2 1642 Fairorchard Avenue San Jose /01/ of 7 This is a separated report which is defined as Section 1 / Section 2 conditions evident on the date of inspection. Section 1 contains items where there is evidence of active infestation, infection or conditions that have resulted in or from infestation or infection. Section 2 items are conditions deemed likely to lead to infestation or infection, but where no visible evidence of such was found. Further inspection items are defined as recommendations to inspect areas(s) which during the original inspection did not allow the inspector access to complete the inspection and cannot be defined as Section 1 or Section 2. SECTION I: (2) DRYWOOD TERMITES 2A. FINDING: Evidence of infestation by drywood termites was found in the sheds. RECOMMENDATION: Drill and treat the infested framing with Termidor (Fipronil), Premise (Imidacloprid) and/or Cy-Kick (Cyfluthrin). Treat exposed framing in the infested areas with Tim-Bor/Termite Prufe (Disodium Octoborate Tetrahydrate). Remove or mask over all accessible termite pellets. Section 1 Item. Local treatment is not intended to be an entire structure treatment method. If infestations of wood-destroying pests extend or exist beyond the areas of local treatment, they may not be exterminated. (3) FUNGUS/DRYROT 3A. FINDING: There is fungus infection and dry-rot damage in the decorative overhead wood at and adjacent to the projecting beam ends indicated on the diagram. RECOMMENDATION: Repair, replace and/or reinforce the damaged wood as necessary. Areas where damage is minor, drill out the decay and fill the voids with wood filler as practical. Section 1 Item. 3B. FINDING: There is fungus infection and dry-rot damage in the siding and trim in the areas indicated on the diagram. The damage is scattered and was not found consistently along the entire areas indicated. RECOMMENDATION: Locate and repair and replace damaged sections of siding. Use z-bar to avoid having to replace entire siding material in the infected/damaged areas. Areas where damage is minor, drill out the decay and fill the voids with wood filler as practical. Section 1 Item. 3C. FINDING: There is fungus infected and termite damaged framing in the sheds as indicated on the diagram. RECOMMENDATION: Remove the visible fungus and treat the infected wood with Tim-bor/Termite Prufe (Disodium Octoborate Tetrahydrate). Section 1 Item.
3 1642 Fairorchard Avenue San Jose /01/ of 7 3D. FINDING: There is fungus damage in the wood roof covering of the shed at the left side indicated on the diagram. RECOMMENDATION: Remove the wood roof covering and replace with composition roof covering as practical. Section 2 Item. 3E. FINDING: There is fungus infection and some dry-rot damage evident at the roof fascia board and adjacent sheathing as well as in the top of the overhead exposed 4x12 beam in the patio area. RECOMMENDATION: Remove the visible fungus and treat the infected wood with Tim-bor/Termite Prufe (Disodium Octoborate Tetrahydrate). Dig out and fill the dry-rot damaged areas of the wood. Install flashing on the top of the exposed 4x12 beam for its protection from exposure to weather. Section 1 Item. 3F. FINDING: There is fungus infection and dry-rot damage in the framing at the base of the partition indicated on the diagram. RECOMMENDATION: Repair/replace the damaged wood as necessary. Areas where damage is minor, drill out the decay and fill the voids with wood filler as practical. Section 1 Item. SECTION II: (4) OTHER FINDINGS 4A. FINDING: There is earth to wood contact where the fence is attached to the structure as indicated on the diagram. RECOMMENDATION: Install a metal flashing between the attached fence and the siding to break this contact. Section 2 Item. The exterior wood is beginning to show signs of deterioration due to exposure to weather. Paint is peeling. These areas should be maintained periodically as needed, keep exterior wood well sealed and painted as part of general home maintenance. Vegetation was noted against the structure in some areas. The owner should prune the vegetation away from the structure. There are water stains on the wood by glass that could be due to condensation, etc. The owner should maintain these areas with sealants periodically as needed. FURTHER INSPECTION: (5) FURTHER INSPECTION 5A. FINDING: Storage in the garage prevented a thorough inspection of this area. RECOMMENDATION: Return after the storage is removed. Inspect and issue a supplemental report of any findings and recommendations. Section Unknown - Further Inspection.
4 1642 Fairorchard Avenue San Jose /01/ of 7 Scope of a WDO (Wood-Destroying Organisms) inspection: Please read the entire report to determine the limitations of the inspection. This inspection is limited to the visible and accessible portions of the structure as noted on the diagram only. Any reported pests pertain to wood-destroying pests and organisms and do not include reference to other structural pests that are not classified as wood-destroying pests (General Pests such as rats, mice, cockroaches, ants, fleas, etc.). This inspection does not include opinions as to the condition of plumbing, roofing, electrical components, gas, heating, air conditioning, or other such structural elements. If such information is desired, we suggest that a qualified Home Inspector and qualified contractors be contacted. Inspection of fences is not included in this report. In any slab floor construction it is possible for termite infestations and damage to be present but not evident at the time of inspection. If during the course of any repairs or reinspections, further adverse conditions are revealed, issue a supplemental report of the further conditions found and costs may be additional. Areas not inspected: The following areas were not inspected: Portions of furnished interiors concealed by appliances or personal property; the interior of hollow walls; areas to which there is no access without defacing or tearing out lumber, masonry and finished work; built-in cabinet work, floor beneath coverings; portions of the structure covered by plant growth; areas where storage conditions makes inspection impractical, including garage interior and areas in cabinets below sinks. The inspector did not move storage or furnishings during inspection. does not make any guarantee against future or hidden infestation, infection, nor adverse condition present but not evident at the time of the inspection. Routine inspection does not include opening windows, opening all exterior doors, inspecting the interior of cabinets. Further inspection of any of the above areas, if requested after they are rendered accessible, may be completed at an additional expense. Certification: Certification applies to visible and accessible areas of the structure observed at the time of original inspection. This certification does not constitute a guarantee that parties in interest will not inherit hidden infestations, infections and adverse conditions. Ken Carroll Termite Company assumes no liability for such hidden conditions. If a problem is discovered that was not disclosed during our inspection, do not disturb the area. Contact our office to inspect the problem area and allow proper determination.

A charge, if any, can be no greater than the original inspection fee for each re-inspection. The re-inspection must be done within ten (10) working days of request. The re-inspection is a visual inspection and if inspection of concealed areas is desired, inspection of work in progress will be necessary. Any guarantees must be received from parties performing repairs. Exterior: The structure was inspected from the ground level only. Portions of the structure that extend more than 8 feet from the ground level were visually inspected only. Visual inspection above 8 feet is limited by height. Accuracy above this point cannot be guaranteed. Wood members showing visible signs of infestation or infection were pick-tested to determine the nature and extent of the finding. The inspector did not get up on the roof to inspect wood members accessible from the roof. Second opinion: NOTICE: The structural Pest Control Board encourages competitive business practices among registered companies. Reports on this structure prepared by various companies should list the same findings (i.e. termite infestations, termite damage, fungus damage, etc.). However, recommendations to correct these findings may vary from company to company. You have a right to seek a second opinion from another company. Roof coverings: The exterior surface of the roof was not inspected. If you want the water tightness of the roof determined, you should contact a roofing contractor who is licensed by the Contractors' State License Board. Subcontracting: NOTICE: The charge for service that this company subcontracts to another person or entity may include the company's charges for arranging and administering such services that are in addition to the direct costs associated with paying the subcontractor. You may accept Ken Carroll Termite Company's bid or you may contract directly with another registered company licensed to perform the work. Guarantee: We guarantee repairs and chemical treatments done by this company for one year from the date of completion in the areas repaired or treated. Fumigations are guaranteed for three years from completion. We cannot guarantee work done by others. We make no guarantee against future infections, adverse conditions or conditions present but not evident at the time of our inspection. Mold: This property was not inspected for the presence or absence of health-related molds or fungi.
