Please complete all applicable items and fax to our pre-closing department at your earliest convenience in preparation of closing. We apologize for any repetition in this request as we just want to anticipate and prepare fully for closing. Just a few things regarding closing: 1. Homeowner s Insurance Policy If you have not yet been advised as to your lender s requirements regarding your homeowner s insurance policy, please contact your lender for further details. Once you have selected the company you will be using for your homeowner s insurance, please notify our office immediately with the name of the company, the name of your contact at the company and as well as his/her phone number. 2. Property Specific Power of Attorney s (POA s) can be used in extreme circumstances. If you are unable to attend your closing, arrangements must be made in advance to use an attorney-in-fact. Please note the lender should be consulted first for approval. The preparation/recording fee is $75 per POA, which will be collected on the Settlement Statement at closing. In order to prepare the POA, we will require the full name of the grantor, the named attorney-in-fact, and the full address of both with county of residence. We must have the original POA prior to or at the time of the closing. You may this information to preclosing@mclain-merritt.com with subject line referencing POA and the address of the subject property. 3. Picture Identification A valid picture ID will be required at closing. A current driver s license or passport is the preferred form of identification.
