raised floor and is outside the evacuation area for a Class V hurricane. FortaTrust, formerly Infolink, has completed a 20,000 SF data center for AT&T with 1.5MW of critical power. The Doral site is well connected to multiple major carriers. DLR has renewed ColoHouse to extend and expand to 24,000 SF through 2024 in their 36 NE 2nd Street facility in Miami. Jacksonville Fashion retailer, Body Central has located a DR site and customer support center into Colo5. Ft. Lauderdale Peak 10 has expanded its footprint in Ft. Lauderdale by 11,000 SF of floor. New Orleans Fogo Data Centers has opened its second a second data center on the 10th floor of a New Orleans office tower. The 6000 SF facility will be delivered Q2-12. West Palm Beach Cloud South is opening a 6500 SF data center in a legacy Global Crossing facility with 1.0MW of power. West Denver TrustCommerce has selected Latisys Irvine and Denver data centers for its financial services platform. TrustCommerce provides secure payment services for companies. A standalone data center located at 7579 W 103 rd Ave, Westminster has been put on the market. The 29,500 SF building contains 10,000 SF of raised floor. Expandable to 1.125MW. 2N Electrical and N+1 Mechanical redundancy. Stream Data Centers has purchased a facility with 10,000 SF of raised floor in Westminster. The 29,000 SF facility was built by a Fortune 500 company and commissioned in Up to 4MW are available to the site with 2N electrical and N+1 mechanical. Las Vegas ViaWest has announced a 70,000 SF expansion of white floor capable of more than 10MW of power. Their first data center is now full. Phoenix American Internet Services has taken enterprise space in Digital Realty s Van Buren facility for DR and business continuity. IO continues its wins in their Phoenix facility, winning business from online travel company, BookIt.com and web services firm, BlueChannel, as well as Hunt Construction Group and KnowledgeCetnrix. SingleHop, a mass market hosting and cloud provider has made its first move out of Chicago, opening a site in IO s modular data center. The University of Arizona has relocated its Arizona Telemedicine program to Phoenix NAP s facility. Additionally, RFID and American Barcode have selected Phoenix NAP to support their identification, tracking and management software. Oregon Fortune Data Center Oregon is reporting a lot of tours and interest in their newly commissioned Hillsboro Data Center. Currently 7.8 MW has been commissioned. Most of the activity is generated by Northern California companies. ViaWest has expanded its Hillsboro facility from 25,000 SF of floor to 50,000 SF. Seattle Newly formed Digital Fortress has landed PeakColo as a new tenant in their location in Sabey s Intergate. West data center campus.

6 Utah AlphaGraphics pics C7 in Lindon, UT for colocation services. Salt Lake City Fogo Data Centers, a colocation company, will take space from another wholesale provider to establish a footprint in Salt Lake City. The initial 2000 SF of floor will be available Q3-12. Wyoming Project Summet, previously discussed here in MarketBytes, has turned out to be Microsoft, who announced a $112 million data center near Cheyenne. Southwest Austin Golden Frog, an online service provider has expanded its footprint in Data Foundry. DLR has purchased a 4.5MW SunGard facility in Austin for $12.5 million. The sale leaseback of the 62,237 SF building (30,000 SF of raised floor) is located at 8025 N I-35 and is N+1 power. Bazaarvoice has moved to Data Foundry s Texas1 facility Core NAP has secured the network infrastructure of Digerati, a cloud based communications provider. An announcement has been made in Pflugerville of a 4-6 building. 500,000 SF, data center park by Arista Data Centers. No final site has been selected. Dallas CyrusOne has been selected in the new, Frankford site in Carrollton by Connectria for their cloud services and DR site. In addition, Nirvanix has selected CyrusOne for their cloud storage requirement. Cologix has taken another floor in the Infomart. The 40,000 SF space now delivers 2MW of critical load. The 12,000 SF expansion will be delivered Q3-12 and provide 2MW of critical power. Unitas Global has selected Telx for space in 2323 Bryan, a facility owned by DLR. They have also taken space with Telx in Miami as well. DLR has acquired 400 S Akard. The seven-story, 269,600 SF building is almost entirely full with leases with DataBank and others. The facility has 11.7MW of critical load, expandable to 18MW. The site is fed by five substations on a downtown consolidated grid. DataBank recently leased a standalone 10MW data center in the DLR Dallas Data Center Park. San Antonio Valero Energy has put some of its enterprise data center up for sublease to a colocation provider. Located in the Westover Business Park, this Tier III site is located adjacent to a 300MW substation. Northern California San Francisco Telx is expanding at DLR owned 200 Paul Street by adding 20,000 SF. The three suites can support up to 200 watts per SF.

7 Santa Clara After a record 30+MW of data center absorption in Silicon Valley for 2011, absorption has been slow thus far in 2012 with most owners indicating overall slowness in activity and inquiries. Apple has expanded it foot print by another 2 MW at DuPont Fabros SC1 facility. Santa Jose A social networking company has leased 300 kw of space at Fortune Data Center in San Jose. This is a portion of the 1.4 MW space provisioned last summer. Sacramento DLR has successfully leased the 1.35 MW first phase of its redeveloped Rancho Cordova facility to an enterprise user for its corporate data center. Sacramento continues to be an up and coming data center market to watch as several data center operators are evaluating expansion plans. Southern California Los Angeles / Orange County Lunarpages, a managed hosting company, has taken 3500 SF of space with Latisys in its Irvine center. Aframe has selected zcolo s 707 Wilshire, Los Angeles data center for cloud storage and production. Canada Barrie (North of Toronto) In collaboration with seven Ontario universities, IBM will establish a new Ontario-based $210 million research and development initiative to be completed by December The university consortium will have access to a new Barrie-based IBM data centre once it is fully operational in the fall of Other Canadian researchers and small to medium-sized enterprises will also be invited to join the consortium. Ottawa Bell completed construction of a new Tier III Certified data centre in the National Capital Region which will enhance the availability of highly secure data hosting in the region with one of the most energy efficient facilities in North America Quebec French hosting provider OVH has started Alpha testing at a new facility in Quebec, Montreal, on a 650,000 SF site and will offer dedicated servers and cloud computing that can reach 25 to 30% of the US market. Toronto / Southern Ontario Cogeco has opened a 5000 SF high-denisty data center in downtown Toronto. The 1.1MW facility will provide low latency connectivity. Cologix is expanding its footprint in Toronto by building 20,000 SF of space at 905 King Street West, Toronto s newest interconnection center, along with a simultaneous 3,000 SF expansion to its existing facilities in 151 Front Street. Savvis expands its Mississauga data center and increases its power by 5MW. CentriLogic has opened a state-of-the-art, multi-million-dollar facility on York Street in downtown Toronto. From the 16,000 SF data center, CentriLogic will provide comprehensive co-location, cloud computing, hybrid hosting and managed services to clients around the world.

8 Data Centers Canada a data center provider which operates, develops and manages Canadian real estate for the purpose of providing turnkey data center solutions including colocation and disaster recovery solutions for enterprises, today announced that it has completed its 10,000 SF expansion at its Toronto North Data Center Facility. Vancouver FortisBC (formerly Terasen Gas) opened two call centers in Burnaby and Prince George in January The natural gas supplier elected to bring their customer service operations in-house. The Burnaby operation, a new LEED Gold office building, resulted in 220 new jobs and the Prince George operation, housed in a former ACS call centre created 100 new jobs. Asia / Pacific Austrailia Pacnet has expanded its Asian footprint to Sydney s SYCS1 facility. The 17,500 SF expansion can accommodate 700 racks. Pacnet also has facilities in Hong Kong s HKCS2 & the Data Landing Station, also in Hong Kong. Equinix has started its phase II of the Sydney International Business Exchange SY3, finishing out another 30,000 SF and adding space for 1000 racks. This doubles the capacity in this third phase. Unitas Global has selected Equinix in Singapore and Sydney for their IT service platform. Macquarie Telecom has opened a Sidney data center, the Intellicentre 2. The 80,000 SF will have a green platform and be Australia s first Tier II certified facility. Russia Equinix has teamed with CJSC TransTeleCom to provide connectivity to Russia. Singapore Equinix has begun its $28.5 million fourth expansion in Singapore. The latest expansion will provide for 550 additional cabinets by year end. They also announced that they had won United Global s business. An unnamed Singapore bank has selected Dimension Data Singapore as its corporate data center platform. South America Brazil Terramark in response to stronger demand, has expanded their presence in the Nap do Brasil data center located in the Alphaville high tech corridor. This expands the white floor to 70,000 SF, capable of 150,000 servers. TOTVS has expanded due to cloud demand its data center in Sao Paulo. Chile HP has opened a $30 million, 1,000 SM facility 40km outside of Santiago. America Movil is building a $110 million, 290,600 SF data center in Santiago for an opening in Q America Movil has announced a 27,000 square meter, greenfield Claro Chile facility near Santiago. The $110 million facility will be built in phases and the first phase will be operational at the end of 2013.

9 UK/Europe London Savvis has opened a new data center in the Docklands. The 34,850 SF facility has 1.53MW of critical power. The facility is housed in a EuroHub owned building. The low latency data center is to serve the financial industry. Front Porch Digital has selected Equinix s London IBX datacenter to expand its media content services. Financial services consulting firm, FFastFill has selected Interxion s City of London data center to be near the London Metal Exchange, which is also located there. Gyron has announced that it will begin construction of an 8MW, 2N 56,700 SF site in Slough. The facility will be connected with a high-speed fiber ring with its Marylands and Centro data centers. Volta has announced it is taking over the former Reuters facility near London s Silicon Roundabout Tech centre. For a Q1-13 delivery, the 8500 SM facility will be supplied by two 33KV substations. DLR has purchased the Sentrum portfolio of data centers in the UK for $1.1 billion. The 761,000 SF portfolio spread over three buildings and is 80% leased to 21 tenants. The three facilities are located in Woking (200,000 SF raised floor & 75MW), Watford (80,000 SF of raised floor & 40MW) & Croydon (67,000 SF of raised floor & 27MW). Frankfurt Interizion has opened its 7 th data center, adding 1500 SM to its Frankfurt campus. The additional will be served by 2MW of power. Spain Interxion has announced its MAD2 data center as it has filled up its first site. The 148,000 SF facility will be built out into two phases of 1.2MW for each pod. Gigas, a cloud hosting provider, has taken wholesale space form Interxion Paris Ecritel has selected DLR for expansion of its hosting services in Paris. The.4MW commitment is for a 4300 SF pod. Switzerland Equinix has announced its fifth IBX data center, the Zurich ZH5 and will expand its GV2 Geneva site. The Zurich site can eventually provide 6670 square meters of space. The Geneva expansion brings total capacity up to 1555 square meters.
