3 SIGNATURE PROGRAM UNDERWRITING GUIDELINES ELIGIBILITY REQUIREMENTS Mobile home must meet the following: Located in an approved Adult Park or in an Adult Section of a split park with 50% Adult spaces or separate section. Adult means parks or defined sections of parks where at least one resident is age fifty or older, and no children are allowed to reside. Units must be 15 years old or newer for new business. Minimum width of 12' with mobile home siding, excluding tip-outs or slide-outs and excluding Attachments. May not be vacant. Have skirting or fully enclosed foundation. Secured by anchored tie-downs in accordance with state, county, or city regulations. Insured for at least 100% of replacement cost like, kind and quality. Coverage A is from $20,000 to $100,000 for policies, not including Attachments. Coverage A is from $20,000 to $100,000 for policies in CPIC ELIGIBLE AREAS. Be well maintained and show pride of ownership. Have a handrail where there are 3 or more steps. Must be owner occupied. INELIGIBLE RISKS Mobile homes which meet one or more of the following: Within 1500 feet of tidal waters, except with Underwriting approval. Subject to any of the following exposures: 1. Office Occupancy or Business Pursuits 2. Mobile Homes with Existing Damage 3. Farmer Comprehensive Personal Liability 4. Building Ordinance or Law Coverage 5. Day Care activities unless commercial liability coverage for this is obtained. Homes that are subject to brush fires, cave-in, flooding, excessive wind/hail or landslides except with underwriter approval Homes with more than two lien holders, except with underwriter approval. Risks with vicious dogs or any mix thereof, or exotic animals or farm animals. ATIC utilizes the Animal Liability Exclusion Endorsement that excludes losses caused by domestic dogs and cats weighing over 30 pounds on all policies. ATIC has included a provision in its eligibility guidelines specifically prohibiting the writing of any risk where any vicious, dangerous or exotic animals are kept on the premises, including, but not limited to: dangerous breeds of dogs (examples below)/wild animals (i.e. animals not commonly recognized as domesticated); farm animals (including saddle animals kept for pleasure use); lions, tigers, dangerous reptiles, birds of prey, and other exotic animals; any animal whose bite or touch is poisonous or toxic; etc. It is ATIC s position that if these types of animals re present, the policy is not to be written under ANY circumstances. ATIC will only accept coverage for risks that have domesticated animals kept as pets (e.g. house cats, gentle breeds of dogs, dogs with no history of biting, aquarium fish, small birds, etc.) American Traditions Ins Co Mobile Home Programs 3

In order to further clarify this position, ATIC deems the following breeds or types of dogs as per se dangerous, thereby rendering the risk ineligible to be written under any circumstances: Akita Chow Doberman Pinscher German Shepherd Pit Bull Presa Canario Rottweiler Staffordshire Terrier (or any of the large Terrier breeds that have descended from dogs bred for fighting) Wolf Hybrids Any mixed breed dog containing any of the above breeds, no matter what the percentage. Any dog weighing more than 100 pounds Any dog that has ever been trained as and/or used as a guard dog or attack dog Any dog that has ever been trained or used in military or police work Any dog belonging to a breed that was historically bred for fighting Any dog that has ever bitten anyone or has exhibited aggressive behavior towards people. This is not an all-encompassing list. ATIC reserves the right to amend this list at any time. It is expected that all ATIC representatives and agents will exercise sound judgment and common sense in dealing with situations not specifically described above. In the event of any uncertainty or questions, ATIC s Underwriting Department should be contacted for clarification or further discussion. SUBMIT FOR APPROVAL (DO NOT BIND) Applicant(s) with any losses except act of God within the last 5 years. Please provide the following information on each loss: type of loss, date of loss, cost of damages, details about loss. Applicant(s), which have been canceled, declined, or non-renewed due to specific risk deficiencies or unsatisfactory past loss history. A detailed explanation is required in order to review submitted application. Applicant(s) with any loss in excess of $5000. A detailed explanation is required. DISCOUNTS Discounts are available at inception or upon subsequent renewal policy date. UNINSURABLE ADDITIONS Awnings or other attachments made of cloth or canvas. Structures not of strong, durable material or not conforming to local building codes. Swimming pools, pool screen enclosures, greenhouses and satellite systems. HURRICANE - TROPICAL STORM Agents binding authority automatically terminates for new business and coverage increases when a "Hurricane or Tropical Storm Warning" has been issued by the National Weather Bureau based on the following rules: Hurricanes: Binding is restricted when the Hurricane is within the following boundaries: 72 W longitude, 15 N latitude, 90 W longitude, 32 N latitude Tropical Storms: Binding is only restricted in areas under a tropical storm warning or watch. The rest of the state remains open. Tropical Storms do not result in binding restrictions when they are within the latitude and longitude coordinates defined within the Hurricane binding restrictions stated above. The Restrictions stated above do not apply to: Home closings (new purchases), A copy of the closing statement is required with the application. Business bound prior to the restriction going into effect. CPIC ELIGIBLE AREAS The mobile home must be insured for Wind Coverage by the Citizens Property Insurance Corporation Association if located in a CPIC eligible area. CANCELLATION OF PREMIUM Insured may cancel at any time for any reason. We will refund any unearned premium on a pro rata basis. WHOLE DOLLAR PREMIUM RULE All premiums shown on the policy, endorsements, and cancellations are rounded to the nearer whole dollar. A premium of fifty cents ($.50) or more is rounded to next higher whole dollar. State coverage in even thousands i.e. $30,000 not $29,500. WAIVER OF PREMIUM When a policy is endorsed subsequent to the inception date, any additional or return premium of $6 or less may be waived. An Insured may submit a written request to obtain waived return premium on a canceled policy. Coverage A is from $15,000 to $85,000 for policies. Coverage A is from $15,000 to $100,000 for policies in CPIC ELIGIBLE AREAS. Be well maintained and show pride of ownership. 12 PARK/FAMILY PARK PROGRAMS UNDERWRITING GUIDELINES ELIGIBILITY REQUIREMENTS: Mobile home must meet the following: Must be 1994 and newer. Be insured's primary Florida residence. Must be occupied 3 months a year. ACV of mobile home not less than $15,000 at policy inception. Be secured by anchored tie-down in accordance with Florida, city and county regulations. Minimum width must be twelve (12) feet. Submit tie-down information with application. Mobile home must have skirting or otherwise fully enclosed foundation. Mobile home must have a handrail where there are 3 or more steps. Attachments must be described & listed on the application to be insured. Be well maintained and show pride of ownership. Premium is determined by value of the mobile home and attachments. PARK/FAMILY Communities that allow children, have more than 20 PROGRAM mobile homes, and have a resident manager. LOCATION Name of Mobile Home Park must be specified. Must be occupied 10 months a year. ACV of mobile home not less than $15,000 at policy inception. Be secured by anchored tie-down in accordance with Florida, city and county regulations. Minimum width must be twelve (12) feet. Mobile home must have skirting or otherwise fully enclosed foundation. Mobile home must have a handrail where there are 3 or more steps. Be well maintained and show pride of ownership. Attachments must be described & listed on the application to be insured in all programs. Must be Approved Subdivision. LOCATION SUBDIVISION (If subdivision not on our approved list, please call) Name of Subdivision must be specified on application A community zoned primarily for mobile homes. The size of the lots should be less than 1 acre, have 3 mobile homes within 300' and have at least 20 mobile Homes within subdivision. Any subdivision not meeting the preceding qualifications will be considered private property. MAXIMUM VALUE $15,000 - $75,000 PREMIUMS WAIVER OF PREMIUMS DISCOUNTS All premiums shown on the policy, endorsements and cancellations are rounded to the nearer whole dollar. 17 APPROVED SUBDIVISION PROGRAM UNDERWRITING GUIDELINES (cont d) HURRICANE - TROPICAL STORM Agents binding authority automatically terminates for new business and coverage increases when a "Hurricane or Tropical Storm Warning" has been issued by the National Weather Bureau based on the following rules: Hurricanes: Binding is restricted when the Hurricane is within the following boundaries: 72 W longitude, 15 N latitude, 90 W longitude, 32 N latitude Tropical Storms: Binding is only restricted in areas under a tropical storm warning or watch. The rest of the state remains open. Tropical Storms do not result in binding restrictions when they are within the latitude and longitude coordinates defined within the Hurricane binding restrictions stated above. The Restrictions stated above do not apply to: Home closings (new purchases), A copy of the closing statement is required with the application. Business bound prior to the restriction going into effect. CANCELLATION OF PREMIUM Insured may cancel at any time for any reason. We will refund any unearned premium on a pro rata basis. ATIC utilizes the Animal Liability Exclusion Endorsement that excludes losses caused by domestic dogs and cats weighing over 30 pounds on all policies. ATIC has included a provision in its eligibility guidelines specifically prohibiting the writing of any risk where any vicious, dangerous or exotic animals are kept on the premises, including, but not limited to: dangerous breeds of dogs (examples below)/wild animals (i.e. animals not commonly recognized as domesticated); farm animals (including saddle animals kept for pleasure use); lions, tigers, dangerous reptiles, birds of prey, and other exotic animals; any animal whose bite or touch is poisonous or toxic; etc. It is ATIC s position that if these types of animals re present, the policy is not to be written under ANY circumstances. 26 ADDITIONAL RULES D. Limited Fungi, Wet or Dry Rot, or Bacteria Coverage 1. Section I. Property a) Property Coverage Description and Application of Limits of Liability 1) Basic Limit The policy provides up to $10,000 (subject to a $20,000 policy aggregate) of coverage to pay for loss to covered real or personal property, owned by an insured, that is damaged by fungi, wet or dry rot, or bacteria on the "residence premises" as described in Limited Fungi, Wet or Dry Rot, Or Bacteria Coverage Endorsement NP This basic limit will not exceed the policy limit shown on the declarations page. 2) Increased Limits The basic limit may be increased to $25,000 or $50,000 on a per loss basis. These limits must be offered for all new policies and at first renewal for existing policies. With respect to either increased limit option, $50,000 is the policy aggregate. The limit selected should be entered on Limited Fungi, Wet or Dry Rot, or Bacteria Coverage For Section I. Property Coverages Endorsement NP The increased limit will not exceed the policy limit shown on the declarations page.
