1 CAPITAL PROJECTS DEPARTMENT MONTHLY ACTIVITY REPORT RIGHT: the proposed conceptual profile of the new Joe Redington Sr. JR/SR High School January 2014 Project Management Division New Knik Area Middle/High School ($65M): In December, the Borough received multiple proposals from contractors to build the new Joe Redington Sr. Jr/Sr High School using the Construction Management/General Contractor (CM/GC) alternative delivery method. This procurement will provide both preconstruction phase work and lead to negotiations to construct the new school. On February 4 th, 2014, the Assembly awarded pre construction services, site work and the authority to order steel for the project to Collins Construction. Also, the on site water well was drilled in December. On November 21 st, 2013, the Borough held a public meeting to provide information concerning the construction and schedule of this new school. Over 100 local residents attended this informational meeting. In October 2013, Wolf Architecture completed the 65% design for review. Due to the high silt content of the soils (30%), we have changed our plans and will have tree clearing and grubbing completed during the spring of Construction will begin in 2014 with the school scheduled to open August We still need to tackle the challenges of funding construction of the utility lines to the school site. Mat Su Day School ($10M): This project will construct a 21,500 square foot special missions school that will replace existing portable facilities and house approximately students from kindergarten through twelfth grade. The primary focus is to design a facility with a learning environment that will facilitate the needs of students that have been separated from the mainstream public school system. Wolf Architecture is the selected design firm with F E Contracting the General Contractor. Construction began June 2013 and is progressing on schedule with the structure dried in. 2 work is ongoing with completion on schedule for building occupation by August 2014 school start. New Iditarod Elementary School ($25M): This project will construct a 50,605 square foot elementary school that will replace the existing outdated facility. This project is currently advertised for design with an anticipated contract award in March The new school is scheduled to be ready for occupancy in time for the 2016 school year. Plans for the old building have yet to be determined. Willow Elementary School Roof ($750K): This project will replace the Willow ES roof. A request for design proposals was advertised with USKH being the highest scoring firm. This contract is expected to be in place in February 2014 with design starting immediately. District Wide ADA Upgrades ($1.5M) Work includes district wide American Disabilities Act upgrades to parking lots, sidewalks, ramps, curbs, and restrooms. A request for design proposals will be advertised in February Trapper Creek Elementary School Roof Replacement Design ($100K): The Trapper Creek Elementary School roof has been problematic for many years. There are issues with snow/ water accumulation, insufficient ventilation, ice damming, leaks and snow shedding. The objective of this project is to develop a complete roof system replacement. A Request for Proposals was advertised for Architectural/Engineering firm design proposals. BDS was awarded the design contract. The construction documents are complete and have been approved by the School District staff. Competitive bids for construction closed on February 3 rd, RIGHT: Trapper Creek Elementary School Dena ina Elementary School (new Knik area elementary school) ($26M): The project scope is to design, construct and equip a new 44,000 square foot elementary school to relieve overcrowding and improve the learning opportunities for the attending students. The site for the new elementary school is adjacent to the new middle/high school. Bettisworth North Architects have been selected to design the new school. The award was approved at the November 5 th, 2013 Assembly meeting. The 35% design submittal has been reviewed by School District Staff, presented to the School Board and the Borough Assembly. 3 Big Lake Elementary School Renovation ($3M): Work involved renovating electrical, mechanical, and architectural/seismic aspects of the original 6,400 square foot structure built in 1964, plus the linked administrative/reception area addition of 1978 and The remodeled areas have been available for occupancy as of substantial completion on January 15 th, Owner requested change order tasks will continue through February Palmer High School Renovation ($5.5M): The majority of this work involves replacement of mechanical piping and pumps with some domestic piping replacement, as the budget allows. This project was advertised with bids above the approved budget. The re bid scope was awarded to F E Contracting by the Assembly on February 4 th, Emergency Power Generator Set and Switch Gear, 9 Schools Design Services ($2.6M): This project provides standby generator sets at Big Lake, Butte, Snowshoe, Swanson, Willow Elementary Schools; Wasilla Middle School, Palmer Middle School, Palmer High School and Operations & Maintenance. Generators will facilitate normal operations during outages during the school day and will support the building during emergencies. A design contract was awarded to AMC Engineers at the January 21 st, 2014 Assembly meeting. Restroom Renovation Design, 6 Schools ($900K): This project installs American with Disabilities Act compliant fixtures at Butte, Pioneer Peak, Cottonwood Creek and Snowshoe Elementary Schools. Palmer High and Wasilla Middle Schools are also included. Design fee negotiations are in progress with top rated proposer, Wolf Architecture. Flooring Replacements, 8 Schools ($3.1M): The original scope of work for construction in replacing flooring at eight schools has been completed at all eight schools. Two individual contracts were procured to complete new flooring installation at the Colony Middle School rock climbing gym and the multipurpose room at Snowshoe Elementary School. An Invitation To Bid for replacement flooring in the multipurpose rooms at Finger Lake, Tanaina, Cottonwood Creek and Butte Elementary Schools was advertised, protested and cancelled. Modifications to new bid documents have been submitted and are currently being reviewed for the next solicitation which will have a contract completion date of summer ADA Parking Access, Three Schools ($300K): This project provides accessible ADA parking at Snowshoe, Pioneer Peak and Big Lake Elementary Schools. Design and production of construction drawings for this project were produced in house within the Capital Projects Project Management and Engineering Division, providing a substantial savings. 4 project scope is complete. Remaining budget will be expended at Big Lake Elementary School for improvements to parking and circulation in conjunction with the renovation project at the school. Valley Pathways Replacement School Design and Construction ($22.5M): Construction continues to progress at a very fast pace. Interior framing is nearly complete, windows installed, rough in of electrical and mechanical systems continues with sheet rock following closely behind. Roofing membrane, insulation and cover board have been installed over the entire building allowing for temporary heat to be introduced into the building. In addition to mudding and taping of interior sheetrock walls, painting has begun inside the school. The boiler room is taking shape with placement of three high efficiency boilers, piping and pumps being installed. Massive overhead ductwork from two large air handling units has been hung from the ceiling above which will provide ventilation to all corners of the building. Site work has been shut down for winter. Flooring Replacement, 7 Schools ($685K): This project is to replace various floor coverings at 7 Borough schools including: Finger Lake Elementary, Goose Bay Elementary, Larson Elementary, Meadow Lakes Elementary, Trapper Creek Elementary, Wasilla Middle and Burchell High Schools. Investigation for hazardous materials has been performed at all schools listed in this project. Trapper Creek is the only school to have tested positive for asbestos in the multipurpose room. Agreements have been reached with a HAZMAT specialty company to develop a design for abatement work in conjunction with an architectural firm to help develop and assemble a package that can be advertised for construction. This project will have a completion date of summer Page 4 of 5

5 Mat Su Career & Tech High School Addition, ($16.2M): This project includes design, construction and furnishing a new 33,060 square foot wing at Career & Technical High School. 65% design development documents have been received with all comments generated now being integrated into the forthcoming 95% construction documents which are anticipated to be completed in mid February The projection of the overall schedule indicates bidding for construction in March Page 5 of 5
