The site is in a prime location on Umhlanga Ridgeside which is in walking distance to the Gateway Shopping Centre creating the live, work and play environment for all staff. The site is in close proximity to public transport. Premium A Grade finishes are proposed throughout the building. The building will provide fully secured access with 24/hr manned security on site. Application will be made for the building to be registered for a 4 Star Green rated building from the Green Building Council of South Africa Building Completion Date: 01 January 2016 Parking Ratio: 5.37 Bays per usable 100m² Fit-Out allowance - R500 Per m² of usable area Excl. 3 GREEN BUILDING ATTRIBUTES The building will be commissioned in accordance with high standards to ensure building services work as intended when designed. After one year, the building will be re-commissioned. VIEW FROM TRAFFIC CIRCLE / ENTRANCE Fresh air is introduced into the building at 10l/s/p which ensures that carbon dioxide levels are kept low and occupants are productive and healthy. All paints, adhesives and sealants specified for the building contain low levels of volatile organic compounds. A tenant exhaust riser has been provided in the building for tenants to connect to. This extracts harmful emissions from photocopying equipment. Lighting installed in the building is highly efficient, and motion sensors in the office area and the basement area. Insulation is included in the walls and roof of the building, external sun control and double glazing assists with the thermal comfort of the building. The air-cooled air conditioning system does not use potable water to reject heat, thus saving the building an estimated 2, 7 million litres of water per annum. Rainwater is harvested from the two buildings on the site and is used for toilet and urinal flushing to reduce wastage of clean potable water. Showers, change rooms and bicycle facilities are provided for use by building occupants. Both the concrete and steel within the building structure has levels of recycled content, reducing the depletion of natural resources.
