3 Executive Summary Object of Survey Utilitywise is committed to aiding business in reducing electricity, gas and water consumption, CO2 emissions and annual energy spend. The objective of this survey is to highlight physical and behavioural changes and to calculate their effect on savings within the building. Each measure presented within this report is done so as part of a Utilitywise supported implementation plan. 6 Overview Site Details The company employs approximately fifty employees and operates normal office hours of 9 till 5 for the office staff and 3 shifts covering 24 hrs a day for the production staff. The building was constructed in two phases. Phase one was completed in 1990 and phase two was completed in The two storey building has a brick external construction with a flat roof and double glazed windows. Space heating for the canteen, WC s and parts of phases one and two are provided by means of 2no gas boilers. There is also an additional gas boiler located outside, which provides heated fresh air to the phase one workshop. Local heating is provided by steel type domestic radiators in the canteen, kitchens, WC s and all phase one, and some of phase two offices. All of the radiators are fitted with Thermostatic Radiator Valves (TRVs). Air Handling Units (AHUs) provides the heating for the phase one workshop and a direct gas fired heater provides heating for the phase two workshop. Ceiling mounted cassette units also provides heating to some of the offices in both phases. There is a number of production machinery, the majority of which are operating 24 hours a day. For production reasons, the majority of these machines cannot be turned off. A two year old ASD 57 compressor provides compressed air for use in the phase two workshop. Also a twelve year old ASD 57 compressor provides compressed air for use in the phase one workshop. Both these compressors are Idle at 120psi. Assumptions and Clarifications The conclusions and recommendations contained within this assessment report are based on observations made during the site survey. It is believed that these observations are representative of normal working conditions at the site but this should be confirmed before implementing measures. Similarly, it should be noted that the quoted savings and cost figures are budget estimates only, and should be confirmed prior to committing to expenditure. 6

7 Lighting The majority of the lighting is via a mixture of T12 and T8 s tubes with a small number of CFLs and 150W metalhalides in phase one workshop. During our visit many lights were left on in unoccupied spaces which were controlled via on/off switches, however, in significant parts of phase two including the phase two workshop there are Passive Infra Red (PIRs) detectors installed. 8 Water Domestic Hot Water (DHW) for the kitchen, the canteen and some WCs is provided by the two gas fired boilers located in plant room on the first floor however, hot water for the majority of phase two WCs are provided by in situ electric water heaters. It is recommended that all un-insulated hot distribution pipework is insulated. Heat losses from pipes can be reduced by over 70% by fitting insulation. Significant heat is lost from valves (equivalent to the heat lost from 1m of un-insulated pipework) and flanges (equivalent of 0.5m of uninsulated pipework). Only suitable insulation fit for the purpose should be used. Staff should ensure that no asbestos is removed to install any new insulation. 1. Check all the pipes and valves across the building. 2. 9 Repair Leaking compressed Air Lines Regular leak detection is not carried out on the compressed air system. Leaks were observed on site from the air lines, filters and drains. The most common sources of leaks are: Manual condensate drain valves left open. Shut off valves left open. Leaking pipes and pipe joints. Leaking hoses and coupling. Leaking pressure regulators. Air-using equipment left in operation when not required. It is recommended that: 1. Regular leak detection is carried out; ultrasonic leak detection is preferable to detect smaller leaks that cannot be heard. 2. All leaks be identified and repaired. Inspection should be carried out during quiet, non production hours, in the following manner: 1. Look out for visible sign of leakage (as found during the survey) 2. Listen for pipework or production line leaks for larger leaks. 3. Check all valves for stem seal leaks. 4. Isolate or strip out redundant or rarely used pipework. Leakage will be reduced if operating pressures are reduced to a minimum operating level. Leaks can often not be heard and therefore go unnoticed for long periods of time. Compressed air leaks will lead to additional costs through: Fluctuating system pressure which can cause some equipment to function less efficiently. Reduced service life and increased maintenance of equipment due to unnecessary compressor cycling and running time. Excess compressor capacity. Losses through a 6mm diameter hole could cost in excess of 1,000/year for a 48hour/week operation, based on 7bar(g) pressure. In addition, the Transportable Gases and Pressure Systems Regulations demand regular inspections. Cost saving kwh CO₂e(kg) m³ Cost of changes period 1, ,000 15, , Consider Reducing compressed Air Operating Pressure Any air leakage will be reduced if operating pressures are reduced to a minimum operating level. Once any system leaks have been repaired it is recommended that system pressures be reviewed and dropped in half bar increments until minimum operating pressures are achieved. Operating pressure of the system was approximately 7 bar. It is recommended that the client: 1. Reviews the current system demand to determine the pressure requirements for each user. 2. Seek professional advice from the manufacturer to see if you can reduce the system pressure. 3. Reduce operating pressures on both compressor systems in increments of 0.5 bar until the optimum level is reached. 4. Ensures that losses on the system are reduced to a minimum. 10 Replace Old 'Landlord' Boilers with High Efficiency Condensing Type Heating for the main office building is provided by a Stelrad-Ideal and Potterton-Netaheat gas fired boilers. It is thought that these boilers are more than 15 years old. Modern condensing boilers are the most efficient boilers on the market as they recover as much of the heat as is practically possible from the flue gases. They are particularly suited to low temperature or possible part load applications. Tax incentives are available when purchasing energy efficient boilers and other equipment such as controls via the enhanced capital allowance scheme ( Financing schemes are available from Siemens Financial Services. It is recommended that: The boilers are replaced with high efficiency condensing boilers. The controls are replaced with modern optimised and time schedules are set to suit occupancy. The possibility of loans and other financing options is investigated. At least three suppliers are contacted to gain quotes and compare findings. The energy technology list is reviewed when purchasing new equipment. When specifying new equipment request where possible that the plant is included on the Energy Technology List to gain further tax breaks. 11 Edd:e Edd:e is a unique energy monitoring and targeting product, designed, manufactured and installed by Utilitywise. The system offers the most sophisticated, detailed level of business electricity consumption reporting available today. This includes an overall site consumption level, categorisation by type of consumption (e.g. lighting, air conditioning), by location (e.g. warehouse, first floor office, factory floor), time of day, weekday, weekend and individual circuit level. Customisable reporting allows clients to compare energy performance by location, outlet, and manager, and against budget across bespoke date ranges or intervals. Such detail allows for significantly more educated cost-saving initiatives. Air Conditioning Inspections As a result of Article 9 of the Energy Performance of Building Directive it is now a legal requirement that all air conditioning systems are inspected and an Air Conditioning Energy Assessment produced. The legal requirement notwithstanding there is some strong practical reasons to having your air conditioning inspected. Having your air conditioning system inspected by a qualified Energy Assessor is designed to improve energy efficiency, reduce electricity consumption, company operating costs and carbon emissions for your whole system. Carbon Zero for energy Research by the Carbon Trust has shown that 70% of people want businesses to disclose their carbon emissions and 56% of people are more concerned about business actions to reduce their impacts on climate change than they were five years ago. Carbon offsetting enables businesses to set and meet carbon reduction targets immediately and cost-effectively, and deliver business benefits in the form of new customer acquisition, customer retention and employee engagement. You can make the energy you purchase via Utilitywise carbon neutral. We will purchase carbon credits on your behalf to offset the carbon dioxide produced by the energy we manage for you. The price for these credits will be bundled into the unit price for your energy; in effect you will be offsetting as you go rather than in one bill at the start or end of a year. 14

15 Funding Solar PV Feed in Tariff (FITs) Feed in Tariffs (FITs) became available in Great Britain on 1st April Under this scheme energy suppliers have to make regular payments to landlords, property owners or businesses that generate their own electricity from renewable or low carbon sources. The FITs scheme guarantees a minimum payment for all electricity generated by the solar PV system, as well as a separate payment for the electricity exported to grid. These payments are in addition to the bill savings made by using the electricity generated on site. The annual subsidy will last for 25 years. Utilitywise can aid you in identifying the tariffs available and help you through the process of applying for them. Renewable Heat Incentive (RHI) The Renewable Heat Incentive is a payment system for the generation of heat from renewable energy sources. The first phase, to be introduced July 2011, will see cash payments made eligible to owners who install renewable heat generation equipment in non-domestic buildings. The RHI tariff depends on which renewable heat systems are used and the scale of generation. The annual subsidy will last for 20 years. As such, users will earn enough money from the tariffs to pay off their installation costs in about five to nine years. At Utilitywise we can help identify those technologies that are eligible for the RHI and assist in the process of applying for them. Carbon Trust Loans: For customers in England and Scotland a new loan scheme offering competitive market rates was launched in April This scheme is a partnership between the Carbon Trust and Siemens Financial Services and will offer loans from 1000 with no upper limit. The Carbon Trust loans are designed to support the installation of non-renewable energy efficiency measures with a payback of 5 years or less, or the installation of renewable energy generation with a payback period of 7 years or less. For customers in Northern Ireland or Wales a 0% interest loan is available for the installation of renewable or non-renewable energy saving measures. The loan pays 1000 for every 1.5 tonnes of CO2 saved, a minimum of 3000 is available. Utilitywise are able to assist in the submission of Carbon Trust loan applications. 15
