The value of real estate rarely goes to zero, however, it is not uncommon for the stock price of a bankrupt company to plummet towards zero at a rapid pace. 5 Better Income Opportunities In addition to its intrinsic value, multi-family real estate generally offers better income opportunities than stocks, mutual funds and other investments. Apartment buildings can generate substantial rental income monthly, resulting in consistent income and investment returns for investors. Stock investors generally generate the bulk of their investment returns in the form of capital gains. The problem with this method is that investors can only reap their returns by selling the asset. For example, if an investor purchases 100 shares of a company for $50 and the price goes up to $100 per share, the investor has effectively gained a return of 100% on their investment. The problem with this type of investing is that in order to realize these gains, the investor must sell all 100 shares, leaving him or her with no asset to generate future investment returns. There are numerous income stocks that pay dividends, however, many of these stocks have an average divided yield of less than 3% and are subject to the earnings of the company issuing the shares. Dividend payments can be inconsistent and are often distributed at the sole discretion of the company s Board of Directors.

6 Increased Capital Appreciation One of the great benefits of investing in multi-family real estate is that its value is determined primarily by the net income that it generates. Savvy investors, who are able to increase the annual revenue of their multi-family investments from increased rents and lower expenses, can see a substantial increase in the value of their assets. In contrast to apartment buildings, the value of a single-family home is generally based around the comparable properties that have recently sold. If the comps for a 4-bedroom/3 bathroom house in a particular neighbourhood is $250,000, then its safe to assume that your investment property will be valued with the other comparable properties in the area, resulting in future capital appreciation that is strictly market driven. Unlike apartment buildings, you have limited control in effecting the long-term value of your single-family real estate investment. Although other market factors contribute to the value of a multi-family investment, the overall premise is that the more money an apartment building generates, the more money it is worth. This method of forced appreciation can provide multi-family investors with opportunities for capital growth in a manner that is simply unavailable with other investment vehicles.

7 Consistent Cash Flow Apartment buildings neutralize the dramatic effects of having a vacancy, enabling this type of investment to produce cash flow consistently with limited interruptions. This is not the case with single-family residential investments, as you would immediately suffer a vacancy rate of 100% and lose all of your rental income for a particular property upon a tenant moving out. If the property is not filled with a tenant immediately, it can be detrimental to your investing success, as you will have to carry the mortgage on this property until it is occupied. Of course vacancies are just as common when investing in apartment buildings, however, the effects are much less detrimental to your cash flow and investment returns as the property can still generate adequate cash flow with the remainder of occupied units. If the property is not filled with a tenant immediately, it can be detrimental to your investing success, as you will have to carry the mortgage on this property until it is occupied.

8 Streamlined Management Another great benefit of investing your 401k & IRA funds into multifamily properties is that apartment buildings provide you with the benefits of a streamlined management process. It is much more efficient to manage 15 apartment units under one roof than it is to manage 15 separate single-family homes. This enables apartment buildings to achieve an economy of scale, resulting in maintenance costs that are generally cheaper and more efficient than investing in single-family homes.
