1 Welcome Thank you for attending this public exhibition on our plans for the proposed redevelopment of the Former Erith Riverside Baths site on Erith High Street. The purpose of the exhibition is to provide you with the opportunity to view our plans, ask us any questions that you may have, and to give us your views on the proposals. 2 The Site HISTORIC PHOTOGRAPHS THAMES ERITH HIGH STREET ERITH HIGH STREET-1905 ERITH The Former Riverside Baths site lies on the corner of Erith High Street and Walnut Tree Road. Its riverfront location is at the centre of Erith s history as a significant port and industrial location. The area was largely redeveloped in the 1960 s following war damage and a general decline in industrial activity. The Erith Riverside Baths occupied the site from 1968 until Today, the site is cleared and forms part of the Erith Riverside Conservation Area and Erith Western Gateway Masterplan, where the Council envision a residential-led mixed use development. 3 Wider Context Pollard Thomas Edwards was the joint masterplanner (with Maccreanor Lavington) for the 2010 Erith Western Gateway Development Framework, which forms the basis of the adopted 2012 Supplementary Planning Document. The report sets out proposals for the physical regeneration of Erith Western Gateway to create a new residential and mixed use neighbourhood connecting Erith Town Centre, the River Thames and Erith Railway Station. It sets out proposed land uses and indicative designs, including a network of streets and public spaces. The overall vision is to create a midrise townscape integrated by a coherent, convenient and beautiful public realm. Central to this vision is the rejuvenated Riverside Gardens that will transform Erith s riverfront into a redesigned, enhanced public open space. The re-definition of Erith High Street with new urban buildings will create unique waterfront residential opportunities and form an active edge to the Riverside Gardens. The Masterplan identifies a set of discrete development sites, including the proposed housing-led mixed use redevelopment of the former Swimming Pool Site (Site C1). This site will be the first to come forward within the framework. It has taken longer than expected for the economic circumstances to support development of this site, but L&Q now takes great pleasure in bringing forward a proposal. 4 Site Layout Our proposals provide an active frontage along Erith High Street which will support and enhance the rejuvenation of the iconic Riverside Gardens. The scheme comprises three main parts: A row of 3 apartment blocks fronting Erith High Street and Riverside Gardens including a ground floor commercial unit; A terrace of mews houses along the southern boundary of the site with private gardens; and A row of houses in the south east corner of the site with private gardens. 6 Our Proposals AERIAL VIEW FROM ORBIT TOWER LOOKING OVER THE PROPOSAL IN THE FUTURE MASTERPLAN CONTEXT Our proposals will deliver: 71 new homes; A new commercial unit for retail or community use; Family housing, in the form of 4 bedroom houses; At least 35% affordable housing provision; New homes built to the London Housing Design Guide and Lifetime Home Standards; 10% of new homes as wheelchair accessible; Private amenity space for all new homes in the form of a balcony, roof terrace or patio garden; 44 on site car parking spaces; The scheme has been designed to defend against flood risk by implementing a drainage strategy and ensuring no habitable rooms are located on the ground floor, in line with guidance from the Environment Agency. These precedent images show the principal facing materials of the proposal will be high quality brick - London stock or similar and the upper level being metal cladding. Balconies will have perforated metal balustrades.

7 Sustainability We are committed to delivering buildings which are sustainable. All of the residential units on this site will meet Level 4 of the Code for Sustainable Homes. Our energy strategy will be in line with the London Plan energy hierarchy and carbon reduction targets. It is currently envisaged to provide a standalone CHP heat source to meet the site heating demand. Connectivity & Transport The scheme comprises a mews street, which will be entered from Erith High Street and exited from Walnut Tree Road. All vehicular access for parking and servicing is from the mews street, including refuse collection. The site is strategically located within walking distances of local shops and Erith train station and bus stops. There is ready access to local shops within 5 minutes walking distance from the site and sustainable modes of travel when travelling further afield. The development mix will result in a minimal amount of vehicular traffic however this small increase will not have any impact on local junctions or result in additional queuing within the area. Parking spaces will be provided in accordance with standards and will be strictly managed and controlled by L&Q.
