4 Property Management NAI Eagle Office located at West Broad Shopping Center, Richmond, VA PROPERTY MANAGERS NAI Eagle Property Managers provide our clients the professional attention and service their properties and tenants require. Our Property Managers are local to our clients properties, which allows us to preform regular on-site inspections and occasional interactions with the tenants. We believe excellent customer service and communication is the key to ensuring quality performance to our clients. Through our monthly reports and other communication methods, we keep our clients aware of all aspects of their property ensuring that each asset is performing at its fullest. We provide superior service and client relations to ensure properties are operating at their highest level. OPERATIONS MANAGEMENT (Preventative and Tenant Services) Managing the property to ensure it remains in excellent condition is paramount to the visibility of the property. Proper maintenance will assist in attracting new tenants, tenant retention, and owner satisfaction. NAI Eagle ensures through various maintenance contracts that each property has the proper preventative maintenance programs in place, along with handling tenant calls and service requests in a timely manner. We bid all contracts and monitor each one to ensure adherence to the terms of the contract. 5 Property Management ACCOUNTING Through use of Yardi Voyager, IHMS Software, Excel, NAI Eagle prepares clean and precise monthly reports, detailing all property income and expenses. Each invoice is approved and processed in a timely fashion so that our pay history remains outstanding with each of our properties vendors. LEASE ADMINISTRATION Lease administration plays an important role within our property management team to ensure accurate and organized records of all leases are properly documented. Lease files are established to provide hands-on information reflecting all correspondence for each tenant s lease. A complete lease abstract is then established through our online system (Yardi), entering all important dates and rental amounts for the entire term of the lease, which is accessible with a click of a button. All lease modifications such as expansion, contraction, relocation, holdover, and renewals are stored with the lease details for easy drilldown and historical reference. Critical dates, tasks, and notifications are an integral part of the Yardi lease management system. Dates and tasks are integrated into the user s dashboard, so that lease expirations, option notices, tenant insurance expirations, rent increases, etc. are never missed. 6 Our Systems YARDI SOFTWARE The Yardi Voyager Commercial Software is one of the leading Softwares used by property management companies. The software enables faster and more efficient execution of property operation strategies, driving improved analysis and decision-making and delivering maximum transparency across our portfolio. NAI Eagle utilizes Yardi for lease administration and accounting purposes to help offer our Owners receive the most detailed reports in order to cut cost and grow. Yardi reports provide real-time indicators necessary for our Owners, which contain key dates, expense recovery and summary, rent roll and vacancy, lease abstracts, and much more. Yardi also combines accounting with ownership, financials, budgets, forecasts, etc. It s lease administration system forms the backbone of the billing process, which accommodates indexation, complex recoveries, retail overages, and more. 12

7 Our Systems WORK ORDER SYSTEM TENANT REPORTING SERVICES NAI Eagle has a state of the art web-based facility and property management software which includes systems for: preventative maintenance, work orders, facility maintenance and property management. By utilizing the Net Facilities software, we have the ability to link all the tenants, properties, dates, assets, and more into one collaborative system. This unique system allows our tenants to submit and track their work order requests in real-time, which reduces phone calls and s while including our tenants in the process, giving them a sense of control of the situation. We are able to communicate, in real time, with all team members on work orders, scheduled action items, asset management and preventative maintenance scheduling. Net Facilities also includes a Vendor Management Tool to create a database of vendors or contractors and creates the ability to interact with them through the software. Allowing our vendors to access a portal to close-out their work assignments in real-time enables them to stay organized and productive for our tenants. 13

8 Our Systems AFTER-HOURS EMERGENCY RESPONSE PARTICIPATION Our Property Managers and Facilities Maintenance Team are on-call 24 hours a day to respond to any tenant/building emergency situations. After-hours consists of week days prior to 8:00 AM and after 5:00 PM, weekends and holidays. All calls are answered by our Property Managers during the day, while after-hour times are transferred to our answering services. NAI Eagle has partnered with Keener Communications, Inc. to provide increased efficiencies in your call handling procedures. Keener Communications will discern between emergencies and non-emergencies and reach our staff only when deemed appropriate. From there, the calls will be transferred straight to the Property Management Team so that we can immediately address the situation. 14

9 EAGLE COMMERCIAL CONSTRUCTION, LLC NAI Eagle is an integral member of the Eagle umbrella of Companies, another of which is Eagle Commercial Construction. This unique relationship enables us to join forces and to have immediate access to timely construction pricing, scheduling, market conditions, etc. ABOUT ECC Our Sister Company Commercial Projects ECC is a Virginia based General Contracting and Construction Management firm that specializes in commercial and industrial construction. With over 90 years of combined experience in the industry, ECC provides comprehensive general construction and contacting services for a wide variety of projects. Their office is centralized in Richmond, Virginia and has extensive experience constructing restaurants, hotels, commercial buildings, tenant improvements, parking decks, medical facilities, retail commercial developments as well as special and single purpose assets. Quality building, punctual completion of projects and budget integrity are ECC s highest priorities and are assured through the personal involvement of their staff, from preliminary planning through final completion. ECC s project management program recognizes the importance of having seasoned construction professionals dedicated to each project from start to finish ensuring continuous oversight and accurate and timely reporting to their clients. 10 Meet Our Team of Professionals NAI Eagle Property Management Headquarters, Deep Run IV Richmond, VA PROPERTY MANAGEMENT Lee Snukals, SVP, IREM Director of Property Management Lee has been in Property Management for over 25 years and has experience in all aspects of property and facilities management, including but not limited to site remodeling, lease negotiations, facilities maintenance, contract negotiations, vendor management, and accounting. She joined NAI Eagle in 2013 and is responsible for all aspects of the property management team, including building new property management business in the state of Virginia. Prior to joining NAI Eagle, Lee managed a team of Property Managers who managed a portfolio of 400 Mid-Atlantic regional banking branches and operation Centers consisting of over 2 million square feet of property. Pattie Carter Assistant Property Manager Pattie has over 7 years of Facilities and Property Management experience. Supporting six remote Property Managers; handling heir purchasing and many other duties. Assisting and Managing restacks, buildout projects and vendor management. Pattie also managed the accurate collection of all contracts and Insurance certificates making sure all were kept current. Consolidated annual evacuation drills working with departments to ensure accurate and implementation of plans. Ensuring that all facilities were fully equipped in case of remote disaster. Making sure that recovery site was always ready for occupancy and assisted with annual testing. Pattie s prior experience was with Telecom for 25 years. Jodie Mosher CPM Candidate Lease Administration, Marketing Coordinator Jodie got her start as the Lease Administration and Assistant Property Manager with Divaris Real Estate, where she was responsible for diversified portfolio of retail, office and industrial properties. She was involved with coordinating lease renewals, and lease expiration, processing Insurance Certificates, tracking and collecting annual percentage of rent as well as coordinating Vendor contracts and establishing yearly budgets. Additionally she maintained work orders and responded to tenant maintenance issues while staying within the realm of the property budgets. Jodie Joined NAI Eagle July 2015 and assists with a variety of responsibilities including but not limited to all marketing efforts, rent remittance, commercial accounting, tenant billings and adjustments, lease preparation, budgeting, annual CAM reconciliations and tenant construction. 16

11 Meet Our Team of Professionals FINANCIAL TEAM Sherry McPeak Accounting Scope of Experience: Sherry s background has consistently been in Financial Services, spanning over 15 years. She was previously employed with Grubb & Ellis Harrison & Bates, Inc. for 8 years. Her experience incorporates account receivable, account payable, and an emphasis on commission transactions. Sherry s experience entails coordination of lease renewals and expiration, processing, tracking and collecting annual percentage of rent as well as coordinating Vendor contracts and establishing yearly budgets. Sherry has a proven track record in aiding in the Occupancy stabilization, Revenue enhancement, Accurate budgeting and forecasting, Financial reporting and an overall excellent Team leader and player in our Property Management Department. Carey Lockhart, CPA Controller Scope of Experience: Carey Lockhart is responsible for all fund-related accounting and providing accounting support for Markel Eagle s investor partners. He grew up in Louisiana, graduated from Southeastern Louisiana University, attended graduate school at LSU, and holds a CPA license. Lockhart transferred to Richmond with Ethyl Corporation and later worked in financial management positions at Cadmus Communications, J.W. Fergusson & Sons, and Hohner. Prior to his current position, Lockhart served as Controller for Tascon Group, an age-targeted residential real estate development firm located in the Richmond. 17
