1 DESIGN GUIDELINES SUMMARY Big Lake Objective To create Guidelines that represent an Architectural style direction and provide a theme to the proposed community. The proposed styles are Arts and Crafts and Prairie Styles. The following is a summary of the design guidelines and samples of landscaping elements to guide your homeowners and designers for the final product types of Trumpeter. In addition, attached are a set of style based elements to assist builders and homeowners in decisions regarding the building form, details, materials and colours to achieve the proposed theme. The Developer and Windward Landtec shall use these guidelines as base reference standards only and reserves the right to deviate from these guidelines as they may determine necessary.
2 Housing Design Building Form The elements listed below are common to the Arts and Crafts style. attention to detail dominating roof lines pronounced porch or verandah and trim work generous windows decoratively expressed construction elements columns, beams, brackets grounded massing A strong primary roof with a clear simple shape that embraces the body of the home extending to the top of the main floor One or two prominent gables facing the street and rear yard Steep gables 9 in 12 roof slope. The elements listed below are common to the Prairie Style. Hipped roof form Wide eave details Emphasis on Horizontal detail Bands of Windows integrated with detail Massive central Chimney Massing/Siting Minimum building width on all lots shall be within 2 ft. of the inside portion of the building pocket with the exception of pie shaped lots where discretion may be used for the massing requirements. All housing units to be completed with a double garage and the area thereof shall not be included in the dwelling unit sizes. Garage locations are as shown on the subdivision plan. The maximum garage offset is 2 feet. On pockets less than 32 The maximum garage offset will be 4 on pockets greater than 32 All triple car garages will be reviewed for compatibility to the proposed lot and adjacent siting..
3 Corner Lots Special exterior design must be given to the flankage side of all homes on corner lots. Low profile houses are preferred on corner lots. Other model types will be considered. Flanking side and exposed rear elevations must be consistent with front elevation treatment. The use of detailing roofs sloping towards view and avoidance of large expanses of blank wall planes will satisfy this requirement. Colours The use of a complementary colour approach The number of colours selected limited to three or four; A dominant background colour for the main exterior; a dominant complementary primary or secondary colour for the roof and a complementary accent colour for trims molding and decorative features. An additional color is required. This colour may typically be used on the front door or may be used in combination of trim elements for the home. Roof colours and manufacturers in a medium to dark tone as per the attached schedule There shall be no identical house body color or trim color on adjacent lots. Repetition There shall be no identical house elevation within two lots. No same model type will be allowed on adjacent t lots. Avoiding repetition means there is a significant change in features such as roof slopes, size and location of windows and doors, colors and finishing materials.
4 Exterior Finishes A variety of exterior finishing materials are recommended on each home throughout the subdivision, (i.e. stucco, vinyl siding, hardboard product, stone or brick ). Stone Ledgestone - Prairie,Arts and Crafts Cobble Field - Prairie, Arts and Crafts Castle Stone - Prairie, Arts and Crafts Brick Smooth - Prairie Hand Mould - Prairie, Arts and Crafts Heritage - Prairie, Arts and Crafts Rumbled - Arts and Crafts Trim details on all windows and doors Minimum 6 The basic exterior finish used on the front elevations of the house, (i.e. stucco, siding), must be continuous on all elevations of the house. Parging is to be minimized but must not be exposed more than 1 0 above the landscaped grades on the front and 2 0 on the side, back or corner elevations. All facing materials must be returned to a minimum of 2 0 (i.e. brick, stone, etc.) Front Entry Doors and Garage Doors Use style defined front entry doors. Garage doors to be painted to match wall colour of the home. Garage doors to be of an upgraded designer to represent the proposed style Promote Stockton or similar windows in garage doors to represent the proposed style.
5 Windows Use defined windows as per the attached schedule Raked windows are not appropriate Porch Options Use defined porch details as per the attached schedule Dwelling Unit Sizes Small lot ( pockets ) Bungalow/Bi-level 1200 sq. ft. Split Level (2 levels) 1200 sq. ft. 11/2 Storey (2 levels) 1600 sq. ft. 2 Storey (2 levels) 1600 sq. ft. Roof and Chimney Decorative architectural asphalt shingles only in dark color palettes. ( typical - Cambridge 30 yr. ) Minimum roof overhangs shall be 12 ; fascia sizes shall vary from 6 to 10 in accordance with the dwelling architectural style. All cantilevers visible to the street require a minimum 12 overhang. All roof vents and stacks are to be boxed in and corbelling detail applied. Decoration / Exterior Lighting / Addressing Exterior Lighting should be represented with style fixtures. The use of wood and wrought iron railings should be sensitive to theme. Standardized addressing plaque for all homes.
6 Landscaping It is the responsibility of the Purchaser to landscape the front yard from the house to the sidewalk. All yards must incorporate front sodded areas. In the case of corner lots, the frontage of the sideyard shall be landscaped to the sidewalk. Landscaping shall consist of a minimum of 6 at all seeded areas and the installation of the following plant materials: 1 tree is required at the front of each lot. The minimum tree size shall be a 2 caliper for deciduous and 6 in height for coniferous. A minimum of Eight shrubs ( 18 high or spread ) should be installed in addition to the required tree. Landscaping shall extend to and wrap around the front corners of the house, to the fence tiebacks. Fencing All side and rear yard fencing will be co-ordinated in terms of colour and detail based on the standard perimeter fence for the subdivision Fencing is the responsibility of the builder and/or Homeowner to construct and maintain.

16 Recommended Design Examples of Gable Options Additional gable options will be considered for approval if they have similar detail and character as shown, and reviewed by Hopewell. Garage gable and house gable must match.
17 Porch Options Addtional porch options will be considered for ap proval if they have similar detail and character as shown and reviewed by the Architectural Commit tee
18 Window Options WINDOW DESIGN CRITERIA 2' wide 3'-5' deep 2'-6"wide 4f-5' deep 3* wide 5'-6* deep Groups of 3,2' x 5" are permitted Muntin bars if used, must be minimum 5/8" wide. Windows are to be placed between two gridlines or placed centered on a gridline Windows are to be casements or sliders. Window trims are to be a minimum of 6" in width Raked windows are not permitted. Transoms must be between 12"-24M deep and the same width as the windows above. Glass block is not permitted on highly visible elevations. Specialty Windows Window Box Options (45 degree bay or bow windows are not per mitted)
