2 2216 Tamie Lane San Jose /13/ of 7 SCOPE OF INSPECTION. IMPORTANT INFORMATION This is a report of an inspection for wood destroying pests and organisms of a structure. This inspection was of only the visible and accessible areas of the structure. This inspection and report does not reveal building code compliance or non-compliance. For information about code compliance, a company that makes structural home inspections should be engaged. We have not inspected areas under furnishings, appliances, storage or floor coverings nor did we inspect inside finished walls or ceilings. Inspection of these areas is not practical. If inspection of any of these areas is requested, we would perform that inspection for an additional charge. Water stains at subflooring can and do occur for any number of reasons during the history of a structure. Water stains in the subarea will only be mentioned if they appear to be recent in nature or indicative of damage. We did not inspect electrical, heating or mechanical systems or did we inspect the plumbing systems except as may be specifically noted below. Inspection of these systems is beyond the scope of this inspection report. THE ETERIOR SURFACE OF THE ROOF WAS NOT INSPECTED. IF YOU WANT THE WATER TIGHTNESS OF THE ROOF DETERMINED, YOU SHOULD CONTACT A ROOFING CONTRACTOR WHO IS LICENSED BY THE CONTRACTORS STATE LICENSE BOARD. NOTICE: REPORTS ON THIS STRUCTURE PREPARED BY VARIOUS REGISTERED COMPANIES SHOULD LIST THE SAME FINDINGS (I.E. TERMITE INFESTATIONS, TERMITE DAMAGE, FUNGUS DAMAGE, ETC). HOWEVER, RECOMMENDATIONS TO CORRECT THESE FINDINGS MAY VARY FROM COMPANY TO COMPANY. YOU HAVE A RIGHT TO SEEK OPINION FROM ANOTHER COMPANY. SECTION I: (1) SUBTERRANEAN TERMITES 1A. FINDING: Evidence of subterranean termites noted at garage. Scrape down accessible termite tubes. To prevent termites from reconstructing mud tubes between the soil and the structure, apply Termidor SC or Termidor HE (Fipronil) to the soil in accordance with current label instructions. Post a completion tag listing the materials used. SECTION I ITEM. 1B. FINDING: There is evidence of subterranean termite damage noted patio trim. Remove and replace all damaged wood members as needed. If during the scope of performing repairs additional damage is noted, list any additional findings, recommendations and additional charges in a supplemental report. SECTION I ITEM. 1C. FINDING: There is evidence of subterranean termite damage noted in the patio sheathing. Remove and replace all damaged wood members as needed. If during the scope of performing repairs additional damage is noted, list any additional findings, recommendations and additional charges in a supplemental report. SECTION I ITEM. 1D. FINDING: There is evidence of subterranean termite damage noted to the patio door jamb. Remove and replace all damaged wood members as needed. Due to the nature of these infestations, it will be necessary to seal the entire structure and fumigate it with Vikane (Sulfuryl Fluoride). We will use tear gas (Chloropicrin) as a warning agent. The entire structure must be vacant for at least 48 hours for this process. We will use all due caution in our operation, however, we assume no liability for any damage to the roof coverings,

Assured Home Solutions does not provide on-site security and does not assume any liability for the care of the property in the event of breaking and entering or vandalism. Assured Home Solutions requests that all valuables be removed prior to fumigation. The occupants must sign the Occupants Fumigation Notice and comply with all of the instructions. Remove or mask any visible fecal pellets. SECTION I ITEM. 2B. We recommend removing and replacing all damaged wood as needed and treating the adjacent area with an anti-fungicide and prime paint wood. Inspect adjacent area. List any additional findings, recommendations and additional charges in a supplemental report. SECTION I ITEM. 3B. FINDING: There is evidence of fungus damage noted to the trim/patio. We recommend removing and replacing all damaged wood as needed and treating the adjacent area with an anti-fungicide and prime paint wood. Inspect adjacent area. List any additional findings, recommendations and additional charges in a supplemental report. SECTION I ITEM. 3C. FINDING: There is evidence of fungus damage noted to the siding/patio. We recommend removing and replacing all damaged wood as needed and treating the adjacent area with an anti-fungicide and prime paint wood. Inspect adjacent area. List any additional findings, recommendations and additional charges in a supplemental report. SECTION I ITEM. SECTION II: (4) OTHER FINDINGS 4A. FINDING: SECTION II ITEM. The gutters were noted to be leaking. Owner should employ an appropriate trades-person to replace or seal the gutters as necessary. 4B. FINDING: Water stains noted at eaves and garage. Roofer to evaluate roof. SECTION II ITEM. 4C. FINDING: Areas of the exterior appear to have peeling and/or bubbling paint exposing weathered wood rendering it vulnerable to potential infection by fungus. Owner or interested parties are advised to employ the services of an appropriate licensed painting contractor to scrape these surfaces and apply new paint or other wood sealer. SECTION II ITEM. 4D. FINDING: A faulty grade condition was noted on the left rear side of the structure Lower the exterior grade level to below the top of the adjacent foundation to correct the faulty grade condition. FINDING: There is loose and missing caulk and/or grout at the hall bathroom tub. Caulk and/or grout all seams to prevent moisture infiltration. SECTION II ITEM. 4G. FINDING: A leak was noted at hall bathroom shower head. Repair leak. SECTION II ITEM 4H. FINDING: Cellulose debris was found in the subarea. Remove all cellulose debris of a size that can be raked and larger. SECTION II ITEM. FURTHER INSPECTION: (5) FURTHER INSPECTION 5A. FINDING: A portion of the exterior was considered inaccessible for inspection due to vegetation. No comment can be made for inaccessible areas. Further inspection is recommended to determine if damage exists within nearby inaccessible areas. This inspection would be performed after the areas have been made accessible. All findings and recommendations for corrections (if any) would be listed in a supplemental report upon further inspection. UNKNOWN-FURTHER INSPECTION RECOMMENDED. 5B. FINDING: The garage walls were considered inaccessible for inspection due to storage. No comment can be made for inaccessible areas. Further inspection is recommended to determine if damage exists within nearby inaccessible areas. This inspection would be performed after the areas have been made accessible. All findings and recommendations for corrections (if any) would be listed in a supplemental report upon further inspection. UNKNOWN-FURTHER INSPECTION RECOMMENDED. 5C. FINDING: Water stains noted at subarea framing under bathroom. Moisture meter indicates dry. Periodic inspection advised. UNKNOWN-FURTHER INSPECTION. Cracks were noted on the foundation. This is not considered to be a structural pest control problem. If interested parties are concerned about this condition, an appropriate trades-person

7 2216 Tamie Lane San Jose /13/ of 7 should be employed to inspect and repair as necessary. The exterior stucco has hair line cracks which are common to this type of construction. There was no evidence of infestation, infections or excessive moisture conditions at the time of this inspection as a result of the cracks. No recommendations are made.
