The Broadway Improvement Corporation (BIC) was created to promote economic growth; implement, foster and encourage commercial development business vitality, expansion and self help; improve the business climate; and otherwise represent the best interests of the property owners in the District and in the Borough of Fair Lawn. To learn more about the BIC programs, visit the website at In this packet, we introduce you to programs and information about the Broadway district: 1. Seasonal Cooperative Advertising Initiative: An advertising opportunity providing discounted rates to BIC district businesses, co sponsored by the BIC and North Jersey Media Group (NJMG). Your ad will appear with other co op advertisers on a single, full color page in 3 local newspapers Fair Lawn Community Newspapers, Elmwood Park/Saddle Brook Community News and Paramus Town News. The 2015 ad schedule includes 10 issues from February through December. 2. Broadway Bucks Giveaway Promotion: Visitors to the website register for a chance to win Broadway Bucks gift certificates. Winners receive gift certificates redeemable at participating Broadway District businesses. Businesses are reimbursed for the full dollar value of any certificate redeemed. 3. District Branding and Services: Logos, pole banners and maintenance services provide a welcoming image to visitors and travelers. 4. Website & Facebook: The social media pages promote the district through business spotlights, business directory, press releases, and available properties. 4 BROADWAY BUCKS GIVEAWAY PROMOTION The Broadway Improvement Corporation (BIC) draws winners of Broadway Bucks during the year. Winners can redeem the gift certificates at participating businesses. Businesses are reimbursed the full dollar value of each certificate returned to the BIC. $ 25 BROADWAY BUCKS $ WINTER PROMOTION This certificate may be redeemed for $25 in merchandise or services at any participating Broadway Special Improvement District business. Past participating businesses are listed on the reverse side. It may not be redeemed in whole or part for cash. If it is used for merchandise valued in excess of $25, the winner will pay the excess amount via cash or credit card. This certificate must be used by FEBRUARY 15, 2015 it will be void after that date. 5 DISTRICT BRANDING AND SERVICES In 2015 the Broadway Improvement Corporation finalize its branding images and have incorporated the new logo designs on all materials, social media and advertising inititives. Bright baners on street lamp poles welcome visitors and travelers through the district. During warm weather months, the Broadway Improvement Corporation, volunteers from the community and local businesses provide supplemental services in the areas of maintenance, planings, watering and weeding. The field staff can be recognized by their yellow vests or jackets.

Each entry includes address, phone, fax, , website information, and a short description of what each business is known for. Through our website and Facebook page, we offer information regarding events, promotions, available properties for sale/rent and, importantly, maintain a directory of all businesses operating within the district. BIC-Supported Planning & Zoning Changes Enacted During 2012 Designate All of Broadway a Single Zone (May 2012) Mayor & Council rescinded the OBS-2 Zone along Broadway, which had artificially and arbitrarily restricted retail establishments along two sections of Broadway for several decades. A single B-2 Zone now covers the entire Broadway Commercial District. Permitted uses include: offices, most retail sales and services, personal and household service shops, sit-down restaurants, outdoor cafes, etc. Adopt Off-Street Parking Amendment (September 2012) Mayor & Council approved ordinances revising parking standards affecting retail and commercial buildings including restaurants in Fair Lawn s Broadway District. Lower parking ratios will allow offices, medical offices, retail and service establishments to become part of the Broadway business community without spending time and money to hire attorneys and professional experts to obtain costly parking variances. New ratios reflect BIC s analysis of five years of past practice by Planning & Zoning Boards. New off-street parking ratios are as follows: -- Office: 4 spaces per 1,000 sq. ft. of GFA; -- Medical Offices: 5 spaces per 1,000 sq. ft of GFA less than 15,000 sq. ft. and 4.5 spaces per 1,000 sq. ft. of GFA over 15,000 sq. ft.; -- Retail & Service Establishments: 1 space per 250 sq. ft. GFA (4 spaces per 1,000 sq. ft. GFA); -- Restaurants on North Side: 1 space per 4 seats excepting the first 24 seats; and -- Restaurants on South Side: 1 space per 4 seats excepting the first 30 seats.

9 Adopt Sign and Awning Ordinance (December 2012) Mayor & Council approved changes to the Broadway District s sign ordinance that had not been updated since its implementation 12 years earlier. The new ordinance is specific to the highway-oriented Broadway District, and provides more flexibility in sign design including an increased height for sign lettering relating to different types and sizes of commercial properties, without the need for special variances. B. Traffic Counts NJDOT reports that weekday traffic along Broadway averages 19,200 vehicles in the westbound direction and 20,300 vehicles in the eastbound direction. Taking into account both directions, average annual weekday traffic approximates 40,000 vehicles per day. C.
