3 Cnstructin Prject Management EXECUTIVE SUMMARY This prpsal will discuss the fur analysis tpics chsen fr HD Wdsn High Schl. The fur tpics will encmpass a distributin f study cvering Critical Issues Research, Value Engineering, Cnstructability Review and Schedule Reductin. Besides the Cnstructin depth tpics a breadth analysis f Mechanical and Structural will be prpsed. Analysis Tpic 1: Maximizing Building Infrmatin Mdeling Investments In the cnstructin industry tday many prjects are beginning t use Building Infrmatin Mdeling fr system crdinatin and design. This tpic will aim t determine if the high initial investment can result in prviding and facilitating even mre than 3-dimensinal crdinatin in an easier t use rganized manner. Thrugh the use f the BIM Ex Plan and ther resurces this tpic will cver Industry Research and Cnstructability Review. Analysis Tpic 2: Optimizing Value Engineering Value Engineering is a tpic that is a systematic methd t adding value t a prject, in this analysis the gal is t evaluate the ptential savings frm value engineering alternative slutins t LEED design elements that are ften ver lked during the Value Engineering Prcess. A fcus will be n reducing r eliminating the green rf with little t n impact n LEED pints. The tpic will discuss Industry Research, Value Engineering and Schedule Reductin. Analysis Tpic 3: Alternative Exterir Wall Assemblies The exterir masnry walls n this prject are a schedule risk in numerus ways. This analysis will prvide tw alternative assemblies fr the structural elements f the exterir walls. A breadth analysis will als be cvered under this sectin in mechanical energy use with the alternative wall prperties. Cre areas f study t fcus in fr this tpic are Value Engineering, Cnstructability Review and Schedule Reductin. Analysis Tpic 4: Alternative Steel Truss Cnstructin The gymnasium and natatrium at HD Wdsn High Schl are spaces ver 100 feet between supprts and cntinuus steel trusses are used t span the distance. These trusses were shipped in a single piece frm Delmar, Delaware t NE Washingtn DC. This analysis will prpse splicing the trusses t ease shipping csts and effrts. 4 Cnstructin Prject Management PROJECT BACKGROUND HD Wdsn High Schl has been design t replace the frmer HD Wdsn High Schl n the existing site. There will be 3 stries abve grund at the highest pint and nly belw making a ttal f fur stries. A ttal f 230,130 grss square feet will accmmdate up t 900 Students. A design fcus arund the Science, technlgy, Engineering and Math, r STEM learning system prvides a nn-typical schl facility. It allws fr an integral classrm and hands n labratry teaching apprach. LEED Gld Certificatin is being pursued and is currently n track with the prject team and wner s full supprt. The use f a green rf and highly reflective EDPM rfing material and grey-water system are a prtin f the LEED Design elements. The exterir architecture will be made up f a brick base up t a water table arund the structure with masnry panels as the façade. Strefrnt style glass curtain wall is used in sme areas as well as aluminum cladding n verhang spaces. A main feature f the prject will be a grand entry way with a metal canpy extending ut frm the frnt drs. Alng with lab and classrm spaces the design als calls fr a cmpetitin gymnasium, auxiliary gymnasium, natatrium, auditrium, cafeteria, kitchen, cmmn areas, ffices and a large atrium space as a design feature. 4 HD Wdsn High Schl Washingtn D.C.

5 Cnstructin Prject Management ANALYSIS TOPIC 1: MAXIMIZING BIM INVESTMENT PROBLEM IDENTIFICATION The use f Building Infrmatin Mdeling, BIM, n HD Wdsn High Schl was an effective way t facilitate trade crdinatin. The riginal decisin t use BIM was due t the large amunt f MEP systems in areas cnfined by lw flr t structure heights and the desire t eliminate filed clashes f these cmpnents. While this decisin was a great way t crdinate MEP Systems there are many uses that culd have made the BIM effrts mre beneficial and allwed fr a smth mdeling prcess. Building Infrmatin Mdeling can be much mre than a clash detecting mdel if the gals and uses are defined early n in a prject. This critical industry issue f high initial csts assciated with BIM can be justified if the end results f all three cmpnents f a Building Infrmatin Mdel are maximized. This tpic was a discussin at the PACE Rundtables. RESEARCH GOAL The gal f this analysis is t identify the beneficial uses f BIM that were nt utilized and hw these uses culd have benefited the schedule and cnstructability f HD Wdsn HS, while maximizing the initial investment and making BIM make business sense. 6 Cnstructin Prject Management ANALYSIS TOPIC 2: OPTIMIZING VALUE ENGINEERING PROBLEM IDENTIFICATION The Value Engineering prcess fr HD Wdsn High Schl was limited by the LEED Gld design requirement. Hwever, this prcess culd have been ptimized by digging deeper int certain LEED requirements. The Green rf cmes with an expensive price tag and cmplicated assembly with high risks. Value Engineering that dismisses evaluating LEED Optins may verlk mre cst effective benefits. Thinking abut this tpic and discussing the green rf cnstructin with the prject team, the desire fr an investigatin int LEED elements with Value Engineering peaked my interest. RESEARCH GOAL T identify csts savings and impacts n ther building systems if the green rf area is reduced r eliminated. Develp a scheme that still allws these LEED pints t be cunted at a lwer cst and within a shrter time perid. Determine the pssible implicatins t a prject by elevating design elements that are being cunted fr LEED pints past the Value Engineering prcess. 7 Cnstructin Prject Management ANALYSIS TOPIC 3: ALTERNATIVE EXTERIOR WALL ASSEMBLIES PROBLEM IDENTIFICATION The exterir enclsure is a majr schedule risk t the prjects timely cmpletin. The current design is exterir masnry panels with CMU backing. Issues that cme frm use a CMU wall are its time, weather impacts, cleanliness and ability fr changes during MEP rugh in. The time and weather are directly related with CMU cnstructin. When temperatures reach a certain pint it must either be cmpletely shut dwn r cstly temprary heat and tents must be used. The prcess tends t clutter a site and requires vigilant huse cleaning effrts. It als makes the MEP rugh in cumbersme, especially the in-wall electrical cnduits. The path t this tpic began with a site visit, during which the masns were laying blck and having t lift the blcks ver the cnduits stubbed up ut f the walls. RESEARCH GOAL T develp tw alternative methds, fr exterir wall cnstructin, that has ptential t accelerate the schedule and eliminate risk f delaying the exterir enclsure prcess. Ensure little t n impact n the architecture f the building, while evaluating material prperties and their impact n ther systems. METHODOLOGY Develp baseline fr material prperties and wall assembly with minimum requirements t match with alternative assemblies Determine tw alternate wall cnstructin assemblies that eliminate the prblems assciated with CMU walls Evaluate csts, schedule impacts and ther building system impacts. Cmpare the three wall types and evaluate if a viable slutin exists RESOURCES AND TOOLS Industry prfessinals Material Prperties, particularly Thermal and Misture Barriers Estimating and scheduling experience EXPECTED OUTCOME A reduced schedule wuld be expected as well as a cleaner less cngested site due t debris. 8 Cnstructin Prject Management ANALYSIS TOPIC 4: ALTERNATIVE STEEL TRUSS CONSTRUCTION PROBLEM IDENTIFICATION Transprtatin f cnstructin materials can be a difficult and arduus task. The transprtatin f steel trusses, fr the gymnasium and natatrium areas n HD Wdsn High Schl, became extremely challenging. Multiple trusses ver 100 feet lng had t be transprted frm Delmar Delaware t NE Washingtn DC, rughly 112 miles, with plice escrts and at great stress and expense t the prject team. This tpic was derived frm a cnversatin with the prject team abut the truss transprtatin. RESEARCH GOAL The gal f this analysis will be t analyze the feasibility f splicing the trusses t allw easier transprtatin and a cst and risk savings. Determine if it is pssible t reduce the transprtatin risk and cst by designing the truss t splice and reduce verall shipping length. While erectin time and site assembly may increase the time needed t erect the large trusses the risks and ther expenses may be eliminated. Hwever, the true feasibility f this change will be determined by the additinal csts assciated with erecting multiple pieces r assembling the pieces n site prir t erectin. These fur tpics: Critical Issue Research, Value Engineering, Cnstructability Review and Schedule Acceleratin will make up the cre areas f my analyses. Beynd these fur cre tpics a demnstratin f breadth will als be perfrmed within the analyses. In Table 1 the weight matrix shws the apprximate distributin f investigatin areas. Percentages f the area expected t be cvered in each analysis are shwn. 10 Cnstructin Prject Management BREADTH ANALYSIS STRUCTURAL Structural breadth will be demnstrated in the Value Engineering Optimizatin, analysis tw. Lking at the reductin f green rf lads and reducing structural steel will prvide a demnstratin f structural breadth. The analysis needed t determine the feasibility will allw the determinatin f cst reductins and the allwable reductin in steel member sizes. MECHANICAL Within Analysis tw, the prpsed exterir wall assemblies will have differing R and U values that culd result in a change in the buildings energy use.
