The banks are reluctant to give first time buyers mortgages and of those that are giving require a 25% - 30% deposit, which again in this climate is impossible. The public being those very people, who are either first time buyers wanting to get on the property ladder or those wishing to relocate and are in a chain, who will also most likely will have to go through the process of obtaining the mortgage. Now considering the above scenario - we have a problem where this vicious circle has seen over 100,000 or so Estate Agents close down their business in , over 100,000 repossessions taking place in the last year. So you must be asking yourself how is it possible for me to find a buyer in 7 days. If you are on a budget would suggest clearing both the back and front garden, dressing property with picture frames, mirrors and making sure it smells nice with plug in air fresheners - amazingly all these items can be bought from Wilkinsons, Homebargains, Poundland etc. You have heard the old cliché First Impressions Count well whoever comes to look at your house, be it estate agent, surveyor or importantly the cash buyer your property has to be desirable. As mentioned earlier in the report most buyers are looking 25-30% off the valuation price. So it is an absolute imperative you maximise the potential valuation of your house. If you did get to a stage where a valuation was going to be carried out then you would need to ensure that there are no off-putting distractions, i.e. Holes in walls, incomplete diy attempts - since the valuer will be comparing your property against other similar properties on the market and determining its value, which in most cases is subjective. Note: In this down market valuers are deliberately down valuing properties, in some cases as much as 10k, so the onus is on you to ensure your property is well maintained and presentable so clean that garden, paint where necessary, spray some fragrance etc. This can make a significant difference. Quick Tip: If you have mould on walls then get a brush and apply some really thick bleach. Wait for a few days and then put some matt paint. Again think of first impressions. How To Determine The Price Of Your Property For FREE A valuation using a surveyor can cost somewhere between , but if you are in the early stages of selling your house there some alternative ways of determining the price of your property. Note: the following are just ways of determining a ballpark figure (need to allow 10-15% Leigh way) of what your property is worth. Now the following are nuggets of information that can be acted upon straight away - so pay attention!! Finding an average value of your house - If you have access to the Internet go on to right move and enter your postcode, bedrooms and importantly select the check box allowing you to see properties sold in the area. If nothing appears then expand the search criteria to widen the area first by 1/4 mile, 1/2mile.. Until you get a good representation of properties - also note how many of the properties are sold with no upward chain. (Good indicators of how

Also check the sold check box to give you an idea what prices houses are selling in the area for. - Another site is Zoopla, this will give you again a rough indicator of prices, where you just enter postcode and it brings up a history of properties sold in the area. - There is another site called property snake that gives you the stark reality of how long properties have been on the market and gives a true reflection of the slowing property market. Yes this time the media is spot with its reporting on the housing crash. (Well worth a look) For those who have not got access to the Internet then the following can be done: - Call up 2-3 estate agents and entice them with the carrot that you would be willing to place your property with them, that way they will come down and give you a figure of what Your property is worth - as a rule deduct between 10-15% of their valuation (since a higher price means a larger commission for the Estate Agent). Determining Rental value - Similar process to finding the value of your house, go on to Right Move, enter postcode, pick house characteristics i.e. 3 bed, house etc.. And then if nothing is returned then expand search area to 1/4 mile, 1/2 mile and so on - until you get a good idea of rents. (Also note how many properties are still available (check the Let Agreed) - Try sites like NetHouseprices, BargainPages, etc.. - Ring up local estate agents and ask them that you would like to rent a property (or speak in the third person form and tell them you are looking for a place to rent for your daughter/son), specify the location and get at least 3 figures from them to average the rents out.. All the above are time consuming but do not require much of your money to get the information. However, if you are really desperate and not too bothered about money then, why not have a valuation carried out. In the property details section you need to ensure you give as much information and as accurately as possible for your property. If there is a mortgage on the house you need to state the amount outstanding. If there are any secured debts on the house you need to mention it. There are a lot of buyers out there who have a different sets of criteria, some buyers are just interested in a straight forward deals and others are also specialist in debt reduction, so it helps if you state the financial position of the house in terms of any debts that are on it, for us to ensure we find the appropriate buyer and importantly waste anyone s time. 3. Reason for sale, this determines how we approach you as different circumstances require different options so you need to mention this. For example if it is probate we have to get solicitors who are familiar with these types of situations and if it is repossessions we have to get another type again must stress the clarity of information is key. 4.
