2 1 General Permit Requirements City of Building Permits: All permits or licenses necessary for the new construction or alterations to the structure must be obtained and paid for by the Contractor before starting work. Contractors and Subcontractors are responsible for obtaining any progress or final inspections from the Building Department. Failure to call for required inspections or proceeding without inspection may result in suspension from future bidding. A copy of all permits shall be publicly displayed at the job site for all interested parties concerned. The City of Housing Rehabilitation Office has the right to inspect work in progress. These inspections need not be announced in advance. 2 Lead Based Paint: Prior to rehabilitation, all lead-based paint hazards identified in the attached reports for this residence are to be addressed per the recommendations of the Risk Assessor. It is the responsibility of the general contractor to familiarize themselves with all positively identified components present at the jobsite, and to carry out all work related to those components utilizing properly certified personnel. All positively identified components remaining in place are to be primed with a 20 year encapsulant, Leadlok or eq, prior to finish painting. Prior to releasing the project site for rehabilitation, 3rd Party clearance testing will be carried out by the Housing Development Division under separate contract. 3 Asbestos: See attached report identifying regulated asbestos containing materials (RACM). Demolition & disposal of RACM to be carried out per applicable State & Federal regulations. Prior to releasing the project site for rehabilitation, evidence of 3rd Party clearance testing must be submitted to the Housing Development Division & the Owner. Exterior 4 Windows: Remove and replace all windows with new, Energy star rated, vinyl thermal break units, almond. Installation to include cutting back existing siding to expose window flanges, complete removal and disposal of existing sash and frames, installation of new units to ensure proper operation, self-adhesive air-sealing strip at perimeter, flashing and furring as required, installation of new 1" thick pre-primed hardboard exterior trim, and repair of interior finishes as needed. All new units to include standard hardware and screens. Owner to select from standard colors. It is the contractor's responsibility to verify size, type, tempering requirements, and location of all windows prior to ordering. New units must meet all IECC criteria currently in effect for this region. Satisfactory documentation of compliance with this specification must be submitted to the Housing Division prior to authorization of payment. 5 Concrete driveway and Pan Demo, add roadbase as needed and compact, replace with 3000 psi concrete. 3 6 Concrete Entry landing /Walkway Demo existing, add road base and compact, replace with 2500 psi concrete, add steel wrought iron handrail on entry side. 7 Stucco Remove 1x2 wood strips (battens) Stabilize substrate as needed to ensure proper fastening of new finish materials. Provide traditional 3 coat stucco system. No pop outs at doors and windows. Include stucco over brick in front (protect stone veneer). Owner to select 1 standard color for integral finish. 8 Fencing Remove existing and install 6 ft galvanized chin link with metal posts along Carmel drive, and fencing facing Capulin on West side of garage with one gate and repair/replace wood gate and fence on East side of house facing Capulin Drive. Install two gates (one chain link and other wood) with all hardware. Repair one section of fence with broken rail in back yard by replacing rail. Refer to General Specs guidelines for fencing. 9 Dumpster Remove all debris from yard, fencing, decking,limbs,etc. 10 Deck Remove decking, railing and stairs and replace with redwood decking,2x2 redwd ballusters and railing. Use pressure treated stringers-3 ea, for stairs. 11 Storm Door Replace with larson or equal vinyl storm door at entry 12 Fascia and soffit Prime and paint soffit, fascia, gutters, downspouts, Trim around ext. doors and garage door with 2 coats of SW Al00 or equal. Painting 13 Interior Include walls and ceiling of master bedroom, entry, living room, kitchen, and all interior doors and trim, One color for walls and ceiling and one color for trim,owner to select. Bath-up 14 Toilet Replace with energy saver and comfort height white unit. New supply,angle valve, and gasket. 15 Caulk Tub Clean up and caulk tub/shower surround Kitchen Liz Wilson,1830 Capulin Drive Page 3 of 5

4 16 Appliances Install dishwasher, combo microwave/fan above stove and 30 inch gas stove (white). Owner to select all appliances. Replace refrigerator with side by side to match CF, model in white. Bids to include $2500 allowance for appliances only, including sales tax and delivery. Base bid to include all labor and materials required for removal, disposal, and installation of new appliances. 17 Cabinets Repair, replace hinges and drawer slides. 18 Tile repair Replace few cracked tile in front of refrig. Approx. 8 ea. Flooring-Carpet 19 Carpeting: Provide and install builder-grade cut pile carpet over 1/2 inch foam pad with tack strip at all bedrooms except #2 downstairs, closets, hallways, stairwells, and common areas downstairs Include upstairs bedrooms, living room, and den closets, hallways. allowance of $25 for carpet and pad, removal,furniture moving, and install is extra. Owner to select. Do not include living room. Reuse carpet in living room for bedroom #2. Installation to include trimming of doors as required for proper operation, repair or replacement of tack strip as required, installation of concealed hook strips at all dissimilar materials, and removal of all used goods from site. Electrical 20 GFI and SD and CO Detectors Install GFI in all wet locations, include garage and laundry room. Repair/Replace electrical panel cover in kitchen. Troubleshoot fan (needs fan wall switch) and change out worn outlets in master bedroom. Relocate wires in laundry room inside wall cavity. Install smoke and carbon monoxide detectors as required by PPRBD. Interior 21 Wallpaper removal Remove wall paper in entry (will accept skim coat if adheres well) and remove living room border. Texture with knockdown in entry. Patch poor drywall repair in entry wall where wallpaper was removed. Remove chair rail at entry and install as base in same area. Carpentry 22 Int. Doors Replace doors only (not jambs and casing) in hallway,bathroom and bedrooms with 4 or 6 panel masonite. New door hardware (hinges and knobs or levers). Owner to select finish.
