Plano Pkwy Suite 100 Plano TX REPORT OF FLOOR ELEVATIONS On Property Located at: Bordeaux Village Dallas TX JOB #11766 On this date we performed a visual inspection of most of the units on this property. This report provides our professional opinion of condition of the floor elevations on this date, as far as can be inspected without removing coverings or damaging the structure. This report includes measurements of floor elevations only. Inspection of crawlspace areas was NOT a part of this initial work. Our inspection excludes, unless specifically mentioned, the framed superstructure, detached buildings, privacy or retaining walls, general site drainage away from structure, material and soil sampling/testing, and verification of concrete reinforcement, or of existing piers or previous repair work. Over the past few months we measured the first floor elevations of most of the units at this property. The purpose of this investigation was to measure floor elevations of all units to establish a baseline for current levelness of these units. Primarily we focused on slopes near the common walls between units and at the wall between kitchen and dining room. From previous inspections it was identified that these areas are the main areas of concern from an engineering standpoint. The measured floor elevations give an indication as to the magnitude of first floor slopes along the main support wall between each unit. From previous inspections we know that the support beams under these areas have sagged under the weight of the building. This sagging, also called deflection occurs soon after a building is constructed and loaded but tends to continue at a much slower rate for many years. Much of the noted slopes may have occurred early on in the life of these buildings with little additional perceptible increase in slope occurring recently. The deflection or slope of a floor can be the result of several factors including construction tolerances, deflecting beams, joists, and decking, in addition to movement of the supporting piers under these beams. For this reason, additional study will be necessary of the most extremely sloping units to determine if any structural repairs are warranted.

4 The following chart is a compilation of the maximum elevations measured in the units inspected as part of this report. On the X- axis (left side) is the maximum measured change in elevation from high to low in inches. The Y-axis (along the bottom) shows the number of units with the indicated maximum elevation change AGREEMENTS AND LIMITATIONS This report is written for informational purposes only and is not intended to be a rigorous technical evaluation of this property. Listed defects are not necessarily meant to be all-inclusive; rather, they are included as a general indication of conditions. Because we have not tested all aspects of this structure, we cannot determine future foundation reaction, with or without any repair. Included recommendations are only a professional opinion and do not constitute a structural warranty or performance contract with purchaser of this report or with any other party. Accordingly, liability is limited to the fees paid for this report. Information contained herein supersedes any verbal comments made by engineer or representatives of this office. We did not inspect areas which are unsafe or physically inaccessible. It should be noted that some level of risk is associated with all types of foundations and there is no such thing as a zero risk foundation. Original design of a foundation is typically done between builder and client and may be based upon economic considerations balanced against acceptable risk, soil type, foundation geometry, structural loadings, etc. Because we were not witness to the original construction of this building and, in the absence of original design specifications we make no statements of structural quality and make no predictions of future foundation performance. Our professional opinions are based upon normally acceptable specifications and construction practices having been followed, including proper reinforcement of original concrete and do not, unless specifically mentioned, include determination of compliance with applicable Building Codes. Verification of existing piers and/or previous foundation repair work is not a part of this investigation and we make no statements as to extent of this work or expected future performance. General site drainage across this property is not a part of this report and our comments regarding drainage are only intended to control soil moisture directly adjacent to foundation and within crawlspace related only to foundation stability. Because testing is not a part of this report, the fact that soil moisture levels vary with seasonal conditions, and duplication of storm conditions is not possible, our inspection and comments on moisture conditions and drainage devices are visual only, made from observations at time of inspection. No inspection can be made of excessively damp crawlspace conditions or of locations physically inaccessible. This inspection is not to be construed as a stickby-stick identification of all damaged wooden members within the crawlspace; rather, scope of this work is limited to the identification of general areas where damaged wood was noted. Finally, this work does not specifically include an inspection for mold or related organisms. Any comments made regarding these organisms are intended to be general in nature. 4
