23 Additional Information Estimates of energy savings are based on the results of advanced diagnostic techniques and equipment inspections, as prescribed by FDSI. The HVAC repairs and upgrades recommended in this report are therefore based on actual performance data collected in the field by our service technicians. Recommended repairs and upgrades are consistent with protocols outlined in FDSI's Commercial HVAC Program. For Upgrades and Replacements only those opportunities that meet the established Payback/ROI criteria are presented on the report. For Repairs all available opportunities are displayed but the savings for opportunities is only presented if the established Payback/ROI criterion is met. Payback/ROI analysis is not available for units requiring 'Major Repairs' due to difficutly in estimating costs for such cases. All costs presented on the report are estimated. Economic analysis for replacement opportunities is based on average annual repair costs for a unit of the specified vintage. Each point on the Repair Vs Replacement graph represents the associated cumulative cost. Energy + Repair costs are considered for Repair Opportunities and Energy + Repair + Replacement costs for Replacement Opportunities. The point at which the costs cross over represents the payback period or the time it will take to recover the cost of replacing the unit as opposed to repairing it. Repair costs are per unit and do not accumulate if multiple stages need repair.

24 HVAC Measure Definitions Demand Control Ventillation (DCV) Control system upgrade that uses carbon dioxide (CO) sensors to adjust the supply of outdoor air to a conditioned space based on the actual occupancy of the room - the demand. In the process, the DCV system improves indoor air quality and saves energy that is normally wasted in ventillating unoccupied spaces. Economizers ECONOMIZER CONTROLLER: Mechanism that is used to control the device that opens or closes the outside-air and return-air damper system. Relief or exhaust air is most commonly allowed to escape through barometric dampers, although powered exhaust is not uncommon. The controller provides minimum outside air ventillation whenever the fan is running (the minimum position). Additionally, it senses the outside air and uses outside air to satisfy first stage cooling requirements when the air is suitable. The controller judges the outside air to be unsuitable for cooling when the energy contained in the air, the enthalpy of the air, exceeds the changeover set point (see below). ECONOMIZER SET POINTS: There are two set points on common economizer controls - the changeover set point on enthalpy controls (A, B, C or D) and the minimum position set point (0 to 0%). The changeover set point determines the point at which the outside air is no longer suitable to cool the building. The minimum position set point specifies the minimum position of the outside-air damper when the fan is running and outside-air conditions are not favorable for providing cooling to the building. DUAL ENTHALPY ECONOMIZER: Control system upgrade that allows the economizer to use outside air for cooling whenever the enthalpy (heat content) of the outside air is lower than the enthalpy of the inside air being returned to the HVAC unit for cooling. Efficiency Terms ENERGY EFFICIENCY RATIO (EER): A measure of cooling efficiency for air conditioning products. EER is calculated by dividing the cooling capacity in Btu s per hour (Btuh) by the power input in watts at a given set of rating conditions, expressed in Btuh per watt (Btuh/watt). SEASONAL ENERGY EFFICIENCY RATIO (SEER): A measure of cooling efficiency for air conditioning product. SEER is the total cooling output of an air conditioner during its normal annual usage period, in Btu s, divided by the total electric energy input in wattshours, during the same period. The higher the SEER rating number, the more energy efficient the unit. Programmable Thermostat A thermostat is a temperature activated switch. A programmable thermostat allows different temperature settings to automatically regulate the HVAC system at different preset times. Tune-Up TUNE-UP: For the purposes of the FDSI Commercial HVAC Program, adjustments made to HVAC units in response to identified refrigerant cycle faults. Tune-up measures include: cleaning coils; adjusting charge; and adjusting airflow. Performing regular HVAC tune-ups maximizes comfort, energy efficiency, indoor air quality, safety and equipment lifespan. EFFICIENCY INDEX (EI): A percentage estimate of actual equipment efficiency relative to the Benchmark Performance (EI = 0%) for the existing operating conditions. For example, an EI of 80% means a 0% efficiency improvement could be realized, if the equipment were properly serviced and problems were corrected. CAPACITY INDEX (CI): A percentage estimate of actual equipment capacity relative to the Benchmark Performance (CI = 0%) for the existing operating conditions. For example, a CI of 80% means a 0% capacity improvement could be realized, if the equipment were properly serviced and problems were corrected. ACCEPTABLE: SAFE AND REASONABLE PEROFRMANCE implies a safe and reasonably operating unit based on industry service standards which does not mean 'like new' efficiency which would correspond to 0%. It is possible to have an efficiency that is not optimal but allows the unit to have safe and reasonable performance. Such a unit could have available potential savings. attached to these units can be recouped through fine tuning the equipment.
