2 Project Overview Coconut Point is part of a 500-acre master-planned community which will include 450 residential units, 30,000 square feet of office condominiums, one hotel, and 1.2 million square feet of retail and restaurants.

3 Location and Access Coconut Point is a planned, 500-acre mixed-use town center located in Estero, Florida, midway between Fort Myers and Naples. The center is located on U.S. 41 (Tamiami Trail), the main northsouth commercial corridor along the western coast of Florida. With its proximity to the residential activity along the ocean, U.S. 41 has consistently higher traffic counts than even I-75, which also runs between Naples and Fort Myers, but further inland. U.S. 41 and I-75 are at their closest point of separation at Corkscrew Road, only a few miles north of Coconut Point. Coconut Point is in Lee County, which has grown at a 3.4% compound annual growth rate since With a current population of 549,469, the county s population is projected to increase by nearly 100,000 in the next five years, and the trade area for Coconut Point reflects this growth. In 2006, the trade-area population for Coconut Point was 262,830 and is projected to increase by 21% over the next five years. The average annual household income for the trade area was $96,875 with 23% of households having annual incomes of at least $100,000.
