Minimum lot depth shall be 550 feet. Maximum lot width to lot depth ratio is 3:1. Lot frontage onto public interior access road is 400 feet. Planned Residential Development-A-20 Acre Subdivision-Article 11 Total acreage/5= Total number of lots [rounded down to nearest whole number]; and (Total acreage x 75%)/number of lots=average lot size. Minimum of 25% of the land area of the subdivision shall be set aside for open space. Any required open space shall be counted in the calculation of minimum average lot size. Medium density residential development with a minimum of 4 lots in a platted subdivision comprised of 20 acres or more. Using the lot average formula minimum lot

3 size is not less than 5 acres. Minimum lot size for each lot shall be 2 acres. PRD-A-Setbacks as measured from property lines and easements: 50 feet from front property line. 20 feet from side and rear property lines for residential and non-residential accessory structures. Lot frontage onto public interior access road is 175 feet. Minimum depth of a lot shall be 500 feet. Maximum lot width to lot depth ratio is 3:1. Residential-R-Article 12 Must be located within the city s Gradient Area (covered by that city s comprehensive plan) or Urban Growth Area established by an Interlocal Agreement between the county and a city and shall be subject to the subdivision regulations of that city. Minimum lot size is (½) acre. Maximum lot size is (2 ½) acres. Lot width can be minimum 100 feet. Must have public water and sewer and paved roads. Residential setbacks as measured from property lines and easements: 30 feet from front property line. 15 feet from side property lines. 20 feet from rear property line. Manufactured Housing-MH-Article 13 Regulations and restrictions are intended to accommodate the grouping of manufactured home sites in manufactured housing parks for use under rental or lease arrangement while providing a safe and healthful living environment that is mutually compatible with adjoining land uses. Manufactured Home Park shall be developed on a minimum of one acre. Maximum gross density is seven manufactured homes per net acre of land (excluding rights-of-ways and common open spaces within the manufactured home park. No part of any manufactured home or other building or structure shall be located within 50 feet of any public road right-of-way or within 25 feet of any exterior property line of the manufactured home park. Each single-wide shall consist of at least 4,500 square feet with a minimum width of 45 feet and minimum length of 100 feet. Each double-wide shall consist of at least 5,000 square feet with a minimum width of 55 feet and minimum length of 90 feet. Manufactured Housing setbacks: Front yard of at least 20 feet measured from the edge of the pavement to the closest point of the lower face of the manufactured home. Each lot shall have a side yard of at least 10 feet on both sides of the manufactured home. Each lot shall have a rear yard of at least 15 feet.

4 Height limit is 20 feet. Commercial-C-Article 14 Freestanding or clustered distribution of space for businesses, commercial and miscellaneous service activities, predominantly along existing major roads where these types of uses currently exist or are planned for development. Commercial-Setbacks as measured from property lines and easements: 35 feet from front property line. 15 feet from side property lines. 25 feet from rear property line. Height limit is 30 feet. Business Park-BP-Article 15 Research and development institutions, specialized manufacturing establishments, offices and related facilitated in established Growth Areas supported by adequate infrastructure and associated facilities. Minimum size of a BP district shall be 25 contiguous acres and may be reduced to not less than 20 acres when approved by the Board of County Commissioners. Minimum lot area is 10,000 square feet. Minimum lot width is 75 feet. Maximum lot coverage is not more than 75% percent of the lot area. Height limit is 45 feet when located within 150 feet of a residential district. Height limit is 75 feet when located more than 150 away from a residential district. Business Park setbacks: Front yard setback shall be 25 feet provided the setback shall increase one foot for each additional one foot of building height above 45 feet. Double frontage lots shall apply setback requirements on both roads. Side yard setback shall be 20 feet provided that the setback shall increase one foot for each additional one foot of building height above 45 feet. Rear yard setback shall be 25 feet or 20% percent of the depth of the lot, whichever is smaller. Minimum of 50% percent of the land area of the development shall be set aside for open space. Industrial-I-Article 16 Locations for Industrial and heavy commercial uses are along existing major road where a general mixture of industrial, commercial and service activities already exist or are planned for development. The zoning district is intended to allow uses characterized by extensive warehousing, frequent heavy trucking activity, open storage of materials, fabrication of metals or wood and other processing activities not compatible with general commercial or other use. Industrial setbacks: Front yard setback of any lot with frontage on a major road or highway shall be at least 10 feet. Side yard setback on each side of a building shall be no less than 10 feet. Rear yard setback shall be at least 20 feet.

5 No minimum lot dimensions are established. No minimum lot area is established with the expectation that the proper provision for safe water and the sanitary disposal of sewage be in accordance with the Butler County Sanitary Code. Town District-T-Article 17 Provide for the continued existence of small unincorporated towns by placing very narrow restrictions on their use and further development. No development of new towns is contemplated and only fill-in development of existing towns with low-density is intended. Town setbacks as measured from property lines and easements: The depth of the front yard of any lot with frontage on a major road or highway shall be at least 30 feet. No side yard shall be less than 10 feet. Depth of the rear yard shall be at least 20 feet. No minimum lot dimensions. No minimum lot area is established with the expectation that the proper provision for safe water and the sanitary disposal of sewage be in accordance with the Butler County Sanitary Code.
