2 Overview This document should be reviewed by anyone considering applying for a Buy to Let Mortgage with Axis Bank. It details all fees and charges that may become payable when we undertake administrative services in connection with your BTL Mortgage. Please note that we may require certain charges to be paid in advance of services being All of our fees will be notified to you in advance in writing, including any charges which are required to be added to your account. All of our fees include VAT where applicable. Loan application Fees 1.1 Product Fee - Variable This fee covers the administrative cost of setting up your chosen mortgage 1.2 Application Fee This fee is required at application submission stage and covers some of the cost of assessing and processing your application. It is a non-refundable fee. 1.3 Funds Release Fee - 35 This fee is charged to cover the cost of releasing your loan funds to your solicitor, by same day bank transfer. The fee will be added to your mortgage account. 1.4 Valuation Fee - Variable This fee covers the cost of obtaining a professional valuation report on the security property on which you are applying for a mortgage. This fee must be paid before the work is 1.5 Re-inspection Fee Is charged where your property needs to be re-inspected again, after the initial valuation has been carried out. This fee must be paid before the work is Change of circumstance fees 2.1 Change to Mortgage Terms - 50 This fee is charged where you wish to change the terms upon which your mortgage was agreed. For example if you wish to change the length of your mortgage. Some changes may require a Deed of Variation and additional costs may apply which will be notified to you in advance. This fee will be charged for our assessment of any such request whether it proceeds or not. This fee must be paid before the work is 2.2 Change to Repayment Type - 75 This fee is charged where you wish to change the method of repayment on your mortgage. This fee will be charged for our assessment of any such request whether it proceeds or not. This fee must be paid before the work is
3 2.3 Transfer of Equity Application This fee is charged where you wish to add or remove a borrower from the mortgage. This fee excludes any associated legal costs. This fee will be charged for our assessment of any such request whether it proceeds or not This fee must be paid before the work is 2.4 Substitute of Security Fee This administrative fee is charged where you request us to transfer your existing mortgage onto a new security property or make a partial change to the Security. This is subject to product terms and conditions and underwriter assessment. This fee will be charged for our assessment of any such request whether it proceeds or not. This fee excludes any associated legal costs. This fee must be paid before the work is 2.5 Variation to lease fee - 50 The administrative fee charged if you request our consent to a variation to the lease in respect of your property. This fee will be charged for our assessment of any such request whether it proceeds or not. This charge excludes any legal fees that may be payable to solicitors which will be your responsibility. This fee must be paid in advance of work being Arrears Related Charges 3.1 Rejected Cheque Payment - 30 This fee is charged where your bank cheque is returned unpaid by your bank. This fee will be added to your mortgage. 3.2 Rejected Direct Debit Fee - 15 This fee is charged where your direct debit payment is returned unpaid by your bank. This fee will be added to your mortgage. 3.3 Unpaid Leasehold Charges - 50 This fee is charged where you have not paid your ground rent or service charge and we are required to make payment on your behalf. This fee will be added to your mortgage. The payment of outstanding charges to your Freeholder will also be added to your mortgage account. 3.4 Insurance Policy Lapse - 50 This fee is charged where your buildings insurance policy lapses and the bank is required to make alternative arrangements on your behalf. This fee will be added to your mortgage. 3.5 Arrears Management Fee - 30 This is a monthly fee charged on an account where a payment is not made in full on the due date and an arrears balance occurs. The
4 fee will be charged monthly for the period that the account remains in arrears if you have not agreed a repayment plan with us. You will be informed in writing of any missed payments and given the opportunity to bring the account back up to date. This fee will be added to the mortgage account. 3.6 Formal Demand - 50 This fee is charged where the bank is required to issue a formal demand for repayment of your mortgage and/or any arrears. This fee will be added to your mortgage. 3.7 Disposition Fee This fee is charged to cover the administration involved in selling a repossessed property. This fee will be added to your mortgage account 3.8 Appointment of Receiver This fee is charged to cover the administration of appointing a receiver. The fee excludes any legal or receiver fees that may also be payable. This fee will be added to your mortgage account. 3.9 Repossession Fee This fee is charged to cover the administration of taking a property into possession. The fee excludes any legal fees or agent fee that may also be payable. This fee will be added to your mortgage account. Deeds and Redemption Related Charges 4.1 Redemption Fee - 85 This fee applies where you discharge the mortgage at any time during, or at the end of the mortgage term. This fee will be included in any redemption statement issued to you upon request 4.2 Copy of Deeds/Documents - 25 This fee is charged where you require us to provide you with a copy of your mortgage deed or related documents. This fee must be paid in advance of the work being 4.3 Deeds Dispatch Fee - 30 Charged when the deeds to your property are released to you or your solicitors. This fee is payable in advance of work being Miscellaneous Charges 5.1 Copy Mortgage Statement - 15 This fee is charged to cover the administrative costs of providing you with a copy of your mortgage statement. This fee must be paid in advance of the work being 5.2 Data Subject Access Request - 10 Charged when you, or someone with
5 authority to act on your behalf, submits a Subject Access Request under the Data Protection Act. This fee applies for each borrower on the mortgage where the information requested relates to them. 5.3 Mortgage Questionnaire /Reference Request Fee - 30 This fee is charged where a request is received to supply a reference or other information regarding your mortgage account to another lender or body upon your written authority. This fee must be paid in advance of the work being
