2 Foreword Dear reader, In addition to our more wide-ranging and in-depth market analyses describing trends and developments and our outlook on property issues, we publish, a national picture twice a year. This publication is a compilation of our regional fact sheets for the office and industrial property market. The supply of office space has risen to 7.7 million square metres, and the vacancy to.9 million square metres. However, vacancy levels have not risen as fast as in previous years. Despite a number of withdrawals from the stock, overall office stock in did in fact increase. As a result, the vacancy percentage has remained unchanged since January at.%. In the industrial property market a number of substantial transactions have ensured that the supply has fallen by %. This means that in mid some 9. million square metres of industrial space is still available on the market. Our previous issue (January ) showed that take-up levels in the office market in were 9.% higher than in. The same was true of the industrial property market, where more space was taken up in than in. Now that the first six months of have passed, we can look back at the situation. Take-up figures once again give a relatively favourable picture. Office take-up of, m² during the first half of was virtually the same as during the first half of, and take-up of industrial space even saw a rise of 7.% compared to the same period last year. There are however considerable differences at a regional level. Vacancy rates in the Amsterdam office market are falling, whereas in the other three major cities there has been a slight increase. The difference between the key cities and peripheral municipalities remains evident. In general, vacancy levels are lower in the key cities. In order to take the right decisions in the property market, it is vital to monitor its dynamics and respond proactively to regional developments.
