4 Description of Work and Location Debenham House Planning â Internal Alterations to Bathroom Schedule of works detailing proposed method of removal of fixtures and fittings, including details of protection to existing tiles and mosaics. Overview All pipework systems within the building are currently drained to ensure no water damage. No abrasive or powered tools will be used within the areas of work. Ensure that this clause does not encourage the use of a manual tools which may cause more damage trying to remove corroded fixings/services in walls. If there are instances where the use of mechanical tools would reduce/limit damage to the building fabric please submit proposal for client team review. Only hand tools will be used. Unless that for obvious reasons they offer less risk of damaging fabrics The removal works will be carried out by skilled plumbers with experience in lead pipework. Note the comment above The lead pipework will be removed using pneumatic shears and bolt cutters. The pipework will be removed in short sections so that no damage will be caused by large sections of pipework. The black/ cast iron pipework will be removed using a hack saw and will be cut in short sections so as to cause no damage. The pipework brackets will be removed using screwdrivers. When that is not possible They should be cut flush Having reviewed the photos and considering the age/condition of the fixings it is likely that some will have corroded or be painted over. The existing tiles and mosaics are currently protected by ply wood boards fixed into place. Where there is no protection on the existing tiles we will fix corrugated board will protect around the areas of work. This will ensure the tiles are not damaged when the pipework is being removed. The removal of the pipework will be supervised by a senior member of the contract management team. No unsupervised work will be allowed. Ventilation pipes will be kept rather then blocked to avoid the condensation of water at the bottom of capped off pipework. How will the risk of standing water spilling from the pipe removal process be managed? Burgate will remove pipework from top down to limit the effect of standing water draining out during process. Protect all absorbent wall/floor finishes in working area.
