1 Welcome Welcome to our public exhibition on proposals for up to 200 homes on the site of the former Ifield College. We are here today to show you our plans and gather your feedback. Representatives from Barratt Homes and members of the project team are on hand to answer any questions you may have. Barratt Homes The Barratt Group has been creating communities where people aspire to live for more than 50 years. In that time, we have grown to become one of the nation's largest house builders, with more than 4,000 direct employees, 25 divisions throughout Britain and a host of major industry awards in recent years. In 2014, in the Southern Region: 70% of the homes we built were on previously developed land 66 million was contributed to local infrastructure through S106 payments 8,000 direct and indirect jobs were provided. That s an average of 3.5 per home we built in the region last year. 2 Background Planning This site has been identified as a key housing site for the borough of Crawley in the draft Local Plan. Previous outline scheme given planning permission This means that this is a site that the Council has identified as suitable for delivering some of the new homes that the borough of Crawley requires in order to meet its future housing needs. Previously approved layout Following the closure of the college in 2004 and its subsequent relocation, West Sussex County Council determined the land was surplus to requirements and sought to sell the existing 3.8ha site for redevelopment. A mixed-use development was proposed, comprising 170 homes, a respite care centre, a residential care home and a medical centre which is now built and operational. This previous application was approved by the Planning Inspectorate.

3 Context Sustainable location As the former home to Ifield College, this brownfield site provides an opportunity to deliver sustainable development. The site is located within walking and cycling distance to a number of facilities including schools, a doctor s surgery, community centre, and employment opportunities. Within one mile of the site is Ifield train station which provides direct links to Gatwick Airport and London Bridge, and a number of bus services are within walking distance. 4 Proposed layout Revised layout The proposed layout includes: 200 new homes 40% affordable homes Retains key trees within the site Reinforces the landscape boundaries to the site through native tree and hedge planting, creating a green edge to the development and filtering views from existing homes.

6 Movement Proposed external transport improvements to facilitate safe access to the site Access Widening Lady Margaret Road Vehicular access to the site will be via the entrance that served the former Ifield College. However, unlike the previous situation this will accommodate two-way traffic. As a result, it is anticipated that traffic associated with the proposed development will primarily use the western section of Lady Margaret Road. At present, on-street parking currently takes place along Lady Margaret Road, which effectively restricts the carriageway to one-way. This is understood to lead to localised congestion at peak times. To overcome these issues, the proposal includes the widening of Lady Margaret Road and the removal of the now redundant No Entry restrictions. To ensure vehicle speeds along Lady Margaret Road are controlled, traffic calming features will be incorporated into the design.

7 Parking On-site parking proposals Off-site parking proposals Car and cycle parking for residents and visitors will be provided to meet the parking standards adopted by Crawley Borough Council and West Sussex County Council. The parking strategy will be carefully designed to: ensure that overspill parking onto Lady Margaret Road does not occur limit the ability to park vehicles on footways. The proposed flats will incorporate secure cycle stores. Cycle parking for the houses will be provided by a combination of dedicated space within garages or garden sheds. Car parking spaces for residents will be accommodated within parking courts, garages and private driveways. In addition, visitor parking spaces will be provided adjacent to the internal access roads. As part of the proposed widening along Lady Margaret Road, the existing on-street parking that takes place on this road will be formalised. At this stage we are awaiting the results of surveys to establish the demand for on-street parking before the number of parking spaces is fixed. However, it is noteworthy that the proposed scheme provides more parking on Lady Margaret Road than the previously approved scheme.
