3 General 466, Detroit, Windsor, ON N9C 2P7 A home inspection is primarily visible and done in a limited time. Not every defect will be discovered. For further clarification of the components, procedures and limitations of the home inspection consult the Standard of Practice the inspection was performed under. The purpose of the inspection is to determine general condition, NOT to determine life expectancy. 4 (Roofing continued) Comment 1: The roof was ice/snow covered at the time of the inspection. This limited the inspection greatly. An inspection from the eves coupled with listing photos of the roof in warmer weather gave the an impression of a good quality roof covering and newer install. Details of the last roof replacement should be sought by the current owner. Figure 1-1 Figure 1-2 Exterior The visible condition of exterior coverings, trim, entrances and drainage are inspected with respect to their effect on the condition of the building. 9 Cooling 466, Detroit, Windsor, ON N9C 2P7 The cooling system is inspected by operation of the equipment by normal controls to determine general condition NOT life expectancy. The capacity or adequacy of cooling system is beyond the scope of a home inspection. A licensed HVAC contractor should be consulted if in question. Energy Source: Type of Equipment: Type of Distribution: Electric Evaporative Metal Ducting Comment 8: AC unit could not be tested on the day of the inspection. Testing in an outdoor temperature below 60 degrees F could damage the unit. Outdoor temperature at that time was 20 degrees F. Unit showed no signs if physical damage. 10 (Cooling continued) Comment 9: AC line insulation starting to break down. This can cause frost and rapid deterioration of the lines. Recommend installation of new insulation sleeve on the lines to prevent deterioration and damage. Figure 9-1 Heating The heating system is inspected visually and operated by normal controls to determine general condition NOT life expectancy. The capacity or adequacy of the heating system is beyond the scope of a home inspection. A licensed HVAC contractor should be consulted if in question. 11 (Heating continued) Comment 10: Unit tested under normal controls. Furnace was found to be in good condition on the day of the inspection. It is recommended that the unit be cleaned and have a maintenance inspection performed by a licensed Heating & Cooling contractor and again in the late fall as part of a yearly maintenance schedule. 12 Electrical 466, Detroit, Windsor, ON N9C 2P7 The inspector can not inspect hidden wiring or verify if the number of outlets is per the National Electric Code. A representative number of outlets, switches and fixtures are tested for operation. No double tapped breakers, missing knockouts, signs of arcing or fire were found. No major deficiencies or damage was noted by the inspector at that time. Private water and waste systems are beyond the scope of a home inspection. The determination of adequacy of structural components is beyond the scope of a home inspection. Area showed a good amount of insulation with no visible signs of current water issues or mould-like substances on the day of the inspection. 19 Interior 466, Detroit, Windsor, ON N9C 2P7 The interior inspection is limited to readily accessible areas that are not concealed by furnishings or stored items. A representative number of windows and doors. 21 (Interior continued) Comment 23: Lower bathroom was uninsulated and did not have a direct heat source other than residual heat from the adjacent rooms. Recommend repairs by a qualified contractor. Figure 23-1 Comment 24: Unfinished ceiling above lower bathroom shower. Exposed joists and electrical in this area. Recommend a full enclosure shower unit be installed to prevent moisture damage to the area in the future. Figure 24-1 Page 21 of 35

Because of the short span between supports, the joist was considered structurally sound on the day if the inspection. The accuracy or operation of timers, temperature or power level controls is beyond the scope of this inspection.
