1 INDOOR/OUTDOOR LIVING SPACE, MAXIMIZE NATURAL LIGHT THROUGHOUT, ART AND ENTERTAINMENT. The Owners The owners of this 2992 square foot, 4 bedroom, 3 bath ranch-style home updated their 17-year old secondary residence to be used for entertaining visiting friends and family. The plan was to create a sleek, minimal look which maximizes the natural light within and provides a continuous flow from the living room to the exterior patio/pool areas. Incorporation of state-of-the-art appliances and electronic equipment contribute to the desired look while adding to the entertainment value of the home. Art was installed throughout the home and captures you from the moment you enter the front doors and view the installation of a full dressed Harley motorcycle. The entire living area in the house was tiled with 20 x 20 unpolished Parisian white porcelain tile, chosen for its visual depth and durability and all the baseboard was replaced with painted custom poplar wood trim. The porcelain floor tile is carried from the house to the patio and further emphasizes the continuity from inside to outside. George Nelson pendant lights were hung in the entry way and brushed chrome recessed lights were installed in each room. Uniquely modernstyled ceiling fans were installed in the bedrooms, living room and family room. The hardware on all internal doors was replaced using Omnia stainless steel handles and hinges.

3 The project s biggest construction challenge was opening the living room wall to merge the indoor and outdoor space in a seamless look and feel. The existing wall consisted of two sliding glass doors with a full length window in between. A 22 foot glu-lam support beam had to be installed to span the entire opening and the exterior footings needed to be reinforced to carry the additional weight of the span. The new folding glass wall system from Solar Innovations folds back on one side of the opening to create full access to the covered patio and pool area.

4 Living Room Upgrade Removed the existing wall of 2 sliding glass doors with a window in between. 5 The owners decided to convert the office to a media room. The wall of glass and French doors separating the office from the living room were removed, leaving the bridge-like beam for architectural interest and to mimic the similar treatment in the kitchen ceiling. A custom built-in desk and cabinet hides the office equipment. Guests can enjoy watching the new wall-mounted flat-screen TV and observe the pool table located outside the newly opened area. After

6 The family room wall houses a redesigned built-in entertainment center that contains a flat-screen TV and all related stereo equipment which can be controlled from the master bedroom using wireless technology. Wall-mounted flatscreen TV s and new flush-mounted speakers were installed in virtually every room of the house to further support the total entertainment theme.

7 The kitchen underwent a major redesign with a new layout and custom cabinetry with stainless steel T-bar handles from Green Street Details. The new stainless steel appliances include a six burner Viking stove, Asko dishwasher, custom built-in Wolf microwave, Eurostyle wall mount range hood, and 18 Thermador wine preservation column. To complete the look the existing built-in Sub-Zero refrigerator was refaced with new stainless panels. The original small glass block kitchen windows were replaced with new gunstock windows that flank the new stove location and bring in more natural light. Under cabinet lighting adds another dimension to the Bianco Romano granite countertop and glass tile backsplash. A Franke sink and faucet were selected to complete the transformation.

9 The master bathroom countertop is white onyx and supports his and her sinks with a seated vanity area. The mirror mimics the shape of the window above the vanity area. The dated shower stall was upgraded with a frosted glass privacy panel and a clear glass door to make a corner enclosure with dual shower controls. Modular Listello porcelain tile from Neutra was used in the shower, the tub surround and the counter backsplash to tie the entire room together.

10 The new Allusion soaking tub from Jacuzzi was installed with a custom surround including a built-in seat and shelf for towels. The old shutters by the tub were replaced with sleek blinds. A new opaque milk glass door leads to the water closet where a new Toto toilet with soft close lid can be found. The same style glass doors were used in the Master Bedroom closet and the powder room.

11 The guest bathroom and the Jack n Jill bathroom were not forgotten in this home update project. Each bathroom was outfitted with new Kohler fixtures, Crema Marfill limestone countertops, custom built cabinets, and stylish glass tile designs in the showers and vanity/sink surrounds.

13 The two gas fireplaces one in the living room and one in the master bedroom were refaced, new black glass fireplace doors were installed and gray reflective urban fire glass now lines the bottom of a 10 x 22 rectangle gas fireplace grate to produce a clean, modern look.

14 With the intention to reinvent every room in the residence, the owners, the designers, and the construction team were successful in reinvigorating spaces with new features that will welcome every guest.
