4 The Emerging need Globalization, information and communication technological boom are the key factors that let to increase competition between business corporate and enterprise producing goods and providing services. Forcing them towards finding and creating new mechanism of action to control the prices hikes of the product and services while maintaining quality. In the light of limited resources the basic over all approach to be followed to achieve this objective is to reduces cost and increase efficiency.
5 Focusing on core business Business corporate now a day is focusing on core business development and specialization in the production of goods and delivery of services, to enhance quality.on the other hand, moving toward outsourcingsupport services to reduce expenses.
6 Fixed assets Fixed assets constitute about 35% of the total assets of business corporate and enterprise producing good and delivering services. Thus the process of maintaining its sustainabilityand efficiency is something very important, as it represent the facilities which accommodates working people and housing production equipment and tools. The cost of the fund allocated for, operation and maintenance accounted for approximately 80% of the total cost of fixed asset during their life cycle.

40 The Current situation in Kuwait Further we can see a considerable overlaps between the scope of work of facilities management in one hand and project management for the post-construction stage in addition to property management and maintenance management on the other hand.
41 The Current situation in Kuwait We can described the facilities management market sector in Kuwait as, fragmented immature professional discipline, which lacks to the professionalism and scarcity of available competent professional resources specialized in this field. Moreover facilities management have an identity issue, vague definition of its scope of services and competencies of those evolved in it.

There are challenges and difficulties facing competent facilities management service providers looking forward to procure high quality integrated efficient services and being able to the achieve added value-in a competitive manner.this is something possible to be achieved through applying innovative management systems and business procedures with the use of innovative computer aided technologies and accumulative wealth of experience to the management service contracts, through a competent qualified facilities management team.
