4 LEASE SUMMARY TAXES, INSURANCE & CAM TAXES: Tenant agrees to pay during the primary term of this lease and any extension term. INSURANCE: During the Primary Term and any Extension Term. Tenant shall carry, at Tenant's sole cost and expense, and provided that the Landlord has furnished to the Tenant the Landlord's written assessment of the replacement cost of the Premises, property insurance on the Improvements from time to time situated on the Premises in the aggregate amount of the replacement cost of the improvements ("Property fnsurance"). MAINTENANCE: Tenant shall, at Tenant's cost and expense, maintain the Premises in as good order and repair as it is in as of the Rent Commencement Date, excepting reasonable wear and tear. Without limiting the generality of the foregoing, Tenant's maintenance and repair obligations shall include repairs to, maintenance and servicing of: ROOF/STRUCTURE: Roofs, including without limitation, cleaning of roof gutters and downspouts, repair of random, isolated leaks, replacement of random, isolated missing shingles, servicing of any electric or air powered roof vents and periodic refurbishing of built-up roofs - Landlord is responsible for replacement. PARKING LOT: Tenant is responsible for all curbs, gutters, driveways, parking areas and sidewalks, including sweeping, leaf and debris removal, snow and ice removal, scaling of parking areas, directional striping of parking areas, maintenance of traffic signs, patching of pot-holes, repairing broken concrete in sidewalks, replacing cracked bricks in sidewalks, replacing of light bulbs in parking and driveway light standards and replacement of any light fixture coverings in light standards or light standards; Landlord is responsible for replacement.
