1 STANDARD MATERIAL SPECIFICATIONS FOR OUR PREFAB BALI HOUSES We offer four main prefab building material options, viz. a Basic, a Standard, a DeLuxe and a, each of them fitted to your budget or requirements. So you wish you may upgrade the, DeLuxe option or the to 100% termite resistance by choosing Bangkirai heartwood (*) (*) Only the heartwood of Bangkirai is termite resistant. Bangkirai sap wood is definitely NOT. Except Bojonegoro Teak (extremely expensive) and Iron wood (prohibited for export) there do not exist other wood species in Indonesia which are termite resistant. The houses are built strictly in accordance with our in-house developed specifications, using materials suited for its particular export purpose (durability, lifetime, hurricane and earthquake resistance, sea water salt spray resistance, optimum wood protection, corrosion protection of fixtures, anti-termite measures, no nails used, etc.). Our Standard and DeLuxe option uses a mix of medium to high grade tropical Indonesian hardwoods, while the solely uses prime Indonesian hardwoods of the highest grade and quality combined with a high performance polyurethane finishing.

3 MAIN FLOOR BEAM STRUCTURE Main floor beam structure from 35 x 100 mm (1 3/8" x 4") from Keruwing. Maximum span width of beams up to 2500 mm (approximately 8' - 3"). Connections with galvanized steel. Possibility to upgrade with stainless steel fixtures. Main floor beam structure from 60 x 140 mm (2 1/3" x 5 1/2") flooring beams using termite resistant Bangkirai. Maximum span width of beams is 2000 mm (about 6' 7"). Connections with galvanized steel. Possibility to upgrade with stainless steel fixtures. Premium Main floor beam structure from 60 x 140 mm (2 1/3" x 5 1/2") flooring beams using termite resistant Bangkirai. Maximum span width of beams is 1800 mm (about 6 ft). 4 SUB FLOOR BEAM STRUCTURE (JOISTS) Sub floor beam structure from 35 x 100 mm ( 1 3/8" x 4") from Keruwing. Spacing between the joists is around 600 mm (2'), hence some floor deflection shall be accepted. Connections with galvanized steel. Possibility to upgrade with stainless steel fixtures. Sub floor beam structure from 60 x 100 mm ( 2 1/3" x 4") from termite resistant Bangkrai The spacing between the sub floor beams is maximum 650 mm. Connections with galvanized steel. Upgrade to stainless steel possible. Sub floor beam structure from 60 x 100 mm ( 2 1/3" x 4") from termite resistant Bangkirai. The spacing between the sub floor beams is maximum 500 mm, hence hardly any floor deflection. Connections with stainless steel.. 6 SIDINGS Exterior sidings made from from solid 16 mm (5/8") thick Camphor. No interior sidings. The siding boards are installed without tongue and groove, hence butt joint connected. Maximum width of siding boards is 100 mm (4"). Exterior and interior sidings made from solid 16 mm (5/8") thick Camphor boards connected by tongue and groove. Maximum width of siding boards is 190 mm (7 1/2"). Termite resistant Bangkirai may be chosen for the exterior boards against a variation order. Maximum net width (in sight) of siding boards is 170 mm (6 3/4") Sidings are made from from solid double (exterior and interior) 16 mm (5/8") thick Camphor connected by tongue and groove. The interior boards a seamless V-groove connection. Termite resistant Bangkirai may be chosen for the exterior boards against a variation order. Maximum net width (in sight) of siding boards is 170 mm (6 3/4") Exterior sidings are made from solid 25 mm (1") thick Merbau class "B" boards connected by tongue and groove The exterior boards are installed with our proven rain water run-off sill. The interior boards from termite resistant 25 mm (1") Bangkirai boards with a seamless V-groove connection. Termite resistant Merbau class "A" or termite resistant Bangkirai may be chosen for the interior and/or exterior boards against a variation order. Maximum net width (in sight) of siding boards is 170 mm (6 3/4").

7 PARTITIONS The partitions made from single sided 18 mm thick (3/4") core board. The partitions made from single sided 16 mm thick (5/8 ) Camphor wood. 10 STEEL FIXTURES Galvanized threaded steel rods with galvanized nuts and washers. Possibility to upgrade with stainless steel fixtures. Standard jamb sizes are 60 x 110 mm (2 11/32" x 4 5/16"), except for the sliding doors which are 60 x 140 mm (2 11/32" x 5 1/2"). Door and window rails and stiles are connected by means of mortise-and-tenon system. A choice between normal panel doors, sliding doors, folding doors, louver doors and windows, sliding windows, awning windows, etc., provided these will not differ from our standard dimensions. Standard thickness of exterior doors is 35 mm (1 3/8"). Thickness of interior doors and windows is 30 mm (1 1/8"). Locally made hardware for the windows and doors (hinges, locks, handles, etc.) from copper. Doors and windows made from a mix of Meranti and Camphor. Alternatively Teak, Merbau, Nyatoh, Kempas or Mahogany can be chosen against a variation order. 15 MISCELLANEOUS We will supply a full set of detailed drawings and/or a structural calculation (if required) for submission to Counties and Building Authorities for the building license application. Structural calculations are based on the latest USA codes (IBC 2009) and include an analysis on hurricane wind forces and earthquake loads (if necessary). We offer a free of charge advise for any shallow foundation and will provide a drawing showing the locations of these shallow foundations slabs. A detailed assembly manual will be submitted inclusive of pictures taken during the pre-assembly.
