6 Our Management System Choosing the right Managing Agent is very important. You will be entering into a long term association with them and will be relying on them to look after your one of the most valuable assets. Therefore, you need to assured that your Managing Agent handles every aspect of the Management process of your property. The services provided by C J Real Estate property management team as follow : Finding a tenant oon as possible. Offline (window display, rental lists) and Online advertisements on real estate and community portal websites Check our database of properctive tenent: we have a database system to quickly search for potential tenants Screening and confirming applications Checking references of applicants helps us form an opinion of the applicants suitability and reliability. Reference for rental payment history and property maintenance Employment status check and whether appropriate if their income would support the proposed rental Once the reference check procedures are completed, we confirm with you; the lease period, rental amount and the commencement date for the lease Preparation of tenancy agreement Prepare all the relevant document and sign with the tenant We prepare a Residential Tenancy Agreement with all the relevant documents and sign the agreement on your behalf Inspections and reports Regular inspections of your property will ensure that the tenants are maintaining your property to a high standard Intial and final inspection: A detailed condition report at both the commencement and termination of each tenancy. This reduces the likelihood of dispute over reponsibility of repairing any damage to the property Periodic inspections: Regular inspection to check the condition of the property. Inspection report will also be sent to you (Please refer to page 10 for more details) Repairs and maintenance Regular communication with you to arrange the maintenance work to complete in an appropriate way You will be advised of any necessary repairs and maintenance required if anything is reported We organise quotes and notify you of any major repairs. Following your approval we will arrange the work to completion with regular communication with you at all times C J Real Estate has full complement of tradesmen whose services we have engaged, and their workmanship and reliability are of the highest standards at competitive prices 6 6

7 Arrears control Our strict arrears control minimizes any rent payment failuer on time. Contacting the tenants on regular basis ensures those tenants who may have failed to pay on time Outgoings management We take care of payment of all the outgoings of the property for you. We have the service to manage the payment of all outgoings, such as Council Rates, Water Rates, Body Corporate Levies and other maintenance costs for the property Landlord payments and accounts cial year statements. Tenants may choose to make payments from weekly, fortnightly or monthly payments We will account to you at the end or every month. Funds will be forwarded to you by being deposited into a nominated bank account of your choice Monthly statements will be sent to you showing the rental period paid and copies of paid outgoings invoices will be attached At the end of each financial year, we will provide a statement of income and expenditure for your property to assist in the preparation of your tax return Landlord insurance We strongly recommend that you have Landlord Protection Insurance. Landlord insurance protects you from unique risks by owning investment property. If interested in protecting your property in case of mishaps, please enquire at our office 7
