2 Store & Site Study The purpose of this binder is to ensure that the store is designed and dimensioned according to the current valid principles that best secure the necessary preconditions for a successfull implementation of the IKEA Retail system at this location. The IKEA retailer accepts all risk associated with the implementation and use of the of solutions described in this document. 4 Site prerequisites - Store programme PROGRAMME The site is located along the highway E6 close to Vestby centre. An IKEA original standard store on pillars is planned to be used for this site. The aim is to optimise the location of the store with good visibility and accessibility and with efficient flows for goods as well as parking. The aim is also to design an highly efficient IKEA store. In line with the new distribution strategy the store will be served from a multi functional logistic unit (MFLU), which means new opportunities regarding capacity and volume through store. Challenges for the project are the size and shape of the site. Pedestrians accessibility from Vestby station (train and bus) is needs to be taken care of in the project. 15 Store & Site Study summary This information needs to be clarified before a Store Order meeting, and is part of the Store Order agenda:. Mandatory IKEA navigation tower might not be possible to implement. IKEA retailer need to negotiate with authorities. If not possible, IKEA retailer need to apply for exemption at IKEA Concept Monitoring before Store Order and to study alternative solutions to secure visibility from highway together with IISSAB in next phase. Project information: Store format: 2 Level Store Store type: Standard store Store context: Standalone with independant infrastructure Parking application: Parking on ground and under store 2. Do a traffic study for acces/expresspoints and sorounding infrastructure. 3. Need of space for buses coming from long distance? IKEA retailer to confirm. 4. How many trailer parking spaces? IKEA retailer to confirm. 5. Secure roads for pedestrians and bicycles connected to surrounding infrastructure. 6. Number of restaurant seats must be confirmed by IKEA retailer in store order. 7. For ALT 2 The store is missing 3000 square meters in the furniture areas of the store which risks the mandatories 3 and 36 for the minimum range size, 4 for minimum number of pieces sold via Self-serve furniture area and the mandatory 40 that all articles are available for immediate take-away along with increasing local local shortages, damages and operational costs. IIS B.V. strongly recommends that the retailer considers how this impacts the IKEA customer and IKEA store operations. 8. Vertical transportation from exit down to parking needs to be further studied in the next phase. 6
