4 Meet Our Team Jason Eitel Director Lucrezia Eitel Systems Support Clint Sjoberg Loan Consultant Jodie Benwell Office Manager Cert IV Financial Services & Diploma of Financial Services Jason is the director of Home Loans and More, and has over a decade of home finance broking experience. He purchased his first property at 19 years of age, and an additional investment property at 22. Now with over 20 years investment experience Jason, with his wife Lucrezia, has a number of investment properties including a land subdivision and a self managed superannuation fund holding commercial property. Jason draws on this experience to advise clients the best way forward with their own money. At Home Loans and More, our team believes in project managing your loan from discussing real estate offers, buying shares, consolidating debt, along with liaising with real estate agents, conveyancers, accountants and financial planners to make the experience hasslefree from start to finish. Australian and New Zealand Institute of Insurance and Finance Associate Lucrezia is responsible for the office computer systems operating efficiently for peak performance of loan applications, and also managing the business expenses. Having a number of investment properties with Jason as well as being a full-time mum, Lucrezia has a great understanding of managing time and money. At Home Loans and More, we take the time to listen to you and truly understand what you want. We also take the time to answer all of your questions no matter how trivial you think they might be. We ll help guide you through the loan process whether you re buying your first home, an investment property or re-financing. Clint is an experienced loan consultant, having previously owned and operated a Refund Home Loans franchise for several years. During this time he completed the highest industry standard of studies available, including a Diploma of Financial Services. The move to Home Loans and More has enabled Clint to focus on ensuring the best loan products and service to clients, with the backup support of a large office. At Home Loans and More we go that one step extra to ensure clients are satisfied with all their enquires and will continue to offer the same high level of services to all future and existing clients. Jodie has worked in finance and banking since 1990, with various roles such as Administration Clerk, Business Relationship Manager, Personal Banker, Residential Lender, Branch Supervisor and Credit Manager. Jodie looks after your loan after it s been submitted and follows up with the banks and valuers, keeping everyone up to date with the progress of the loan. Jodie also assists with post-settlement work including organising bank accounts, insurance services and construction loan progress payments. 5 Your Step-by-Step Guide to Purchasing a Property Julie Anne Administration Assistant Julie joined the Home Loans and More team with over 40 years experience spanning most aspects of banking. Her move to the broking world 4 years ago has seen her make a valuable contribution to Home Loans and More. Julie s whatever it takes to get the job done attitude has resulted in outstanding results for our valued clients. What has impressed me the most at Home Loans and More is the quality of loan submissions which invariably results in fast turnaround times for approvals and settlements for our clients. 1. BOOK AN APPOINTMENT WITH HOME LOANS AND MORE As soon as you are considering purchasing a property, the best step forward is to discuss your goals with one of our consultants. They ll make sure that what you are aiming for is realistic, and give you advice on the best way to proceed, including advice on pre-approval. 2. START LOOKING FOR PROPERTIES IN THE PRICE RANGE DISCUSSED If any properties are of interest to you, the address to your Home Loans and More consultant who will do a background check on the property. Amongst other research, this may include how long the vendor has owned the property, comparative sales for the area, and how long the property has been on the market. 3. READY TO MAKE AN OFFER Your consultant will assist with how to do this, and strategies to ensure you have the best chance of securing the property. You are welcome to fill in offer forms or contracts at our office for us to send to the selling agent, or discuss over the phone prior to sending them yourself. If attending an auction, our consultant will be present at your request to ensure the process runs smoothly. 4. GREAT NEWS, YOUR OFFER IS SUCCESSFUL! Another interview with your Home Loans and More consultant is generally recommended at this stage. As you now have a firm price, it s best to check that the previously discussed loan product is still your best option. At this interview we will be preparing to lodge your application. 5. ORGANISE INSURANCE Once the cooling-off period has expired, you become liable for the property even though you haven t paid for it yet. To ensure all legalities are met, we can organise, on your behalf, free cover prior to settlement for up to 90 days. 6. LENDER APPROVAL PROCESS Application is lodged on your behalf, and within 3-5 days we start to see status reports coming through. Our consultant will advise you of the progress, and if the contract is subject to finance approval they ll keep the real estate agent advised of progress, as well. During this process we also liaise with the valuer and conveyancer, to make sure everything is running smoothly behind the scenes. 7. UNCONDITIONAL APPROVAL This is when we contact you with the good news that your loan has been formally approved and the agent is advised to put the SOLD sign up on your behalf. Home Loans and More will contact all relevant parties on your behalf. 8. FORMAL DOCUMENTATION SIGNING At this point, legal documentation will be provided by your bank, ready for you to sign. The consultant who s worked with you throughout the process will check these documents over and explain them to you. Once lodged with your financial institution, your loan is ready to be booked in for settlement. From here, your conveyancer will organise the legal transaction on your behalf, ready for you to receive the keys to your new home. homeloansandmore.com.au // Page 5

11 FAQ It s simple to make an appointment with Home Loans & More... I ve seen brokers advertising who claim to offer outstanding service. What s the difference if I deal with Home Loans and More? If you re buying a home, we start our service by helping you work out what you re looking for in a property, including size, area etc. Together, we then work out how much that style of property will cost based on industry knowledge and researching past sales history. From there, we work out how to fund the property. In other words, the property you re looking to buy can make a big difference to the loan we recommend. This is quite different to other finance providers who recommend a loan based on the maximum amount you can borrow without factoring in your goals for that individual property. For example, if you re looking to buy a cheap unit to renovate and rent out, we may offer you a different loan than if you re looking to buy a high-value home to live in that needs absolutely nothing spent on it. At Home Loans and More, we tailor the finance to each individual s circumstances on the day. What s your best interest rate? The question should really be What s the best interest rate for me? Because the one size fits all cheap rate is quite often the worst loan for your particular circumstances! At Home Loans and More, we ll recommend the best loan for you which may not necessarily have the cheapest rate. Because don t forget the fees! And rates don t take into account your goals, either. At Home Loans and More, we do. Should I fix or stay variable? As a common theme at Home Loans and More, this again is tailored to you. We never recommend a fixed loan to try and beat the bank. Instead, a fixed rate should be seen as a form of insurance. Often, the more in debt you are based on your ability to repay, the more you need this form of insurance. Are you a part of an industry body? Yes, all loan consultants of Home Loans and More are full members of the Mortgage and Finance Association of Australia.
