New Home Developers and builders are keen to remain independent and are seeking innovative ways to set themselves apart from the competition around them. Not every House builder or Developer has a track record of housing development behind them and Build-Zone recognises this. You will find we have a flexible approach to registration and underwriting because we are keen to develop a working relationship with you not create hurdles along the way. Our New Home Warranty is designed for new build developments, extensions and conversions and, subject to satisfactory registration criteria, includes a range of features such as complete risk transfer in years 3 to 10, cover for contaminated land, alternative accommodation and developer insolvency. 3 Social Housing Build-Zone provides housing associations and registered social landlords with up to 12 years cover on new and conversion developments. Cover can include: builder insolvency loss of rent the health and safety of occupants (where an Approved Inspector provided building control) contaminated land (where an Approved Inspector provided building control) Commercial Projects Build-Zone's Commercial product has been designed for projects such as retail and industrial units, medical and leisure centres as well as offices and warehouses. 4 Completed Housing The Build-Zone Completed Housing Structural Warranty has been designed to provide cover to those with a financial interest in a property that was originally built or converted without the benefit of a warranty. Here are some typical examples : Where a developer or builder was not registered with any recognised warranty provider at the time of construction. An Architect's Certificate was unavailable upon completion. A change to personal or business circumstances. There is a new lender requirement for a warranty. Receivers & Administration Building developments which have been placed into receivership can be a challenge for receivers and administrators to subsequently complete and dispose of when previous warranty providers have voided future cover. It is not unusual for a development to have some completed housing units which have the benefit of a warranty and some that have no warranty at all. This is where Build-Zone can assist. By taking a comprehensive risk managed approach to the underwriting process we can provide 10 year structural warranty solutions for projects which are otherwise proving difficult to cover. A range of options are available from a standard Completed Housing Warranty to a full New Home Warranty where the original developer indemnity period is contracted out and provided by a specialist thus enabling the receiver to provide genuine after build cover to homeowners. The provision of a warranty could dramatically increase the disposal value.
5 Self Build The Build-Zone Self-build Warranty is available online via our specialist company, Self-Build Zone Limited. Quotations for both structural warranty and site insurance are available and cover can be incepted at any time via the Self-Build Zone website ( or during office hours by phoning Cover can be arranged either With Building Control or Without Building Control Many self builders are unaware that you do not need to use your Local Authority Building Control (LABC) to obtain building regulation approval and carry out building control inspections. This can be arranged through a national network of Approved Inspectors, these are qualified, experienced surveyors used to working with self-build projects. Using an Approved Inspector could have many advantages. Your designated surveyor will usually look after you from start to finish and carry out the building control service as well the technical audit which has major cost advantages. From initial notification we can normally have a surveyor on site within 5 working days and in respect of ongoing inspections, we normally only require 2 working days notice. If, however, you are already using LABC you will need to request a warranty without building control. We then arrange for a programme of technical audits to be made during the project alongside the LABC inspector. Technical Auditing / Technical Resources We use Surveyor Link Limited, a dedicated technical services resource company, to provide the required level of technical expertise as well as electronically managing the auditing requirements of our UK and Ireland networks of professionally qualified surveyors and Approved Inspectors.
