During your consultation, we will review: 1) Your home equity assessment 2) My marketing program to sell your house 3) My negotiation and facilitation services I will also address any nagging concerns you may have, upfront, before you sign on the dotted line. I will show you the current competition and the recent sales and calculate the estimated proceeds you should receive at closing. We also need to understand the bigger marketplace that buyers are shopping in and how to position your home to get them truly excited and ready to write an offer! > Staging and Improvements: maximize perceived value After you sign a listing agreement, I will do a room-by-room review of your home so you are able to show it in its best light. Additional resources may include a professional stager and/or organizer, depending on your needs. I may also suggest and coordinate a pre-sale home inspection. > Photo Shoot + Video: get more buyers clicking and booking showings I will hire a professional photographer, at my own expense, to take photos of your home. The inspection can present challenges! If issues arise, I will advise on your options, renegotiate when appropriate, and facilitate repairs as needed. Appraisals can also be problematic if there is a wide range of comparable sales for similar homes. It can cost you money if your agent cannot justify the purchase price of your house. Selling your home will have its frustrating moments. How frustrating it is depends your real estate agent. I promise to do my best to reduce stress before, during and after the sale. 13 The Nuts and Bolts You only pay me if I sell your house. Therefore, my commission is strictly a success fee. That fee breaks down like this: Total listing fee: 7% of first $100k + 3% of balance (% of purchase price) I offer half of this to the successful buyer s agent (3.5% / 1.5%) Commissions are GST applicable Also Good to Know: In most real estate transactions another agent brings the buyer. If I do bring the buyer, I will facilitate both sides of the transaction and retain full commission (7% / 3% per above). Real estate commissions are negotiable. There are no standard commissions. This would be price-fixing and it is illegal in Canada. The above fees reflect the business model I have chosen for my individual real estate practice. I bear the entire cost of marketing, negotiating and transaction management, until your home is SOLD (and thus a success fee ). Paperless Transaction Management I use Docusign digital signing service. You never have to worry about scanning or faxing paperwork late at night. An Internet connection and address is all you need! 14 My Listing Services Guarantee Because you shouldn t have to lose sleep over your REALTOR! My service guarantee is simple. I do what I say I m going to do, when I say I m going to do it. I hold myself and my team to the highest standard. If you are unhappy, you may terminate our agreement. I Commit To Return phone calls, texts or s in a timely fashion Follow up with my team members to ensure a job well done Provide market updates in a format/frequency that suits you Request feedback from all agents who show your home Create a professional, accurate, enticing listing Provide expert guidance in preparing AND positioning your home Respond promptly to sign calls and online listing inquiries Coordinate your transaction from contract to close Ensure your comfort with contractual terms and obligations Respectfully facilitate your decisions without undue pressure Work to the highest ethical standard at all times Is there anything else that is important to you?
