2 Property Type: High-Rise Office Building Location: Miami, Florida Throughout the project the site was secured using an eight-foot perimeter fence, walk-through scaffolding to protect pedestrians, and 24-hour fire watch. Phoenix Award Recipient In the immediate aftermath of Hurricane Wilma in October 2005, Rolyn arrived in downtown Miami and began to secure and board up a 27-story office building that had lost one thousand panes of vision and spandrel glass. The primary driving force on this project was securing safe occupancy for the tenants of the building, none of whom could afford to be shut down for any period of time. The situation was exacerbated by the city-wide loss of power. Within seven days, Rolyn s crew of 150 was able to board up, clean, and secure enough of the structure that the city of Miami granted occupancy to the building. The accordion-like high-rise had to be boarded up from the outside because structural steel and a concrete deck made the spandrel openings inaccessible from the inside. This required an extremely large number of swing stages. Specialized equipment even had to be brought in from Cincinnati so that all of the broken window openings could be boarded up and waterproofed. Interior cleaning required debris removal of drywall, ceiling tile and grid, broken glass, and other building materials. Detailed cleaning was done throughout the building using HEPA vacuums and specially manufactured tack cloths. In heavily damaged sections, Rolyn packed out and moved furniture and contents into other areas that sustained less damage. Exterior cleaning was also an issue due to the heavy volume of shattered glass that covered the entire premises. Landscaping had to be cleaned or removed and replaced. Throughout the project the site was secured using an eight-foot perimeter fence, walk-through scaffolding to protect pedestrians, and 24-hour fire watch. By reacting rapidly to this disaster, Rolyn reduced the cost of the loss for all parties involved in a safe and efficient manner. Building tenants quickly resumed operations, the property management company welcomed visitors and future tenants in a timely manner, and the insurance company saved countless dollars since the building was boarded up and waterproofed, preventing secondary loss due to rain or future storms. Case Study Commercial Property

3 Property Type: Healthcare Location: Washington, DC Due to Rolyn s preparation, determination, and quick response, the hospital was one of the first habitable structures in damaged New Orleans. Hurricane Katrina struck the Gulf Coast on August 29, Rolyn s emergency response team was called in by a New Orleans hospital group to mitigate damages sustained during the storm. As the eye of the storm passed, Rolyn personnel and equipment were at the city limits, stranded by flood waters. To reach the first site, the project manager rode part of the way in a local s boat, negotiated with the National Guard for access, and swam the last mile. The six-story facility had lost all power and utilities and the first floor was flooded with four feet of water. The helipad was also under water making air rescue and evacuation impossible. Rolyn established a temporary helipad by painting landing strips on an undamaged section of the roof. Restoring power from the emergency generator was a challenge. The generator and diesel fuel tank were above the flood waters, yet the fuel pumps were submerged, making them inoperable. Within two hours, Rolyn workers transported three hundred gallons of fuel in buckets up six flights of stairs to reach the generator. This facility was the first on the east side of New Orleans to have power restored. Supplying power was a critical component in keeping patients alive, charging communication devices, and heating up food. Broken windows and roof damage were stabilized using a shrink-wrap process to seal the building. Salvageable hospital equipment and contents were relocated to prevent further damage. Confidential medical records were transferred off site in compliance with HIPAA. Rolyn arranged for security fencing and off-duty policemen to protect the facility from looting. Rolyn set up temporary kitchen facilities, restrooms, showers, washers, and dryers. The hospital was the only place on the east side of New Orleans where hot food was available. As the hospital was being dried out and cleaned, relief workers and National Guardsmen made it their home. Veterans Affairs and other first aid groups set up operations there to help those affected by the hurricane. Due to Rolyn s preparation, determination, and quick response, the hospital was one of the first habitable structures in damaged New Orleans. Patients and residents were rescued using the impromptu landing pad. The hospital s roof was restored, necessary demolition took place, and the building was cleaned and dried. Thanks to Rolyn s efforts, basic operational functions were restored within thirty days. Case Study Healthcare Property

4 Property Type: Restaurant Loss Type: Water and Flood Location: Baltimore, Maryland Rolyn worked throughout the night and by 4am the next day all of the water, over 1 million gallons, had been pumped out of the buildings. The Inner Harbor is a historic seaport, tourist attraction, and iconic landmark in the City of Baltimore, Maryland. In September 2003, Hurricane Isabel caused flooding in this area that left many historic landmarks under several feet of water. Rolyn was contacted by our client, one of the largest developers in the nation, to respond to their development s loss. One of the landmarks affected was a live entertainment, mixed-use project developed in the late 1990 s in a power station originally built in Also affected were two wellknown national chain restaurants. Rolyn responded immediately and proceeded to work around the clock to stabilize and restore these beloved landmarks. Before the water even had a chance to recede, our First Responder/ Project Manager was on site to assess the situation. Rolyn quickly mobilized over 50 technicians and a variety of water extraction equipment including many types of pumps, from a 3-inch trash pump to a 12-inch diesel pump. Rolyn worked throughout the night and by 4am the next day all of the water, over 1 million gallons, had been pumped out of the buildings. Rolyn then began moisture mapping and performed selective demolition of damaged interior drywall and carpeting. To dry the building and structural components to industry standards, Rolyn used desiccant dehumidifiers, portable drying equipment, and HEPA air scrubbers. Rolyn then provided fast-track reconstruction services as needed and cleaned all the affected areas. The water from the Chesapeake Bay left a greasy film over everything it touched. Technicians used electric pressure washers and degreasing solvents to clean all areas. Rolyn was able to not only meet the demanding and exacting needs of the client, but was also able to perform all the necessary protocols required by the Health Department so each restaurant could obtain their use and occupancy permit. In less than two weeks, all three restaurants were back in business with minimal interruption. Case Study Hospitality Property

5 Property Type: Hotel Location: New Orleans, Louisiana After nine months on site, Rolyn had successfully recovered the property and prepared the hotel for reconstruction. On August 29, 2005, Hurricane Katrina slammed into the Gulf Coast. Rolyn was there for our priority service clients from Texas to Florida, including seven hotels and four major hospitals in New Orleans. In the heart of New Orleans, a 31-story hotel and convention center suffered major wind and flood damage from the storm and subsequent flooding. The minimally affected portions of the hotel were set up as the headquarters for FEMA and the mayor s office. Located across the street from the Superdome via suspended walkways, the hotel atrium served as the evacuation staging area for stranded victims. Rolyn was on site during the evacuation process supplying power, food, water, ice, and clean clothes despite confiscation of many materials at military checkpoints. Before the final victims were evacuated, Rolyn started the recovery process. The first stage entailed property stabilization and extreme sanitization of the building, which had been further damaged by garbage, waste, and other debris left by the tens of thousands of evacuees. With over seven hundred rooms affected, the entire building was shrink-wrapped in plastic to protect the hotel from the elements. Over eight hundred windows were removed, and glass fragments were picked up by hand to prevent them from falling to the street below. Rolyn teams performed massive mold and moisture remediation jobs throughout to complete sealing and drying the building. A Rolyn team of 125 workers then removed the contents of every room in the hotel and brought them to the atrium. There the contents were inspected by the hotel s insurance adjuster. Due to damage to the maintenance elevators, these items were all transported using one guest elevator. As contents were being removed, each room was remediated and evaluated while another Rolyn team remediated and cleaned all of the HVAC ducts. Eventually, eighty-five percent of the hotel required demolition, the great majority of which was performed under the guidance of an industrial hygienist. After nine months on site, Rolyn had successfully recovered the property and prepared the hotel for reconstruction. All work was performed with little interruption to the sensitive missions of FEMA and the office of the mayor of New Orleans stationed in the hotel. Case Study Hospitality Property
